When there is no a valid contract (i.e. S&P must be signed and stamped), this does not give you an equitable interest in land. At this stage, nontheless, have a contract. However, contract alone does not grant an equaitable interest in land. This the reason why you can't or be more specific you should not lodge a caveat.

Stamping是还政府税。如果没有还，那就是insufficient instrument。不过那网友可能不明白，我也不会解释。所以用了错的Terminology.

If it is an insufficient instrument, the title is defeasible, because it is not capable being registered. Thus, have no interest in land. Therefore cannot lodge caveat.

This time did I study properly? If I am wrong kindly correct me before I take my CLP exam. I have no intention to fail =P

stamping 的目的是拿来当 evidence
没有stamp 的agreement 还了 penalty，还是可以拿来当 evidence
有没有 stamp， contract 还是 contract
没有 stamp spa 只是怕adjudication 和 file ckht，借loan时有问题罢了
presentation 都不看 spa 的
