Description	Naim Indah Corporation Berhad (19727-P)("NICORP" or "the Company") - Revaluation of Non-Current Asset
1. INTRODUCTION Reference is made to the announcement to Bursa Malaysia Securities Berhad dated 30 September 2016 in relation to the valuation of its non-current asset, namely Centerpoint Seremban Mall (“Property”). As stated in the earlier announcement of 30 September 2016, the Board had approved the incorporation of the gain on fair value adjustment of the Property of RM31.55 million in the interim financial statements of the Group for the financial period ended 30 September 2016. The above valuation was carried out on 20 September 2016 following the completion of a major refurbishment of the Property but prior to its re-opening on 28 September 2016. Subsequent to the re-opening of the Property, the management of the Company noted the following significant matters: (a) the current occupancy rate of approximately 55% was lower than originally anticipated; (b) the revised land area where the Property is situated now measured 266,349 sq.ft. instead of 310,130 sq. ft. prior to the land amalgamation by the Negeri Sembilan Registry of Titles on 10 January 2017; and (c) the revised gross floor area is 480,261 sq.ft. as compared with the earlier gross floor area of 313,283 sq.ft. (this is not taken into consideration under the “Comparison Approach”) In view of the above, the management has re-engaged MacReal International Sdn Bhd on 10 March 2017 to conduct a supplemental valuation on the said Property taking into consideration of the above information. The supplemental valuation valued the said Property at RM120.0 million based on comparison approach. The Board has approved the incorporation of the revised gain on fair value adjustment on the Property of RM11.52 million into the audited financial statements for the financial year ended 31 December 2016. （吉隆坡24日讯）纳音英达机构（NICORP，4464，主板贸服股）表示，2016年财年的经审计净利，比未审计时少了64.8%。

纳音英达机构向交易所报备，截至12月31日，其2016财年的净利实为1033万令吉。而该公司在今年2月27日公布的未审计净利，则达2937万令吉。

芙蓉中央广场价值调整

该公司表示，落差主要是因为其投资的产业芙蓉中央广场（Seremban Centre Point）的公允价值有所调整，归咎于收益较少。

纳音英达机构解释，去年9月30日，初步的估值让公司得到3154万令吉的公允价值收益，因为当时广场完成了大规模的翻新活动。

然而，重新开张之后，管理层发现，广场的出租率比以往要低55%。而该产业修改后的土地面积，也仅达26万6349平方尺，早前为31万130平方尺。

因此，管理层在3月10日重新要求MacReal国际私人有限公司，将额外的资讯纳入考量，重新估值。

而经修改后，芙蓉中央广场的公允价值收益仅为1152万令吉。【e南洋】

萧瑞兴出清耐因英达．不再是大股东

（吉隆坡3日讯）耐因英达机构（NICORP，4464，主板贸服组）董事经理拿督斯里萧瑞兴透过场外交易方式脱售手上所有股权，不再是该公司大股东。

该公司向大马交易所披露的文告指出，萧瑞兴在10月2日在场外进行了3次直接交易，以每股5仙共脱售了该公司4480万3200股或5.112%股权，目前仅持该公司3万6000股或0.004%股权。

与此同时，蓝吉迪卡尔则买入4480万3200股或5.112%，崛起成为该公司大股东。

萧瑞兴早前已不断减持股权，在8月30日售出2118万股股票和在9月29日再卖出1183万股股票（1.35%股权）。
