(吉隆坡18日讯)工业产业开发和服务商腾宇集团(AME Elite),计划通过首次公开募股(IPO)发售8540万股新股,放眼今年末季在大马交易所主板上市。
该公司今日发布文告指,与联昌国际投行和兴业投行签署包销协议,配合首次公开发售的8540万股新股,即扩大后股本20%。
新股中,850万新股将供大马公众认购,850万新股则保留给合格董事与雇员申购。
同时,1920万新股将发售给大马投资机构与指定投资者,其余4910万新股会私下配售予贸工部指定的投资者。
此外,股东也献售4270万现有股,供大马投资机构与指定投资者认购。 |

(吉隆坡24日讯)预定10月14日上市大马交易所主板的工业空间解决方案商——腾宇集团(AME Elite Consortium),希望通过首次公开售股(IPO)筹集1亿1110万令吉,以扩展业务。
开发工业园区
以柔佛为基地的腾宇集团成立于1995年,提供终端到终端的工业空间解决方案,包括大型工厂的设计和建造、工业园区的开发,以及工业工厂单位的销售和租赁,目前在西马半岛完成超过200间大型制造厂和工业建筑。
根据招股书显示,该公司将以1令吉30仙发售价,发售8542万3000股新股筹得1亿1110万令吉。此外,该公司大股东也献售4271万1800普通股,从中获得5550万令吉。
该公司筹集资金中,6905万令吉将用于未来工业产业开发和投资计划包括增加地库和联营项目、2300万令吉用作士乃机场城iPark工业区的营运资本、900万令吉则用来完成预制混凝土制造的产能扩张,剩余1000万令吉为上市开销。
复制iPark模式
至各州该公司董事经理李志财在招股书推介仪式后表示,凭借他们在工业区开发的丰富经验有信心扩展业务至柔佛以外地区,而其目标是复制iPark业务至西马半岛其他州属。
“我们相信现在正是带领我们的iPark品牌至全国市场的好时机,使我们能够发挥作用支持本地的外国直接投资方面不断增长的趋势,并使公司顾客朝着工业4.0迈进。”
资料显示,截至8月27日前推出的总单位来计算,该公司位于柔佛的SiLC iPark工业区的吸纳率达100%、优美城iPark工业区(阶段1和2)的吸纳率为95%以及士乃机场城iPark工业区(阶段1和2)的72%。
李志财表示,由于之前的强劲需求表现,该公司接下来将为优美城及士乃机场城iPark工业区建设阶段3。
“今年8月我们已购买76.59英亩的土地建设士乃机场城iPark阶段3,预计2020年首季开工至2025年完成。”
而潜在发展总值4亿5600万令吉的优美城iPark阶段3,预计2023年可完工。
此外,该公司执行董事李枝明也指出,他们业务更赖于外国直接投资,因为主要顾客是跨国公司。
“优美城iPark工业区中的公司约85%是外国或跨国公司,而在士乃机场城iPark工业区第一、二阶段中则占了60%。”
对此,他认为,他们的优势在于速度,由于提供一系列的服务从规划、设计到建筑等,节约不少时间和麻烦。
他举例,有些外国公司要求6或8个月完成,该公司也可做到。
问及预算案的愿望清单,李枝明表示,由于腾宇集团经常与跨国公司合作,所以希望政府可以加快审批外商设厂的相关批准。
他也补充,他们说的6个月内完成工厂建设,也希望可以在该时间内取得水电供应,目前他们与柔佛相关机构合作融洽。

新股介绍
(吉隆坡1日讯)预期在马股主板上市的腾宇集团(AME Elite Consortium)宣布,首次公开售股(IPO)的每股定价为1令吉30仙。 腾宇集团发文告表示,散户与基金机构的每股认购价皆为1令吉30仙。 腾宇集团预期在10月14日马股主板上市。 腾宇集团成立于1995年,提供终端到终端的工业空间解决方案,包括大型工厂的设计和建造、工业园区的开发,以及工业工厂单位的销售和租赁。 该公司顾客来自各领域如航空、汽车、电子、物流和消费品等本地和跨国公司。

INTRODUCTION
On behalf of the Board of Directors of AME (“Board”), Hong Leong Investment Bank Berhad (“HLIB”) wishes to announce that HLIB has been appointed as the Principal Adviser and Bookrunner by AME for the Proposed REIT Establishment and Listing.
The initial investment portfolio of AME REIT shall comprise industrial properties to be identified, which are currently owned by the subsidiaries of AME (“Subject Properties”).
The Proposed REIT Establishment and Listing may entail, amongst others, the following:
(i) proposed disposals by the subsidiaries of AME of their interests in the Subject Properties to AME REIT with the disposal consideration to be satisfied through a combination of cash and issuance of new units in AME REIT (“Units”);
(ii) proposed placement of Units to institutional investors and selected investors to meet the public unitholding spread requirement of at least 25% pursuant to the Main Market Listing Requirements of Bursa Securities; and
(iii) proposed admission of AME REIT to the Official List of Bursa Securities and the listing of and quotation for the Units on the Main Market of Bursa Securities.
Apart from the above, AME will also explore other potential corporate exercises which may be undertaken as part of the Proposed REIT Establishment and Listing.
The Proposed REIT Establishment and Listing will be subject to, amongst others, valuation of the Subject Properties to be conducted, finalisation of the structure, terms and conditions, the necessary approvals, waivers and/or consents from the relevant authorities and the approval of the shareholders of AME.
2. RATIONALE OF THE PROPOSED REIT ESTABLISHMENT AND LISTING
The Proposed REIT Establishment and Listing will allow AME to grow its business further by monetising its investments in the Subject Properties. Proceeds raised will equip AME with the necessary funds to capitalise on strategic business opportunities as and when it arises, which in turn may strengthen AME's financial performance, thereby maximising shareholders' return.
In addition, the Proposed REIT Establishment and Listing provides AME REIT with access to the capital markets in order to raise funds for future industrial real estate acquisitions. The AME REIT will also give investors the opportunity to invest directly in a real estate investment trust which is expected to provide stable distribution of income and potential capital appreciation on investment in the Units.
