在Schedule G 里面，有一个clause, 那就是 clause 12(1)里面有简述到：
(1) The position of the said Lot in relation to the other lots shown in the Layout Plan in the First Schedule and the measurements, boundaries and/or area of the said Lot as given in this Agreement are believed but not guaranteed to be correct and if the measurements, boundaries and/or area of the said Lot shown in the Layout Plan shall be different from its measurements, boundaries and/or area as shown in the final document of title when issued, the purchase price of the said Lot calculated at the rate of Ringgit Malaysia (RM ) only per square metre shall be adjusted accordingly. |

上面帖子的回复意思大概是，在买卖合约里的尺寸和measurement长度，高度都是相当准确的，但是并不能保证该尺寸是绝对无误。如果在该单位建好以后，发现任何与该合同有出入的地方，发展商是保有权利以 xx per 1方侧来计算追算费用。 |

(2) The Vendor may only claim from the Purchaser any payment resulting from the adjustment up to a maximum which is equivalent to the value of two per centum (2%) of the total area of the said Lot as shown in the final document of title.
Vendor （发展商）追算的金额 (adjustment) 不能高过合同价钱的 2%. |

(3) Any payment resulting from the adjustment and required to be paid by the Vendor or the Purchaser, as the case may be, shall be so paid within fourteen (14) days of the issue of the final document of title.
purchaser （购屋者）必须在final document of title 发出的14 天以内付清这 adjustment fee给vendor (发展商） |

我10年前也买了间双层排楼176k。坦白说品质真的很差！
住了10年前面的路口旁有片空地，一直也不懂要建什么，
哪里知道今年出开始建间洋冲头！我靠！
两间回教堂相隔不到500米（ jalan kasawari 区）
狠下心把屋子卖了，才卖165k
买主是隔壁的印度人！
这是我这辈子最失败的投资！

建议你去发展商 office 了解清楚先，要求一些black and white证据说明真的是建之前算少了，还是建了过后做多了。记得要求拿到final documentation 例如 title, geran 然后比较你的建筑 spec和 dimension。
如果是真的是 final的了，那你放心，发展商也不能在无故追算了，因为目前建好的了，怎么可能还会在变大。 |

我有點好奇， 現在發展商算少了方尺來像屋主討錢， 那麼如果是發展商算多了會不會還屋主錢啊 |

我是merak 那一曲的。。应该是只要你买屋的时候屋子还没键好。。就有可能发生。。就如楼上说当你签agreement的时候。。lawyer也说很少可能会发生。。可是我中头奖了 |
