永大私下配售 獲超額認購2倍

2016年11月30日
(吉隆坡30日訊)永大(YONGTAI,7066,主要板消費)私下配售超額認購近2倍,隨后將持續改善房產業務。

永大發布文告指出,私下配售超額認購1.96倍。在該企業活動下,公司完成私下配售7000萬新股,每股發售價1.07令吉。

永大總執行長拿督巫光倫在文告中指出,上述新股當中,有90%配售給機構投資者,顯示投資者對公司的信任。

巫光倫說,完成是項私下配售后,將帶領公司達到更高一層樓。

永大目前現有的房產計劃位于馬六甲,早前也在當地推出“Impression City”綜合發展項目,發展總值(GDV)54億令吉。

根據文告,永大打算分階段,在馬六甲創建一個完整的發展生態系統,涵蓋酒店、商場及住宅單位,持續帶動當地旅遊。【中国报财经】

永大与3公司签转让契约

2017年2月9日
(吉隆坡8日讯)配合公司资本化活动,永大(YONGTAI,7066,主板贸服股)宣布,与“印象奇迹马六甲”(Impression Wonders Melaka)、“北京印象”(Beijing Impression),及Euro Gain国际有限公司签署转让契约。

永大昨日向马交所报备,与上述三家公司达成共识,并签下结清协议中的转让契约。

其中“北京印象”将转让总值1100万人民币(约710万令吉)的结算协议和应收权利给Euro Gain。

根据转让契约,北京印象计划将未偿还的款项,及应收权利,转让给Euro Gain。

永大指出,这将使公司加紧步伐完成资本化,并还款给子公司PTS impression私人有限公司的债权人。

“印象马六甲”计划总经理王曹格(译音)持有驻香港Euro Gain的70%股权,剩余30%是由其妻子许苳(译音)持有。【e南洋】

永大计划收购私人发展商股权 拟参与武吉免登新发展项目

(吉隆坡16日讯)永大(Yong Tai Bhd)拟收购Iconic Paragon私人有限公司的70%股权,以参与一项位于吉隆坡武吉免登(Bukit Bintang)、在两幅面积合共1.08英亩的地段兴建的发展项目。

然而,永大在今日发布的新闻稿中指出,Iconic Paragon仍未完成这两幅有期地契地段的收购计划。

该集团今日与Iconic Paragon签署一项谅解备忘录。

Iconic Paragon是一家投资控股与产业发展公司。该公司在2015年3月与吉隆坡市政局(DBKL)就上述地皮,签订一项买卖协议。

永大总执行长拿督威拉巫光伦预计,此举将推动该集团在吉隆坡的产业发展业务,因为该地段就座落在黄金地段。

他补充道:“一旦我们确定在这幅土地所进行的发展计划类型,我们将适时发表文告。”

与此同时,双方已同意就股权认购协议的条款与条件进行磋商,并预计从今日起的3个月内,或双方同意的另一个日期完成磋商。

永大拟在马六甲发展两个总值23亿的新项目

(吉隆坡21日讯)产业发展商永大(Yong Tai Bhd)正在收购两幅位于“印象马六甲”(Impression Melaka)剧院旁面积共12英亩的有期商业地,以发展总值为11亿令吉,包括酒店、服务式公寓和零售单位的综合发展项目。

永大以3500万令吉,收购地主Laila Development私人有限公司。该公司计划通过内部资金和银行贷款来为收购融资。

永大今日在文告指出,该项目的总发展成本(GDC)为8亿令吉(包括土地成本),这带来3亿令吉的潜在发展盈利。

该公司预计,综合发展项目需要约5年时间才能完成,而现在正处于发展规划的初步阶段,并将提交详细发展计划予有关当局批准。

永大集团总执行长拿督威拉巫光伦乐观认为,收购将进一步推动公司发展。

他补充:“Laila Development地皮紧邻‘印象马六甲’剧院。我们认为这些收购是策略投资,并预期对集团未来收益作出贡献。”

这项收购预计在今年第三季完成。

安联星展纳入研究 永大攀4%

(吉隆坡6日讯)安联星展研究昨日对永大(Yong Tai Bhd)展开研究,并予以“买入”评级和2.10令吉目标价后,该股今日早盘攀升6仙或4.05%,至1.54令吉。

该研究机构认为,该集团最近宣布名为“印象马六甲”(Impression Melaka)的旅游地标项目,是一个游戏规则改变者,因渗入快速增长的本地中国旅游市场。

该机构昨日在报告指出:“作为中国以外的首个印象系列(Impression Series),面向马六甲海峡的印象马六甲将藉本地蓬勃发展的中国旅游而取得巨大成功。在2000至2016年间,来马的中国游客复合年增长率(CAGR)达11%,相比整体游客的1%,使之成为第三大游客来源。”

永大在3月下旬宣布,将在马六甲进行发展总值达23亿令吉的两项新项目,以辅助印象城主要发展。

该集团补充,正收购两幅位于“印象马六甲”(Impression Melaka)剧院旁面积共12英亩(4.9公顷)的有期商业地,以发展总值为11亿令吉,包括酒店、服务式公寓和零售单位的综合发展项目。

安联星展表示,永大未入账销售达9亿9000万令吉,由印象城262个零售单位整体销售8亿7300万令吉支撑,将在未来两年实现强劲的盈利能见度。

“我们预见永大的长期盈利能见度,因印象城和印象马六甲将搭上中国旅游业的繁荣列车,反映了前所未有的马中紧密关系。”

永大KOF隆购地联营


2017年4月8日
(吉隆坡7日讯)永大(YONGTAI,7066,主板贸服股)宣布与KOF控股联手,发展位于吉隆坡宇丹路(Jalan U-Thant)两块邻接的地皮,发展总值大约1亿8000万令吉。

永大今日向交易所报备,独资子公司YTB发展私人有限公司与KOF控股签署联营协议,发展该地皮。

该项目发展元素料包括住宅单位,约耗时3年时间完成。

1500万买APPLE 99

永大自2014年将公司业务多元化到产业发展。最新该联营协议加强整体扩展计划,并持续巩固在国内产业领域地位。

另外,永大也宣布,与拿督斯里李益辉和PTS产业私人有限公司签署有条件买卖协议,以总值1500万令吉收购APPLE 99发展私人有限公司。

且同时以93万3334令吉,认购Iconic Paragon私人有限公司(IPSB)70%股权,并提供高达1亿3000万令吉的财务援助给后者。

也是苹果旅游集团董事经理的李益辉,持有APPLE 99发展40%股权,也持有IPSB达15%股权。

他也是永大大股东,共持有8.5%股权。

APPLE 99发展主要涉及产业发展和投资,而IPSB主要业务为投资控股和产业发展。【e南洋】

永大转产业组交易

2017年4月18日
(吉隆坡17日讯)永大(YONGTAI,7066,主板贸服股)宣布,从“贸服股”转为“产业股”,周五起(21日)生效。

该公司今日向交易所报备,股号和简称则保持不变。

另外,该公司放眼在6月或之前,脱售子公司永大工业有限公司,正式脱离连连亏损的制衣业务。

该集团总执行长拿督威拉巫光伦接受《The Edge》专访时称:“我们正与永大工业的前业者洽谈,预计在6月会脱售,是笔亏损交易。我们想专注于拓展产业发展业务。”

永大以制衣起家,但近年来制衣领域环境充满挑战,导致该公司蒙受亏损数年,在2015财年多元化至产业发展业务后才转亏为盈。

巫光伦点出,永大手持2亿8700万令吉现金,零负债,因此有足够空间提高负债。

“永大可负债最高50%,若有必要,理论上我们可贷款高达3亿令吉。不过永大十分谨慎管理现金和负债,我们不想以不必要的债务来为项目融资。”

至于今财年表现,他预计永大将录得“适度和正面盈利”,因项目皆处于初期,明财年会好转。

巫光伦说,该集团全数项目的发展总值达90亿令吉,可忙碌8至10年。

另外,他计划将永大市值提升至10亿令吉。

目前,永大的地库为138英亩,多数为“印象马六甲”(Impression Melaka)用途。

不过巫光伦指出,短期内无意扩展地库。【e南洋】



永大仍未就脱售服装子公司正式展开洽谈

(吉隆坡18日讯)产业发展商永大集团(Yong Tai Bhd)表示,正考虑在不久的将来脱售表现疲软的纺织服装业务。

该集团补充,此举也符合其多元化核心业务至旅游及文化相关产业发展的计划。

然而,永大集团指出,最近并没与任何第三方就脱售独资子公司--Syarikat Koon Fuat Industries私人有限公司进行任何正式的协商或达至协议,而后者的纺织服装业务如今正蒙亏。

永大集团是针对《The Edge》财经日报昨日题为“永大集团6月或撤出服装业”(Yong Tai expects to exit garment business by June)的报道,作出上述回应。该报道指,永大集团正与Syarikat Koon Fuat Industries的前业主洽商,以脱售这家子公司。

With reference to the article entitled “Yong Tai expects to exit garment business by June” appearing in page 6 of The Edge Financial Daily dated 17 April 2017.

The Company wishes to clarify that,  as of to-date, Yong Tai Berhad have not enter into any formal negotiation or agreement with any third party recently to dispose of the loss-making textile and garment business held by its wholly-owned subsidiary Syarikat Koon Fuat Industries Sdn Bhd.

However, in line with the Company’s plans to diversify its core business to tourism and cultural related property development, the Company is indeed considering to dispose its ailing textile and garment businesses in the near future.

This announcement is dated 18 April 2017.
