展延推介数项目
双威销售目标砍至11亿

(吉隆坡14日讯)双威(SUNWAY,5211,主板产业股)管理层宣布将2016财年的房地产销售额目标从14亿令吉,削减至11亿令吉。

在分析员汇报会上,双威管理层表示,下调销售目标主要是因为集团展延旗下数项目的推介日期,将原定本财年推出16亿令吉的发展总值(GDV)项目,降至仅8亿令吉。

展延推出的项目包括总值4亿令吉的双威Geo Residences 3,以及总值2亿令吉的Velocity办公室项目。

此外,双威依斯干达所推出项目也有所更动,原先推出的是住宅项目,但已改为先推出零售商店与办公楼。

双威Geo Residences 3延迟的原因是公司计划在双威Geo Residences 1和Geo Residences 3之间建造人行道,连接住宅区和商业区。

此外,双威考虑到Velocity办公室的未来价值,决定将Velocity办公室,转为产业投资资产,做为长期投资的一部分。

双威在第三季录得1.92亿令吉的新销售额,提高首9个月的销售额至8亿500万令吉,占管理层新目标的73%。

该集团计划在末季将推出总值2.45亿令吉的项目。

双威管理层预计在明年推出发展总值达20亿令吉的项目,因为部分项目已从今年展延至明年,地点则分布在South Quay、格拉那再也、槟城、柔佛和中国。



券商下修2年财测

随着双威管理层降低销售额目标,MIDF研究分析员也下修本财年的销售预测至11亿令吉,同时也分别削减2016与2017财年盈利1%和1.2%。

“我们估计管理层的安排不会对盈利带来显着的影响,因为展延日期不超过1年。”

MIDF研究维持对双威“中和”的评级,并根据分类加总估值法(Sum of parts)维持目标价在3.25令吉。

安联星展分析员表示,尽管双威管理层展延项目推介,但仍可依靠其他业务如房地产发展、房地产投资和建筑业务,弥补经济不景气带来的影响。”

此外,双威也很重视拥有持续收入的业务,如酒店、医疗中心、零售商场和办公室。

“由于近来没有任何上调评级的催化剂,加上房地产市场充满挑战,我们维持双威“守住”评级,并维持目标价2.90令吉。”

艾芬黄氏投行分析员补充,双威选择不脱售Velocity办公楼,主要因为管理层看好该办公楼的长期潜能。

“长期来看,该办公楼的价值将水涨船高,因为楼下就是百货商场,同时也连接捷运第1路线。”【e南洋】

投資1.25億裝修 雙威金字塔酒店重新開張

(吉隆坡17日訊)雙威集團(SUNWAY,5211,主要板房產)旗下雙威金字塔酒店(Sunway Pyramid Hotel )在投資1億2500萬令吉裝修后,將于11月3日重新開張,全數564間房料在2017年1月底全面運作。

雙威酒店和度假村總執行長兼集團總經理張海煒指出,完成裝修的酒店房間數額,將從549間增至564間,有21間全新的家庭套房,迎合持續增長的家庭和休閒旅客需求。

隨著酒店房間會在明年1月底全數投入運作,雙威城內的3間酒店,將提供遊客1400間酒店和套房。

該公司積極擴大市占率,近期在上海和迪拜開設雙威酒店和度假村區域銷售辦公室,推出全新的全包旅行配套。【中国报财经】

双威联营进军数码媒体

(八打灵再也8日讯)双威(SUNWAY,5211,主板产业股)宣布,将通过缔结联营进军数码媒体行业。

该公司向马交所报备,旗下子公司双威控股私人有限公司(SHSB),昨日已分别与欧慰杰(译音)、埃尔曼阿锦奇,及联营公司Monumental Productions私人有限公司签约,成立联营公司,共同合作投资数码媒体业务的内容和资产。

文告指出,联营公司主要业务料是媒体知识产权收购或投资与管理。

双威透露,归功于该地区电子广告的支出增加,数码行业在东南亚迅速增长。因此,联营公司将投资在数码媒体业务,以把握增长趋势。

持股80%

根据联营协议,双威控股将拥有联营公司的80%股权,而欧慰杰和埃尔曼则分别持有10%的股权。

同时,双威也与欧慰杰和埃尔曼签署一项认购期权协议,2人有权在三年期限内,以每股10令吉购买该些期权股。【e南洋】

双威第三季多赚1.4亿

(吉隆坡25日讯)产业发展和建筑业务盈利提升,带动双威(SUNWAY,5211,主板产业股)在第三季的净利年增7.7%,录得1亿4360万5000令吉,或每股净利7.02仙。

这是经历4个季度按年萎缩后,首次取得增长。去年同季净利是1亿3330万9000令吉,或每股净利7.54仙。

营业额也按年升19.6%,从去年的9亿5104万3000令吉,增加至11亿3749万3000令吉。

不过,由于受到前两季净利萎缩的影响,累计首9个月的净利按年下挫22.7%,至4亿6万8000令吉;营业额按年涨10.14%至33亿6218万7000令吉。目前,该公司的负债率为0.38倍。

文告也指出,产业发展业务的盈利,按年上升61.6%至6220万令吉,归功于本地和新加坡产业项目的盈利入账增加。

截至第三季,该公司的产业销售额为8亿6400万令吉,高于去年同期的7亿3400万令吉;产业未入账销售则有18亿令吉。

手握48亿建筑订单

另外, 建筑业务的营收皆获得按年提升,该季营业额为2亿8790万令吉,税前盈利为3220万令吉,目前手持48亿令吉建筑订单。

该公司指出,虽然获得亮眼成绩,但鉴于全球经济充满变数,因此,将谨慎推进公司的营运发展策略,凭着多元化业务组合,公司有信心能够面对市场挑战。

行家建议

Sunway Velocity酒店,属于4星商务酒店,预计在明年下半年开幕;Sunway Velocity医疗中心则预计在2018年末季投入营运,共有240张病床。

Sunway Velocity购物广场高达90%的出租率,让我们从一开始的忧虑,转变为惊喜。

不过与我们预计的13亿令吉销售目标相比,管理层的预测稍低。

尽管该公司今年将推介20亿令吉的项目,但我们认为,管理层是因产业领域情绪仍谨慎,而设下保守销售目标。

因此,我们也将该公司2017财年产业销售预测下调至11亿令吉,并微降2017财年的盈利预测0.4%。

整体上,由于工程进度入账低,预计来自产业销售的盈利贡献极小,因此盈利影响微不足道。

发展总值20亿
双威联营蕉赖房产项目


2017年2月10日
(吉隆坡10日讯)双威(SUNWAY,5211,主板产业股)宣布与刘鹏杰(译音)、CRSC产业私人有限公司和Austral Meridian产业私人有限公司(简称AMP)联营,共同发展蕉赖Sunway Velocity对面,面积达8.45英亩土地。

双威今日向马交所报备,将通过子公司双威城私人有限公司与联营伙伴,共同发展包括服务式公寓、办公楼和零售店,发展总值预计达20亿令吉的综合产业项目。

根据文告,整个综合发展项目料耗时10年完成。

根据联营协议,双威城将以50万1令吉,认购AMP50万1股普通股,相等于持有50%+1的股权。AMP是该地皮的地主。

提供AMP 1亿贷款

此外,双威城将额外提供1亿4000万令贷款给AMP,偿还截至今年1月杪止的债务。

完成认购后,刘鹏杰和CRSC分别持有AMP的40%和10%股权。

另一方面,三方也签署认沽期权协议,即刘鹏杰和CRSC有权要求双威城在期权期内,以9135万令吉价格购买期权股(Options Shares)。

发展地段地位置优越,距离KLCC和大马城仅有5公里,双威因而相信,将成为该公司另一个的强大发展项目。【e南洋】

联营计划受看好 双威未来业绩续稳健

(吉隆坡13日讯)双威(SUNWAY,5211,主板產业股)上週五(10日)宣布,以联营方式发展双威Velocity项目正对面的一块8.45英亩土地的计划,获得投行普遍看好,惟相关项目最早要到2018年上半年才会推出,因此,短期內不会对该集团业绩带来任何影响。

在签下3方认购与股东协议(SSA)后,双威、新加坡刘景发公司非执行董事刘炳杰(音译)和CRSC產业有限公司(CRSCP)分別持有AustralMeridian產业有限公司(AMP)的50%+1股、40%和10%股权,並联营发展上述位於吉隆坡的土地。

同时,在未来8年內,2名联营伙伴,也可行使认沽选择权(putoption),届时双威將有机会提高AMP的股权至70%。据了解,相关发展项目以住宅为主,辅以部份办公室与零售商店,发展总值(GDV)为20亿令吉,发展期限为10年。

双威今日微涨2仙或0.64%,以3.16令吉掛收,全天成交量为271万8200股。

达证券分析员认为,相关住宅发展项目应可与包含商场、医院和酒店等產业的双威Velocity综合项目,形成良好协同效应,並为它带来更多的潜在客流量。

整体发展总值505亿

「我们乐观看待双威本次的购地行动,这將使该集团在巴生谷的地库面积进一步扩大,符合集团管理层增购战略地库的目標。」

分析员指出,双威整体的发展总值,也將因此提升4.1%,至505亿令吉。

另外,丰隆投行分析员引用双威管理层的算法,称若以70%的AMP持股率来看,双威购地成本的净现值(NPV)为2亿2800万令吉,换句话说,就是每平方尺886令吉。

「双威的购地成本只佔了发展总值的16%,低於20%的基准。」

不过,肯纳格投行分析员却根据自家的算法,得出双威购地成本高於管理层所述,达2亿8120万令吉或每平方尺1091令吉。

「依布拉可(IBRACO,5084,主板產业股)於2015年时,在附近的佑路,以每平方尺877令吉的价格购地,相比之下,双威的购地成本足足高出逾24%,溢价明显。」

无论如何,该分析员指出,儘管成本溢价,但相关土地可说是双威Velocity项目的延伸部份,而且购入这种吉隆坡黄金地带土地的机会並不常见。

「此外,双威手握可维持2至3年、价值48亿令吉的订单,其未入账销售则多达18亿令吉,十分稳健;加上该集团其余业务亦在近年稳定成长,因此,我们有信心,双威接下来可继续维持良好的业绩表现。」

肯纳格投行保持双威「与大市同步」评级,目標价亦维持在3.23令吉。

丰隆投行则青睞双威的综合式房產业务,维持该股「买入」评级,目標价也维持在3.75令吉。达证券维持双威「守住」的评级,而目標价则从3.26令吉,稍微上修至3.27令吉。【东方网财经】

今年发展12项目
双威产业销售目标11亿

(吉隆坡14日讯)双威(SUNWAY,5211,主板产业股)旗下的双威产业,放眼今年推出10至12个发展项目,发展总值达20亿令吉,而今年的销售目标则设在11亿令吉。

上述发展项目的聚焦点仍然是在大马,仅有一个在中国,大部分为综合项目,其余则为住宅、商业和独立建筑。

不过,基于房地产市场不稳定,双威产业持谨慎态度,并根据市场反应和需求,决定是否继续推出项目。

双威集团新马区房地产发展部门董事经理谢燕蒂,今日在“2017年双威产业展望和更新”汇报会上,对媒体如是指出。

出席者还包括双威综合发展产业私人有限公司房地产发展部门执行董事洪奇平、高级总经理张绍明、双威物业管理(SPFM)营运总监郑有敬,及项目管理助理总经理李家论。

她说:“去年战略成功,让我们有信心今年也可取得好成绩,因为多数是综合发展项目。”

不急于推出产品

询及零售店供应过剩,公司是否有信心实现目标?谢燕蒂坦诚:“那确实是事实。不过,我们相信,良好的策略地点和管理团队,加上清楚知道市场需求,并推出对的产品,就可以避开问题。”

“我们不急于推出产品,对症下药才是最好的。”

马新中总地库3301英亩

目前,双威产业在大马、新加坡和中国,总地库达3301英亩,其中8.45英亩为新增土地,发展总值达505亿令吉。

谢燕蒂披露,8.45英亩土地,坐落在蕉赖Sunway Velocity对面,将发展以住宅为主的Sunway Velocity TWO(简称SV2),发展总值为20亿令吉。

其中住宅单位占70%以上,预计耗时10年完成。

“Sunway Velocity以商业单位居多,共占75%,相信SV2可以填补其余空间。”

她特别强调,SV2不包括在上述10至12个的发展项目中。

此外,双威产业也计划在Sunway Velocity和SV2之间,建立连接桥,以衔接居民、业主和地铁站。

资产负债表强劲

谢燕蒂也向媒体分享双威产业,旗下发展项目的进展。

Sunway Velocity酒店,属于四星商务酒店,共有350间房间,发展总值1.4亿令吉,预计今年下半年开幕。

发展总值2.6亿令吉的Velocity医院,预计明年末季投入营运,面积20万平方尺,共240张病床。

至于Sunway Velocity购物广场,目前出租率已达97%,放眼今年6月全数出租。

她说,强劲的资产负债表,可让公司进一步扩大地库及建设品牌。【e南洋】

派息7.14仙
双威末季净利跌13%

(吉隆坡27日讯)双威(SUNWAY,5211,主板产业股)截至12月31日末季,净利跌13.4%至1亿8583万9000令吉;但仍派息7.14仙。

同期营业额微跌2.3%,报13亿6370万9000令吉。

累计全年,净利滑落20%,仅达5亿8590万7000令吉;营业额则扬6.2%,报47亿2589万6000令吉。

双威向马交所报备,房产发展营业额减少,主要因为新加坡Avant Parc项目的贡献减弱,因这已在次季全面售罄。

而税前盈利走高,乃受惠于本地项目较多的入账、卖地给双威产托(SUNREIT,5176,主板产业信托股),及当季完成了数项发展。

另外,建筑业务的营业额滑落,因公司间的账项抵销走高。尽管如此,税前盈利仅微跌,因本地建筑项目的净利入账走高。

至于产业投资臂膀,营业额萎缩主要归咎于双威金字塔酒店装修而关闭。

全年股息12.14仙

而税前盈利减少的原因,则是重估投资产业的公允价值收益滑落。

此外,双威Velocity开张前的开销,也是导致盈利减少的因素之一。

不过,双威仍建议派息7.14仙,包括每股4仙的第二次中期股息,以及每100股获1股库存股,相等于每股3.14仙股息,将全年股息推高至12.14仙。

虽然经济前景依旧温和,但多元化的双威已做好万全准备,一旦国内经济有改善,就能从中受惠。

如无意外,该公司预计2017财年可交出称心表现。【e南洋】

最新进展

双威(SUNWAY,5211,主板产业股)截至12月31日末季,净利跌13.4%至1亿8583万9000令吉;但仍派息7.14仙。

同期营业额微跌2.3%,报13亿6370万9000令吉。

累计全年,净利滑落20%,仅达5亿8590万7000令吉;营业额则扬6.2%,报47亿2589万6000令吉。  

行家建议

双威全年净利,比市场预测的5亿1500万令吉高出14%,也比我们预期的5亿4200万令吉高出8%。

不过,税前盈利却按年跌8%,归咎于较低的合理价格盈余,以及产业投资业务的收入下跌。

双威在2017财年已策划更积极的房产推介计划,总值达20亿令吉,2016年时只有8亿令吉。目前的未进账收入有15亿令吉。

至于子公司双威建筑(SUNCON,5263,主板建筑股)方面,也获得27亿令吉新合约,让订单增加至48亿令吉,相信皆可支撑2017财年的净利增长。

因此,我们微调2017至2018财年的每股净利预测,并预计2019财年的净利增长会持平。

DECLARATION OF SECOND INTERIM SINGLE TIER DIVIDEND
The Board of Directors of Sunway Berhad (“Sunway”) is pleased to declare its second interim single tier dividend in respect of the financial year ended 31 December 2016 as follows:

a) A second interim single tier cash dividend of 4 sen per share (“Cash Dividend”). Its entitlement and payment dates are 6 April 2017 and 28 April 2017 respectively; and  
b) A share dividend distribution of approximately 20.3 million treasury shares on the basis of 1 treasury share for every 100 existing ordinary shares held (“Share Dividend”). Its entitlement and payment dates are 13 April 2017 and 28 April 2017 respectively.

The Cash Dividend and Share Dividend are collectively referred to as the “Interim Dividend”. Fractions of treasury shares will be disregarded and will be dealt with in such manner as the Board of Directors shall in its absolute discretion think expedient or to be in the best interests of Sunway.

The treasury shares of Sunway to be distributed pursuant to the Share Dividend will not be entitled to the Cash Dividend or any dividends or other distributions declared in respect of the financial period prior to the financial period in which the treasury shares are distributed or any interim dividends or distributions, that may be declared before the date of distribution of the Interim Dividend.

A shareholder shall qualify for entitlement to the Interim Dividend only in respect of:

i) Shares transferred into the Depositor’s Securities Account before 4.00 p.m. on the Entitlement Date in respect of the transfers; and

ii)Shares bought on Bursa Malaysia Securities Berhad on a cum entitlement basis according to the Rules of Bursa Malaysia Securities Berhad.

The treasury shares to be distributed under the Share Dividend will be credited into the entitled shareholders’ account maintained with Bursa Malaysia Depository Sdn Bhd on 28 April 2017.
