我来说说我的看法。
陈总,你应该还未拥有自己本身的房屋吧,
假如还未有自己的房屋,就将自己购买的第一间房屋拿来出租,
而自己继续在外租房子,我认为不太适合,逻辑上也讲不过去,
通常一般的房地产投资者,都是在拥有了自己的住家后,
手上有余钱,看到有合适的地点,才来考虑投资物业的。
至于你问的如何探知一家 Condo 的租金底线,这还不容易吗?
问一问那些 Agent 就知道了,如果你连酱简单的问题都解决不到,
就想要做房屋投资,又真的几搞笑。
关于你 86 楼的问题,还需要考虑吗?还不快快买,
都已经低于市场价了, 还考虑什么,还要在这里问人,
陈总,你知不知什么人是失败的房屋投资者吗?
以我作为经纪的经验来看,就是那些已经看到有好价,
还在左想右想,又要问亲戚朋友,姨妈姑姐的人,
这些人要他们买得成,除非我有大把的时间陪他们游花园。
看你买房屋买到担心这样,担心那样,又怕楼太高,
担心鬼老不喜爱,唉,投资房地产是这样的吗?
还有,那个 Agent 和你要求要成为你的 Exclusive Agent,
当然只有对他有好处而已,你大可以不必理他,
不过我也不明白为什么他要成为你的 Exclusive Agent,
对你这种看来看去都买不成,又担心这样,担心那样,
又怕楼太高怕鬼老不喜爱的买家来说,我也懒得 serve 你,

tan兄,由于我购买现在的公寓,不全是投资,所以也不知好不好给你意见,一直到今天看见一位老兄说,第一间房屋理应是自己的家,我想说一说的是,那也未必。每个人对于房屋的要求不尽相同,所以,各取所好,难保第一间用来投资的话,他日可以拥有无数间属于自己的房子。很多道理其实无法一概而论,在于一个人心中的那个尺度和标准。
用来投资的话,tan兄我个人是觉得你的顾虑不无道理。如果你已经拟定租户对象,那么就朝那个方向计划吧。我和另一半公寓看了好几间,不是对着马路吵死人,就是屋内的空气不流通,闷热,所以最后还是选择了现在的这间,耳根清净和舒适凉爽。如此的环境,外国人会喜欢。
目前我住着我所购买的单位,所以其实不能说投资。只是我的计划还是买land house,这个会是5年后过了lock in period的计划。
我们看公寓单位的要求,说简单却又很挑剔。我买sri petaling这里,基本上我看完这里附近的公寓,所观察的包括多数住户类型、保安态度、管理是否妥善、停车位问题、公寓内保安设施,甚至连几间公寓的泳池游泳人数多寡,种族类型我全都有在看。
之前不少租户来找房子,他们都从附近的公寓要搬过来我的这公寓,搬迁的主要愿意是这里有安全感。所以,这里很容易就可以出租。
至于你说的,租金市价,我是看了很多出租单位的房子或者房间,加上agent的一些介绍单位出租价格,大略心中做个总算出租价范围。 |

how about surian condo at mutiara damansara? quite nice leh...
last july i saw 1 unit...
at 13th floor... 3 bedroom + 3 bathroom + 1 maid room...
fully renovate.. 4 aircon+kitchen cabinet+ all room with build in wardrobe, dressing table, side table and queen size bed + lights + tiles + 3 car parks + 1 store room at car park....
they asking for 560-580k i forget the exact....
its really worth to buy... coz its move in condition.. and alot of extra things...
my bf wanted to buy.. but i dont like coz its 13th floor.... |

买产业需要时间去研究市场,地点,然后锁定一个地方,一旦发现目标出现了就要下手,如果在紧急关头再因为其他的小瑕疵而犹豫不决,就会被别人捷足先登。
condo有一定的设施是好的,但是太多的设施而加重了管理费就不值得了,以我们的condo为例,因为附近有几间旅店的membership并不贵,我们的管理层提高基本管理的素质,如保安、清洁,删减gym,泳池的开销,管理费目前RM100,离开holiday inn 0.5km,加入Holiday Inn的会员也不过每月RM150。
不必为了condo里管理问题伤和气,而且旅店那种服务和设备是condo不能比的。
产业投资的书一定把所有最好的收集在内,给你面面俱全的资讯,因为会引起读者共鸣的书才会有读者买。但是如果按专家的看法去寻找十全十美的产业,在现实的市场上那是不可能的。
以我个人的经验,虽然很多人都会觉得`13是不祥的,但是我最高的佣金是13楼的condo,最高价的租金也是13楼的单位,如果因为13而错过好产业是很可惜的.

我已问了银行,都没问题,我朋友是向pxb借的,这银行都肯借,应该没问题。是join management 的!我看到一间在三楼的,才210k,1200++sqf.相当不错的,问题是怕被glomac 在旁边建高级商店,也有一条flyover casa tropicana 会很吵。。 |
