印尼Treasure Bay 度假村 龙马与Canyon Ranch中止联营

(吉隆坡8日讯)龙马(LANDMRK,1643,主板酒店股)与CanyonRanch联合宣布,决定中止在印尼民丹岛(Bintan Island)Treasure Bay兴建度假村的计划。

根据文告,经过慎重考量后,双方同意不再继续上述项目。这是依据双方的商业利益及各自的策略生意方向,所作出的决定。

去年,龙马表示,Treasure Bay首阶段工程将兴建13间酒店,当中包括来自美国的Canyon Ranch度假村,预期在2018年初开始营业。

不过,今天双方联合发出文告指,不会再继续早前所公布的度假村项目。

根据原有的计划,Canyon Ranch民丹岛度假酒店将包括64间酒店房间和6间別墅,原定于今年第三季开张。

龙马发言人向本报表示,中止的只是龙马与Canyon Ranch的项目,Treasure Bay的其他工程仍如期进行。

首阶段料斥资20亿

2014年5月,龙马宣布,将在民丹岛兴建东南亚规模最大的海滨度假胜地,首阶段料斥资20亿令吉。

当时,龙马表示,这是个20年的发展计划,占地835.2英亩,并看好这可推动印尼的经济增长,因项目包含保健、休闲、文化、住宅房产和商业活动,故将会是最具代表性的度假村之一。

龙马营运总监冯志权(译音)早前指出,该集团的Treasure Bay项目,预期可捎来10%投资回酬,且贡献80%营业额。

他当时表示,龙马共用2.5亿新元(约7亿3325万令吉)购入建造该项目的836英亩地皮,然后再拨出5000万新元(约1亿4665万令吉),来展开首阶段发展工程。

目前,Canopi酒店已在Treasure Bay开张,而Ibis与Mercure酒店则在后年才能入住。【南洋网财经】

新酒店拖累.龙马由盈转亏1446万

(吉隆坡17日讯)新酒店营运亏损拖累,龙马(LANDMRK,1643,主板旅店组)由盈转亏,截至2016年9月30日第三季蒙亏1445万7000令吉,去年同期为取得38万9000令吉净利。

累计首三季亏损扩大至1835万7000令吉,前期为亏损492万1000令吉。

龙马在文告中表示,营收主要来自浮罗交怡阿达曼酒店,共贡献5220万令吉,另有900万令吉由印尼民丹岛宝湾度假村及景点业务贡献。

但是,新开张的The Canopi酒店,则带来2800万令吉营运亏损。

前瞻未来,该公司预测末季将会是业务的最高点,报84%入住率的安达曼酒店料将维持为酒店业务的主要收入,年杪学校假期也将推高民丹岛景点业务的表现。

龙马私下配股筹资高达3693万

(吉隆坡18日讯)龙马(Landmarks Bhd)献议以每股76仙的参阅发售价,私下配股并筹资多达3693万令吉,通过向集团注入新股来振兴及发展业务。

该集团今日向大马交易所报备,此参阅价比龙马的5天成交量加权平均价(VWAP)(包括最后可行日期,LPD)的84仙,折价9.5%。

这项私配活动包括发行高达4859万股新股予第三方投资者,相等于该集团的已扩大已发行股本的10%,第三方投资者的身份将于稍后确定。

“根据每股76仙的参阅发行价,龙马料可筹措3654万令吉(最少)或3693万令吉(最多)。”

在筹资最多的情况下,其中1300万令吉将用以摊还马银行(Malayan Banking Bhd)的定期贷款(term loan)、1160万令吉充作资本开销作为发展面积338公顷的Treasure Bay Bintan海滨度假村城市的部分资金、1146万令吉为营运资本,其余的87万令吉则用以支付私配活动的费用。

龙马表示,此次私配活动可让集团在无需承担额外利息成本的情况下,筹措新资金。

以最后可行日期来计算,该集团的贷款总额企于9540万令吉。

“若以5.1%的利息来计算,这笔定期贷款的部分结算预计可让龙马减低利息成本,每年减少约70万令吉。”

如无任何意外,这项私配活动预计在2017年次季完成。

龙马首季亏损收窄

2017年5月19日
(吉隆坡18日讯)龙马(LANDMRK,1643,主板酒店股)截至3月杪首季,净亏从658万9000令吉,缩小至334万9000令吉,或每股0.70仙。

龙马今日向交易所报备,营业额从2391万8000令吉,按年扬12.52%,录得2691万3000令吉。

根据文告,浮罗交怡的保健与酒店业务,营业额按年涨7.1%至2340万令吉,营运盈利则按年扬8.8%,归功于酒店入住率与平均房价分别增加4.3%和6.8%。

至于度假村与景点发展业务,印尼民丹岛Treasure Bay营业额录得360万令吉,按年增69.3%。

营运亏损从上财年同季1120万令吉,按年减21.4%至880万令吉,受惠于营业额报佳和开销减少。

次季,龙马会在印尼民丹推出豪华别墅住宅的销售,预计可贡献本财年营业额和盈利。【e南洋】

龙马8738万卖MSL产业
进账1250万

(吉隆坡21日讯)龙马(LANDMRK,1643,主板酒店股)宣布以8738万437令吉,把MSL产业私人有限公司全数股权脱售给MCL置地有限公司。

龙马昨日向交易所报备,通过间接子公司吉隆坡Suburban Centre私人有限公司,持有MSL产业20万1股普通股或等于20%股权。

其余股权由Handal Dinamis控股有限公司、Permodalan Peremba私人有限公司及MCL置地所拥有。

前2者也将把所持MSL产业股权,全数脱售给MCL置地。

MSL产业主要业务是产业发展及房地产管理,旗下最大的资产是位于吉隆坡旺沙马朱的Wangsa Walk Mall购物中心。

此外,MSL产业也在旺沙马朱地区,拥有13片,面积约24.5公顷的租赁土地。

龙马指出,会脱售MSL产业的股权,是因为仅持20%股权,不是策略股权,也不具管理和控制权。

脱售所得款项,将会用来融资公司在印尼民丹岛Treasure Bay项目的资本开销,及用作营运资本。

若无意外,脱售活动将会在3个月内完成;完成后,龙马预计将获得1250万令吉的脱售收益。【e南洋】

民丹休闲湾.商业潜能大.撑起龙马

本期要说的公司还蛮有趣的。

为实现一个大商机,这家公司自愿牺牲业绩,忍受漫长黑夜。

10年时间过去;日出,还远吗?

《股海捞月》2017年封关作──龙马(LANDMRK,1643,主板旅店组)。

云顶入股
专攻度假胜地

1990年上市的龙马,原本是一家涉足橡胶,油棕,产业发展,发电厂,保健,酒店,商场的多元业务公司,以投资者身份掌握多项重大资产,曾是香格里拉(SHANG,5517,主板旅店组)第二大股东和吉隆坡金河广场拥有人。

不过,鉴于资源分散加上无管理权,龙马业绩在很长一段时间里表现时好时坏,始终无发取得突破。

2006年,龙马迎来一个极重要的转折点,云顶(GENTING,3182,主板贸服组)透过场外交易,以每股2令吉向原有土著股东买下龙马近17%股权,一举崛起成大股东,之后还频密在公开市场吸纳股票,将持股提升至30.31%,成为最大股东。

全面放弃非核心业务

云顶入股不久,龙马董事部就做了一个影响深远的决定──全面放弃非核心业务,集中火力发展度假胜地,以成为区域首屈一指的休闲保健度假胜地业者为目标。

为此,龙马同年以3亿5500万令吉买下民丹休闲湾(Treasure Bay Bintan)的64.5%股权,之后两年内再以约4亿1000万令吉买下剩余股权,前后斥资7亿6500万令吉,放眼在印尼民丹岛打造指标度假胜地。

民丹岛是印尼寥内群岛里的大岛,因天然资源丰富和地理优势而被视为下一个海边度假热点,该岛离新加坡只有45分钟船程,所以也被誉为“新加坡的后花园”,受惠于新加坡游客的高消费能力,以及柔佛经济蓬勃发展的溢出效益。

为集中资源发展占地338公顷、发展值超过110亿令吉的民丹休闲湾,龙马在往后两年里积极脱售旗下各类资产,包括香格里拉,金河广场,保健业务,发电厂和度假村,回收多年来分散在外的资源,为民丹休闲湾累积银弹。

2010年,民丹休闲湾终于动工,但基建发展是非常烧钱的工作,龙马业绩自此陷入亏损,且一亏就是7年。

无论如何,这是所有度假胜地投资项目的必经之路,也是最痛苦的时期。

捱过漫长而痛苦的5年耕耘期,民丹休闲湾终于在2015年杪推出第一期发展下的部份设施,包括占地6.3公顷的水晶湖(Crystal Lagoon),以及40个间“The Canopi”的豪华露营(Glamping)住宿,初试啼声。

庆幸的是,民丹休闲湾很快引起旅客注意,豪华露营住宿在营运第一年即取得78.1%入住率,并深获好评,加上娱乐与休闲设施的门票与租金收入,民丹休闲湾在2016年首次替龙马带来1248万令吉营业额。

见证市场的高接受度后,龙马乘胜追击,于今年6月再追加60间豪华露营住宿和新设施,刺激收入快速上升,截至今年首9个月营业额劲扬近100%至1789万令吉,其中单是第三季就贡献了833万令吉,这是很正面的数据,反映民丹休闲湾进度良好,没有偏离预期。

推更多重量级设施和发展项目

有赖民丹休闲湾受市场欢迎,龙马显然已走出早些年“有出无入”的最难捱时期,但这只是起点,因休闲湾至今推出的设施和住宿不过是一小部份,接下来将继续推出更多重量级设施和发展项目,来年营业额料还有很大的成长空间。

与Chiva-Som国际
打造豪华保健度假村

首先,民丹休闲湾与知名豪华度假胜地业者Chiva-Som国际携手打造的豪华保健度假资产“Chiva-Som Bintan”,正步步迎向问世阶段,有关发展项目包括拥有70套房的酒店,保健中心和34间超级豪华别墅,是Chill Cove的重点项目之一,龙马董事部预计别墅会在今年第四季推介,并对2018年业绩带来显著贡献。

第二,是占地1.5公顷的海洋生命公园(Marine Life Park)预计明年首季准备完毕,届时游客可与超过70种鱼类同游,董事部预计此项目会对访客人次带来重大影响。

第三,是在海洋生命公园旁建立拥有1000套房的“The Village”特殊主题度假村,此项目将分两阶段发展,每阶段500套房,官网资料显示这项发展计划处规划阶段。

第四,是民丹岛目前正兴建崭新私人机场,让其他国家旅客可直飞民丹岛,这又会是一大催化剂,新机场目前估计会在2019年完建。

待完成第一期发展后,民丹休闲湾第二和第三期发展下的服务公寓、私人红树公园、有机农场、市中心、运动中心、医院、教育中心和零售产业,都足以确保龙马在下一个10年里都会在民丹岛继续忙碌。

除民丹休闲湾外,龙马在浮罗交怡的The Andaman度假胜地亦表现亮眼,截至今年首9个月营业额按年成长11.53%至5824万令吉,盈利则成长22.65%至1007万令吉,董事部认为该资产今年表现可超越原定目标。

资产负债表健康
放眼明年转盈

随着民丹休闲湾开始成型,龙马首席执行员魏良义(译音)今年5月向媒体披露,集团目标是在2017年杪达致收支平衡,并在2018年转亏为盈。

目前进度来看,这的确是有机会达到的目标,因在民丹休闲湾收入急增影响下,龙马营运亏损已在今年第三季收窄至215万7000令吉,明显低于去年同期的678万4000令吉,加上更多重大设施与项目即将出闸,龙马业绩展望已大大改善。

负债率偏低

另外,民丹休闲湾的收购和发展资金,几乎都来自10年前的多项资产脱售活动,因此龙马这些年虽因开发休闲湾而面对业绩和现金流压力,却不曾大量举债,资产负债表长期处于健康状态,负债率偏低,这点实属难得。

目前,龙马的每股资产高达3令吉34仙,若业绩持续低迷,那目前的71.5仙股价就不足为奇,可若业绩开始可持续地好转,这家公司就值得留意了,毕竟民丹休闲湾已渐渐成为民丹岛指标项目,商业潜能非常大,足以撑起龙马未来。

整体而言,龙马不是备受看好的明星股,也甚少获投资者留意,可若未来业绩继续改善,顺利转亏为盈,那在民丹休闲湾的百亿令吉发展潜能护航,以及最大股东云顶光环照耀下,成为明年黑马不足为奇。

民丹岛访客创新高 龙马开始发光

最新数据显示,印尼民丹岛旅游区(Bintan Resorts)在刚过去的2017年里共迎来72万2284位游客,对比2016年的57万7827人,游客增长率高达25%,也再一次改写游客新高记录,这对龙马(LANDMRK,1643)而言无疑是一大好消息。

根据印尼官方数据,民丹岛在2017年一共迎来36万4483名外国游客,按年成长15.2%,国内游客则明显增加至35万7801人,按年增长24.9%,这趋势证实了我们之前的预估,即民丹岛游客量将持续取得高双位数增长,尤其是在新机场在明年落成后。


民丹岛官员在报告中说:“自从拉古洼湾(Lagoi Bay)和民丹宝藏湾(Treasure Bay Bintan)开幕后,民丹岛游客量就不断增加,这些新度假胜地在印尼社会的知名度也越来越高。”

如我们在上一份报告提到的,龙马负责开发经营的大型海滨度假城--民丹宝藏湾是民丹旅游区内少数几个旅游热点之一,其位置坐落在民丹岛码头隔壁更是绝对优势;除了那些住在宝藏湾里的游客外,居住在其他度假胜地的游客通常也会付费进入宝藏湾里享受各种水上活动与休闲设备,因此总游客人数强劲攀升对宝藏湾的影响是非常正面的。

有鉴于此,我们继续看好龙马营运数据将不断进步,并且在今年内转亏为盈,进入业绩上升周期。

龙马将在未来3星期内公布2017财政年的第四季财报;据我们观察,龙马的第四季业绩将有不错表现,因年尾是度假旺季,龙马在浮罗交怡的The Andaman度假胜地继续受惠于强劲入住率和健康租金成长,盈利贡献无意外可按年取得双位数成长,至于民丹宝藏湾也将受惠于访客强劲增长,进一步逼近极关键的收支平衡点。

保守估计,龙马第四季营业额将进一步成长至3000万至3200万令吉之间,核心盈利则将介于100万净利至70万令吉亏损之间,我们将此视为收支平衡点,一旦达到此业绩水平龙马就有很大机会随时爆发。

在去年10月至12月期间,我们不断在网上各旅游网站追踪民丹宝藏湾下的The Canopi豪华帐篷和浮罗交怡The Andaman的预定情况,然后我们发现这两项住宿的入住率真的非常好,那些提前1个月预定的住客,往往会面对房间爆满以致得另择日期,那些打算连住3天以上的游客,选择更是少之又少,所以要住多天的话最好提前至少2个月预定。

好比我们上一次到民丹岛考察,原本是打算在12月期间就动身,结果预定房间时才发现The Canopi在12月有许多天已经爆满,剩下的选择非常少;另一个问题是从新加坡开往民丹岛的渡轮,船票选择也已剩不多,尤其是从早上11点到旁晚5点的船票更是早早销售一空,所以我们到最后才会选择将考察之旅延后至1月。

这说明民丹宝藏湾和民丹岛在第四季期间是非常热闹的,而这肯定会对龙马业绩带来良性影响,加上The Andaman表现出色,我们暂时还看不到龙马业绩低于预期的理由,3000万令吉营业额是很保守的预估,若高于此预估,损益表底线(Bottom Line)将跟着明显好转,因龙马的而营运成本以固定成本居多,营业额成长到一定程度后,净赚幅将明显改善。

另外,根据龙马过往业绩周期,我们发现第四季业绩一般会不错,但全年最佳的季度却是第一季,加上备受期待的宝藏湾下一个重量级设施Marine Life Park会在第一季或第二季期间推介,龙马业绩的中长期基础正越来越强;所以,即使龙马本季业绩一如我们预测般改善,那并不算什么,毕竟只是开始而已,真真正正会让这家公司获市场重估的优异业绩,落在在未来几个季度。

希望龙马董事部在本季业绩中透露更多有关民丹宝藏湾的未来发展计划,让市场更了解有关计划的最新进展和潜能。
