买二手屋的律师费

请会的兄弟姐妹帮帮忙
律师楼给我的quotation.
请帮我看看合不合理,还有什么能扣的。我是第一次买屋
屋价 = 305k
贷款 = 220k

夸张贵...律師要砍你....
我买350千, 贷款315千, 所有费用共给1万罢了.
S&P律师费2000(扣900), stamp duty 3000(50%折扣减3000), Private Caveat 700, Disbursement 900, 共6600
Loan Agreement律师费2150(扣505), stamp duty 787 (50%折扣减787), Disbursement 525, 共3464
两个费用共10064
建议你问多几个律师拿quotation...

F0012 Conveyance of real property RM2585 (去要求你律师给你折扣, 通常可以拿20%-50%折扣)
F0039 Entry and withdrawal of private caveat (SRO2006) RM 350 (这个是optional的, 如果你认为屋主不会反口不卖的话, 这个可以不要)
F0031 Filling CKHT 2 (SRO2006) RM 200 (这个如果你得空可以自己去填)
F1050 Filling form I RM 100 (我不懂这个是什么, 我买屋没有这个的)
Disbursements
D1003 Bankrutcy / winding up Search RM 30
D1082 Land Ofiice fee - Official title search RM 120
D1134 Land Office Reg.Fee - 19B ( Entry of Private Caveat) RM150

D0006 Land Office Reg.Fee - F14A (Transfer of Land ) RM1500 (这个我不懂是什么..好像很贵..问清楚律师这是什么)
这个是register你的f14a要给的费用。在kl的property都是fix 在rm300...别州的都是看purchase price的。
其他的费用都没问题。legal fees 的折扣就看能不能拿discount...但是300k的屋子不觉的能给你多少discount! |
