最新进展
UEM阳光(UEMS,5148,主板产业股)建议,发售面值高达20亿令吉的回教商业票据或回教中期票据,相关资料与文件,已提交给证券监督委员会。
发售回债所筹得的资金,将作为公司一般符合回教教义的企业用途。
其中,回教商业票据计划已获得大马评级公司(MARC)给予“MARC-1IS”的评级,而回教中期票据计划也获得“AAIS”的评级。
行家建议
根据我们的计算,UEM阳光一旦完全发售这项回教债券,集团的净负债率将会从原本的0.26倍,提高至0.57倍。
管理层指出,发售回教债券是为了获得筹资的灵活度,不过,筹资所得只能够用在符合回教教义的营运活动。
目前,我们维持2016至2017财年的净利预测,“卖出”投资评级也不变。
对于依斯干达以及努沙再也的低迷市况,加上银行房贷条件严谨,因此,我们仍然谨慎看待UEM阳光的展望。
根据最新数据,房产领域的整体展望依然暗淡。

UEM陽光柔州項目 料末季開始貢獻盈利

(吉隆坡19日訊)UEM陽光(UEMS,5148,主要板房產)位于努沙再也門戶(Gerbang Nusajaya)的房產項目Melia Residences,預計今年末季開始貢獻公司盈利。
該公司至今已錄得2億600萬令吉銷售額,遠超過為Melia Residences設下的1億9600萬令吉目標。
UEM陽光總營運長謝浩志今日在項目推介預覽儀式上指出,Melia Residences第1和第2階段的206個單位,及第3階段160個單位中的51%均已售出。
“我們已為第1階段進行招標,并授予合約,工程預計在今年年底啟動。”
鑒于購房者的熱烈響應,UEM陽光將把Melia Residences第3階段的推介日期,由2017年提前至今年。
謝浩志透露:“第4和第5階段將于明年推出。全部5個階段合共625個單位,發展總值達5億7300萬令吉,將在2020年全面竣工。”

UEM阳光提升营销策略应对市场低迷

(吉隆坡23日讯)UEM阳光(UEMS,5148,主板產业股)表示,今年產业领域仍具挑战,同时,需求量料將保持低迷。
对此,该公司將通过提升营销策略,以及提高產业相关业务的发展,来应对目前充满挑战的產业环境。
UEM阳光执行董事拿督莫哈默依扎丁在出席该公司股东常年大会时表示,「我们认为,2016年对產业领域而言,依旧充满挑战。另外,由于经济环境放缓、贷款政策收紧,再加上消费者及商业情绪疲弱,因此我们相信產业的需求將会保持低迷。」
由于该公司首席执行员安华沙林放长假,因此UEM集团首席执行员依扎丁將作为UEM阳光的执行董事,目前暂代安华沙林的职务。据了解,安华沙林將会在斋戒月后回到工作岗位。
在充满挑战的环境下,该公司將致力通过促销及与外部合作,来提升营销策略,另外亦会管理营运成本来提升表现。
与此同时,UEM阳光亦將会持续提升產业相关业务的表现,如通过零售业务Publika来达到內部成长的效果。另外,他们將强化產业管理、项目管理以及租赁服务等的营业额表现。
不断收购地皮
另一方面,该公司未来还有进一步收购地皮的打算,同时今年內亦將再推出新的產业项目。

房產銷售減‧UEM陽光首季賺302萬

(吉隆坡27日訊)UEM陽光(UEMS,5148,主板產業組)的房產業務欠佳,融資開銷卻增加,加上部份項目完工,造成截至今年3月31日止第一季淨利暴跌94.32%,從5千313萬7千令吉降至301萬7千令吉。
營業額下滑38%
該公司南馬房產銷售降低,導致第一季營業額下滑38.26%,至2億5千775萬令吉。此外,前期兩大項目建築進度良好貢獻更多營業額,推高比較數據,也是營收減少的主要原因。
該公司在報告中說,除了營業額減少拉低盈利,貸款增加導致融資開銷提高,多個項目竣工造成盈利貢獻減少,以及聯號公司和聯營公司表現欠佳,也拖累第一季淨利滑落。
該公司認為,鑒於產業市場今年依然挑戰重重,短期內也無改善跡象,因此決定推出更多可負擔和中價房屋,並計劃開始銷售南馬的工業和物流房產。
該公司指出,未進賬銷售額達47億令吉,可以支持未來的營業額和盈利。
與馬電訊聯營隆地段
另外,UEM陽光今日與馬電訊(TM,4863,主板貿服組)簽約,以聯手發展吉隆坡市中心的1.69英畝土地。
根據今日簽署的土地聯營協議,UEM陽光將透過獨資子公司陽光優質公司(SQSB)開發上述綜合房產項目,地主馬電訊則可獲得1億5千萬令吉賣地收入和項目發展總值的5%款額。
UEM陽光表示,上述項目的發展總值待定。
推2.8億柔州房產
另一方面,U E M陽光認為今年產業領域仍面對多重挑戰,將從加強其基本面及落實數個關鍵指標著手,以維持公司成長。
該公司執行董事拿督依薩丁在日前的股東大會上表示,他與大馬評估機構(RAM)對我國經濟放緩看法一致,預料今年的產業需求將會減少、貸款批准緊縮以及消費者情緒疲弱將會持續。
展望2016年,該公司會在柔州Gerbang Nusajaya推出發展總值2億8千萬令吉的Melia Residences有地房產,共366個單位。
除推出新產業項目外,公司也會儘快售出其剩餘的單位,並與策略夥伴合作,為進行中的工程增加附加價值。
儘管大環境情況嚴峻,但該公司認為產業處於下跌週期,這是一個讓公司專注於創造經常性開銷契機。公司將借助其進行中的工程以及零售業務等,增加公司穩定收入。(星洲日報/財經)

UEM阳光售依区公主城土地
爱茉莉太平洋设妆品园区

(吉隆坡29日讯)UEM阳光(UEMS,5148,主板产业股)将柔州依斯干达公主城一片的土地,脱售予韩国顶尖的美容化妆品集团爱茉莉太平洋(Amore Pacific),以兴建综合中心。
根据文告,UEM阳光是通过独资子公司UEM置地,将位于依斯干达公主城南部工业物流园区(SiLC),占地25.37英亩的土地,脱售予爱茉莉太平洋。
双方昨日在UEM集团总部签署买卖合约,由UEM阳光执行董事依沙丁依德利斯和爱茉莉太平洋东盟区域总部主管金东英(译音)代表签署。
出席者包括UEM阳光商业部营运总监谢浩志、策略部主管扎迪尔哈尼弗、爱茉莉太平洋组长罗增奎(译音)。
作为全球拓展策略,爱茉莉太平洋计划在大马投资1亿7000万美元(约6亿9100万令吉),有意将购入的土地发展成化妆品研发、生产和物流的综合园区。
随着兴建有新设施,爱茉莉太平洋估计能在当地创造300至500个就业机会。
爱茉莉太平洋看中SiLC齐全的中央公用设施,加上该物流园区座落在新加坡的区域办公室毗邻。

根据文告,鉴于目前房市疲弱,双方在今日达成共识,同意取消于去年12月1日签署的有条件协议。
根据原定的协议,UEM阳光独资子公司Sunrise有限公司,将以2亿1488万743令吉,入股WCT间接子公司Jubilandt Courtyard(JCSB),持股100万股或50%。
JCSB公司在雪州双文丹市拥有10块总面积608.63亩的土地。
因此双方有意合作在该片地段进行综合发展项目,发展总值达30亿令吉。【e南洋】

UEM阳光不受影响
UEM阳光方面,肯纳格研究认为这并非完全意外的进展,并持中和看法,因近期已有多项产业计划告吹。
该行预计UEM阳光的净负债比将略为改善至0.20倍。
这项联营建议最快要在2017年后才可能贡献盈利,因此计划告吹并不会对该集团盈利造成冲击。
不过,肯纳格认为,UEM阳光要达到2016财年15亿令吉销售目标将充满挑战,截至首季取得的销售只占全年目标的15%。

该行已下调其销售目标至14亿令吉,认为仍有进一步下调风险。
MIDF研究也持中和看法,因之前并未将此联营计划纳入财测中。
该行相信U E M阳光可能要集中全力和马电讯(TM,4863,主板贸服组)联营拉惹朱兰路的1.69英亩地段,以发展高楼综合发展计划,UEM阳光将需支付马电讯1亿5000万令吉土地成本和占发展总值5的%款项。

UEM阳光次季净利按年萎缩35% 营业额却走升

(吉隆坡30日讯)UEM阳光(UEM Sunrise Bhd)次季净利按年萎缩35%至5466万令吉,归因于上一财政年的一次性项目。
该集团今日向大马交易所报备,较低的次季盈利赚幅也为净利增长带来冲击。
UEM阳光表示,2016财年次季(截至2016年6月30日)净赚5466万令吉,上财年同期录得8391万令吉;营业额则从同期的3亿7232万令吉,按年扩增至5亿3781万令吉。
“尽管当季和上半年的营业额企高,惟集团的税前盈利依然走低,主要归咎于较高的其他收入(来自子公司清盘而派息)、来自承包商的违约赔偿金,以及利息收入。
“当季赚幅走低,因公司提供额外回扣与折扣,以及集团推出更多可负担项目。累计两季税前盈利走低,归因于较高的融资成本、贷款增加及较低的利息成本。”
UEM阳光披露,2016财年上半年净利从同期的1亿3705万令吉,大幅萎缩至5768万令吉;营业额则由同期的7亿8976万令吉,扬升至7亿9556万令吉。
展望未来,UEM阳光指出,其现有项目未确认的43亿令吉营业额,料可支撑集团2016财年的收入。
“UEM阳光位于澳洲的项目建设进度,将继续支撑集团的未来盈利水平,该项目录得逾30亿令吉的销售。
“大马与新加坡政府近期就马新高铁(HSR)项目签署谅解备忘录(MoU),相信这将推动依斯干达区公主城(Iskandar Puteri)奴沙再也门户(Gerbang Nusajaya)的发展。”

Anwar Syahrin Abdul Ajib will on 1 September 2016 resume his duties and responsibilities as the Managing Director/Chief Executive Officer (“MD/CEO”) of the Company, following his recorded temporary leave of absence since 16 April 2016.
As a result of the resumption of duties by En. Anwar Syahrin Abdul Ajib as the MD/CEO of the Company, Dato’ Izzaddin Idris will be re-designated from Executive Director to Non-Independent Non-Executive Director of the Company with effect from 1 September 2016.
