几天前我有去那边问loan 的问题也有看到Block B有两间615的，如果换来说可以省十多千，不过想到夕日，和外面靠马路会比较吵所以没换。我本身己经有屋子了，要买872的我怕借不到钱和服务费比较贵，所以我买615的。本来我是不想买的可是我太太很喜欢所以买了，心真的很痛，因为太贵了。想到老的时候去住很不错，那边很方便要购物和吃东西可以走路去。他们有Call你签约了吗?
出租方面我觉得那边也靠近工厂区，大学，也有很多中东人喜欢住在那边𡿨N一Park有很多)应该不是很难租出去吧!

中东人... 不是我太 prefer 的.. 听说性格很够力一下.
他们比较自我, 弄坏东西还比你凶的机会比较高, 有听过 taxi complain 嫌贵给不完然后走人的.
如果有同事要租最好不过, 至少认识. 呵..

I suppose that available units offer in property fair should be those left over or too expensive. Even got people wanna let go also mark up price like hell. Anyway, thanks for suggestion.

还有一个时间, 就是年尾, 当大家 apply loan, sign snp 的时候, 就知道会不会很多掉出来了...
 (冒汗中...) 已经有听到几家工厂 forecast 年尾不好, 希望他们 forecast 不准...

忘了问你, 你是 block D 低, 中还是高楼的, face 什么方向? 分分钟大家还是邻居. 
我和我朋友一起买的时候, 曾有想过买她隔壁, 但最后因为喜欢的楼层不一样而做罢.

有听人说那PWC的图全还没有approval，因此the so-called purchasers are not entering into a contract as yet. The so-called soft launch there is cheaper in a sense that - it's still subjected to......
Those who paid the "deposits" are merely earnest money(s)保证金as people "Offer" to buy from the developer and acceptance (by the developer) is still subjected to pending outcome. It is therefore NOT the other way round!
Developer(s) on the other hand is or are(in case of joint developers) NOT allowed to collect any money due to the unapproved project. But they can act through by engaging a trustee to act as a collecting stakeholder.
But then again, the developer has the absolute rights to reject "your offer" citing a myriad of reasons and "unforeseen" circumstances. Therefore, it has never been fair all these while for the "unaware public"!
话说回来，那phase 1 PWC坐正丙午丁乃现今八运吉利之风水呐！

需要什么文件才可以...
Loan validity 应该是六个月。我想如果你的project 是12月开跑， 那7/8 月可以申请了。。
文件是payslip 3 months, tax borang ??, epf form 等。 business 的又不一样。。

谢谢分享, 嗯, 还是要等更明确的资料出来吧!
说真的的, 即使那天的 booking fee 签的东西, 读了很多遍还是不太明了的. 没有那个知识还是很吃亏的, 如有更多的了解欢迎分享!

我的loan 已经批准了是大众银行，今天交文件明天就准了快到我怕，大众银行做事很快我很喜欢。

那么快? 不是有效期最多六个月吗? 万一它在年尾十二月才正式 stamping, 你不就要申请过?
你得到的 offer 是多少 -2.4%? full or semi flexi?
有什么好的 bank officer 介绍吗? 你是用 booking receipt 来证明?

其实那所谓的头期是没有既定的binding法律的，除非有另外立了supplement condition清楚的阐明。
因为snp还没有‘正式签订’时发展商是没有Locus standi再要钱的。
Always remember all contracts are agreements but NOT all agreements are contracts. For contracts, there must be at least 3 first and foremost conditions, i.e. Offer+Acceptance+Considerations(something in exchange for!). Agreements, on the other hand, are most probably lacking in Considerations, e.g. agreement merely to go for a show which is no obligation if one party happened to back 0ff.
即使you, as an offeror's playing with some delaying tactics and as long as it's not "unlawful", there's nothing they would "dare" doing but would give you a leeway.
