The Board of Directors of Sunway wishes to announce that Sunway Integrated Properties Sdn Bhd (“SIP”), a wholly-owned subsidiary of Sunway, has on 13 February 2025, entered into a Master Agreement ("MA") with Mass Rapid Transit Corporation Sdn Bhd (“MRT Corp”) for the purpose of setting out the general terms and conditions in respect of the following:-
(a) developments rights awarded by MRT Corp for the development on part of the freehold land held under H.S.(D) 628916 PTB 24795 located in Mukim Bandar Johor Bahru, District of Johor Bahru, State of Johor measuring approximately 4.23 acres (“Land”) as well as governing the responsibilities and obligations to be performed by SIP (as development partner) and/or associated entities of Sunway Group (“SPVs”) in relation to a mixed-use development (“Mixed-Use Development”) comprising 4 residential/commercial towers with all supporting infrastructure to be constructed on the Podium (as defined below) on part of the Land (“Parcel C Land”);
(b) the right to construct a multi-storey structure consisting of a retail mall, car parks other than the multi-storey park and ride building (“MSPR”), access roads and such other infrastructures necessary for the Mixed-Use Development (“Podium”); and
(c) the appointment of SIP as the contractor to deliver the works and services for the planning, design, development, construction and completion of the MSPR, drop-off and pick-up facility (“DOPU”), the access connections between the MSPR and the immigration, customs and quarantine complex (ICQC), the perimeter ring road within the Parcel C Land, which also sits partly within the Land, the internal retaining wall between DOPU and the RTS Link Bukit Chagar Station, and the external retaining wall between Jalan Salleh and the Bukit Chagar area in Johor Bahru (“MSPR Works”) in accordance with the terms of the MA and the MSPR Design & Build Contract
(collectively, referred to as “Proposed Development”).
On the same day, SIP and MRT Corp entered into a MSPR Design & Build Contract in respect of the appointment of SIP as the contractor for the design, build and construction of the MSPR Works.

Type | Announcement | Subject | OTHERS | Description | SUNWAY BERHAD ("SUNWAY")- LETTER OF AWARD FOR THE TENDER OF LAND AT CHUAN GROVE, SINGAPORE | The Board of Directors of Sunway is pleased to announce that the Urban Redevelopment Authority of Singapore had on 17 July 2025, awarded a parcel of land measuring approximately 15,831.5 square metres at Chuan Grove, Singapore (“Land”) for a 99-year lease term for a residential development at S$703.6 million (equivalent to approximately RM2.33 billion) to Sing Holdings Residential Pte. Ltd. (“SHRPL”) and Sunway Developments Pte Ltd (“SDPL”), following a successful tender for the Land jointly submitted by the parties.
SHRPL and SDPL will incorporate a joint venture company, in which SHRPL and SDPL shall have equity interest in the proportion of 65:35 at a later date, to undertake the development of the Land ("Proposed Project").
SDPL is a wholly-owned subsidiary of Sunway Holdings Sdn Bhd, which in turn is a wholly-owned subsidiary of Sunway.
SHRPL, a company incorporated in Singapore, is a wholly-owned subsidiary of Sing Holdings Limited which is listed on the Main Board of the Singapore Exchange. The principal activities of SHRPL are those relating to investment holding.
The Proposed Project is expected to contribute positively to the earnings of Sunway Group from the financial year ending 31 December 2026 onwards.
The Proposed Project is subject to usual property development and construction related risk, including fluctuations in the raw materials prices, interest rate movements and gyrations in the property cycle. However, these risks could be mitigated by SHRPL and SDPL’s experience and track record in property development.
None of the Directors or major shareholders of Sunway or persons connected with them has any interest, whether direct or indirect, in the Proposed Project.
