(吉隆坡7日讯)IDeal(IDEAL,0081,创业板)独资子公司IDeal Property Concept有限公司,今天向陈华明(译音)达成买卖协议,以总值615万5000令吉购入15项产业。

IDeal公司向陈华明购买的产业,全部位于吉隆坡甲洞的Anzen Business Park轻工业资产。

购买资金全以公司内部资金支付,不影响现有的负债率和净资产,预计未来三个月内完成交易。

该公司在去年1月9日的股东特大上,通过将业务多元化至产业投资领域,因此,这项收购产业活动,是增持公司旗下的产业资产,同时也减少产业地理位置过度集中的风险。

另外,上述15项产业在未来将带来固定的租金收入,为公司贡献净利增长。【南洋网财经】

The Board of Directors of IDEAL (“Board”) wishes to clarify that the Company is in the midst of negotiation with several companies for new project management contracts, the values of which have yet to be finalised.

Additionally, the Board wishes to clarify that it has a long term goal to transfer the listing status of IDEAL to the Main Market of Bursa Malaysia Securities Berhad. The Board is currently in preliminary discussions on its plan to do so.

The Company will make the necessary announcement(s) in compliance with its obligations under the ACE Market Listing Requirements of Bursa Malaysia Securities Berhad in due course should any relevant contract(s) or proposals in relation to the above be finalised.

We refer to the article titled “Mega Sun Eyes More Property, Land Acquisitions” published in New Straits Times newspaper on 28 June 2016 and particularly referring to the following sentences:-
  • We are also in talks to acquire about 0.8ha and 1.21ha of residential land and looking to complete the transaction by next year;
  • We may acquire the land with a joint-venture partner or on our own; and
  • The Company has ear-marked RM25 million to acquire two buildings on Penang island by the first half of next year.

The Board of Directors of IDEAL (“Board”) wishes to clarify that the Company is in the midst of exploring the possibility of investing in real estate with development potential for better returns. In this respect, the Board is currently considering several opportunities to do so with other potential purchasers. No specific terms have been finalised with any party thus far.

Additionally, the Company expects that should these opportunities materialise, the Company will be required to undertake a proposed diversification of its existing businesses to include property development.

The Company will make the necessary announcement(s) in compliance with its obligations under the ACE Market Listing Requirements of Bursa Malaysia Securities Berhad in due course should any relevant or proposals in connection to the above be finalised.

万绿生1492万收购40商业单位

(吉隆坡22日讯)万绿生科技(MEGASUN,0081,创业板)宣佈,以1492万令吉向Ideal Concept Intelligence私人有限公司,收购40个商业单位。

万绿生科技今天宣佈,其独资子公司Ideal財团私人有限公司,向Ideal Concept Intelligence公司收购位於檳城的40个分层商业单位,交易价是1492万令吉。

同时,该公司指出,这是一宗涉及共同股东利益的交易(RPT),因为其董事经理拿督黄继梁亦是Ideal Concept Intelligence公司的大股东。

此外,该公司进一步指出,这40家分层商业店面位於檳城市的双溪里蒙,楼龄是5年,总面积是2415平方尺。

万绿生科技在去年3月13日便买下46家分层商业店面,其中31个单位已经翻新及出租,年租金收入大约74万令吉,租金回酬率是5.8%。该公司將翻新剩余的15家店面,然后再出租。【东方网财经】

Further to the announcement dated 22 July 2016 in relation to the Proposed Acquisition, M&A Securities Sdn Bhd on behalf of the Board wishes to announce the following additional information in relation to the Proposed Acquisition:-
  • The proportion of cash and borrowings to be used to fund the Purchase Consideration is not determined at this juncture.
  • The Board is of the view that the prospects of the Property are positive, after taking into consideration,inter alia, the outlook of the property market in Penang, the current market rental rates for commercial suites and the Guaranteed Rental.
