銷售放緩‧UEM陽光財測下調

(吉隆坡26日訊)UEM陽光(UEMS,5148,主板產業組)第二季業績表現低於市場預期,分析員因市場充滿挑戰及銷售放緩利空影響,下調財測及目標價。

該公司於上半年取得4億3千900萬令吉銷售額,卻因市場充滿挑戰及銷售動力緩慢,把2014財政年銷售目標從32億令吉下調至20億令吉,調降幅度達37.5%。

目前UEM陽光的柔佛公主港Almas產業自推出以來只取得20%出售率,第二季未結賬銷售42億2千萬令吉,低於首季的44億令吉。

興業研究說,這主要是缺乏地段銷售收益、部份產業發展計劃成本受消費稅調整影響,抵銷了高產業收入所致。

鑒於上半年疲弱業績及銷售放緩,該行下調2014至2015財政年盈利預測7至10%,不過因高鐵計劃潛在催化因素,維持評級不變。

肯納格研究指出,該公司下調2014財政年銷售目標主要是一些發展計劃延遲推出影響。

“對此決定不感意外,因近期房市降溫措施及柔佛市場負面消息已影響銷售,市場希望從即將於9月1日走馬上任的新董事經理兼首席執行員安華沙林獲知未來業務方向。”

肯納格研究配合銷售目標下調35至20%,到20億至22億令吉,降低2014至2015財政年核心盈利10%至29%。

豐隆研究則因上半年疲弱表現、未結賬銷售下滑及銷售前景充滿挑戰,下修2014-2015財政年預測6.9%至9.3%。

短期盈利挑战大 UEM阳光冀后年起更佳

(吉隆坡24日讯)产业市场竞争激烈,UEM阳光(UEMS,5148,主板产业股)现财年业绩面对严峻挑战,全年盈利表现料不及往年,惟仍维持全年20亿令吉销售目标。

该公司新任董事经理兼总执行长安华沙林说,从上半年业绩可看出环境充满挑战,UEM阳光的业绩表现将不如前。

不过,他们将进行检讨并采取应对措施,以将冲击减至最低,冀望整体业绩表现仍然稳健。

安华沙林指出,将更积极了解市场,将产品多元化,及在更多不同地点拓展产业发展计划,分散风险。

他担承,目前情况并不理想,今年和明年内公司表现将停滞不前,但有足够产业项目可在未来推介,料在下一个产业上升周期中受惠。

“希望到2015年杪或2016年,我们的表现会恢复到之前的美好日子。”

因销售表现黯淡,UEM阳光上半年净利大跌57.3%,仅达1亿3604万7000令吉;营业额滑落27.7%,报8亿4918万7000令吉,并将销售目标从32亿令吉,大砍至20亿令吉。

UEM集团为了向媒体介绍旗下各个子公司最近上任的各新领导人,及分享公司未来动向,今日举行汇报会。

出席者包括UEM集团董事经理兼总执行长拿督依沙丁依德利斯、总财务长道菲阿尔巴,及辉百(FABER,1368,主板贸服股)董事经理兼总执行长阿兹米尔马力肯。

销售额仅5.6亿

截至8月底,UEM阳光产业销售额仅达5亿6000万令吉。

但依沙丁依德利斯相信,即将推介的计划可支撑全年目标。

他放眼,60%销售贡献来自努沙再也、25%来自料年底前推介的澳洲墨尔本综合项目及其余来自巴生谷。

随着数个大型中资发展商进军柔佛依斯干达特区,产业或供应过剩。安华沙林解释,UEM阳光的产品不同,所以不会与该些产业直接竞争。

他反而相信,该区发展将取得动力,继经济活动增加,将进一步推动UEM阳光在努沙再也的发展。

冀可负担房屋免GST

依沙丁依德利斯建议政府在即将宣布的财政预算案中,豁免可负担房屋的消费税。

他认为,以我国人民平均薪金计算,购屋能力只能负担价格介于25万至30万令吉的产业,若超越该价格水平,恐无力负担。

所以政府给予可负担产业更大的优惠,有助于减轻负担。

依沙丁依德利斯相信,这种优惠政策对购屋者和发展上来说是双赢局面。

觅伙伴发展产业

UEM阳光目前60%地库位于努沙再也,为了分散风险,将产品多元化和分散投资地点,该公司计划通过交换地库等方式,拓展到其他地区。

依沙丁依德利斯说,该公司目前积极寻找合适伙伴。

不过他强调,努沙再也的发展动力仍庞大,所以不会直接卖断地皮,反而会寻找策略伙伴,共同发展之余,又可开拓其他地点的发展机会。

他举例,与吉隆甲洞(KLK,2445,主板种植股)的两项土地合作计划就是最好例子。

另外,UEM阳光现也将针对努沙再也原有的发展计划作出检讨或修改,料于明年首季完成检讨,推出新发展计划。

为了提高竞争力,安华沙林透露,该公司也会更积极在各个产业热点包括槟城和国际市场寻找地库。

辉百品牌重塑顺利

辉百目前的品牌重塑进展顺利,阿兹米尔马力肯指出,资产管理市场潜能庞大,冀望与各公司合并后带来的协同作用,资产管理业务可成为UEM集团第四个核心业务。

该公司去年宣布与Projek Penyelenggaraan Lebuhraya有限公司(PROPEL)及奥普斯集团(Opus)合并。

阿兹米尔马力肯解释,奥普斯集团拥有非常专业的资产管理技术,合并后就可以利用该公司更先进的技术和科技,拓展到建筑物资产管理。

“尽管目前国内对于建筑物资产管理意识不高,但市场潜能是非常庞大,因为资产管理有助于延长建筑物的生命。”

UEM 阳光赛车城 联营协议延至年底

(吉隆坡1日讯)UEM阳光(UEMS,5148,主板产业股)的努沙再也赛车城(Motor sports City),因售地合约未完成,联营合作协议期限延长至12月31日。

UEM阳光向马交所报备,公司等待有关当局发出土地地契,相关地契将注册在FASTrack依斯干达有限公司名下。

此外,该公司于FASTrack Autosports依斯干达的购股活动,也需要等候经济策划局(EPU)批准。

PROPOSED DEVELOPMENT OF A MOTORSPORTS CITY OVER 270 ACRES OF LAND IN GERBANG NUSAJAYA, NUSAJAYA, JOHOR DARUL TAKZIM
We refer to UEMS' announcements dated 4 December 2012 and 5 June 2014 in respect of the proposed development of a Motorsports City over approximately 270 acres of land in Gerbang Nusajaya, Nusajaya, Johor Darul Takzim.
The Company wishes to announce that the following conditions precedent under the joint venture agreement (“JVA”) and sale and purchase agreement (“SPA”) have yet to be fulfilled:
(i)           The issuance of the new title (as defined in the SPA) for the land which has been duly registered in the name of FASTrack Iskandar Sdn Bhd (formerly known as Crimson Carnival Sdn Bhd) (“FISB”);

(ii)          Approval from the Economic Planning Unit with respect to subscription of shares by FASTrack Autosports (Iskandar) Pte Ltd (formerly known as FASTrack Autosports Pte Ltd) in FISB; and

(iii)         Satisfactory results of due diligence performed on FISB.

As such, the parties to the agreements have mutually agreed to extend the period for the fulfillment of the conditions precedent of both the JVA and SPA until 31 December 2014.

柔特區房市轉弱‧UEM陽光分散投資

(吉隆坡16日訊)面對海外發展商積極搶灘,UEM陽光(UEMS,5148,主板產業組)開始對柔佛依斯干達產業市場步步為營,尤其是綜合用途和高樓住宅產業,馬銀行研究因此調低該公司在當地的地庫價值預估,並下砍合理價11%。

馬銀行指出,UEM陽光去年12月在柔佛公主港推介的高樓綜合產業計劃,在推介即將滿1年之際卻僅取得24%訂購率,迫使UEM陽光對當地產業市場保持謹慎。

UEM陽光也有意與其他區地主交換位於依斯干達的地庫,以降低對當地市場的依賴;今年初,UEM陽光與吉隆坡甲洞(KLK,2445,主板種植組)簽署土地交換協議,用位於Gerbang usajaya的500英畝地庫交換後者在古來的2千500英畝土地。

“為避免直接與中國發展商們直接競爭,UEM陽光打算在未來推介更多有地產業,同時多元化盈利基礎至努沙再也以外地區,如巴生河流域一帶,以及澳洲、加拿大等海外市場。”

馬銀行表示,UEM陽光也放眼在本月杪推介首項澳洲產業計劃,這項佔地1.3英畝的地皮將打造成高級住宅大樓和一些零售產業,首階段發展值預計為13億令吉。

“此外,UEM陽光也積極在檳城、巴生河流域和沙巴找尋新地庫,不排除向姊妹公司如輝百集團(FABER,1368,主板貿服組)和南北大道公司(PLUS)等收購地庫的可能。”

無論如何,儘管上半年產業銷售表現疲弱,僅鎖定4億3千900萬令吉銷售額,可UEM陽光仍對達成2014財政年的20億令吉銷售目標信心滿滿,主要因擁有總值22億令吉的新產業推介活動撐腰,未入賬銷售則達30億4千萬令吉。

雖然馬銀行同樣保持UEM陽光產業銷售目標在18億令吉不變,卻因市場競爭激烈而調低努沙再也地庫價值預估10至13%,並因此將UEM陽光重估淨資產值(RNAV)調低7%,至每股3令吉83仙。

配合這項調整,馬銀行同時把UEM陽光股票目標價調低至1令吉87仙,相等於RNAV的51%折價,較5年平均中值低0.1倍,以反映佔UEM陽光剩餘產業發展值71%的依斯干達產業市場日益擁擠,重申“守住”評級不變。(星洲日報/財經‧報道:李三宇)

土地成本低‧負債表穩定‧UEM陽光長期展望佳

(吉隆坡29日訊)UEM陽光(UEMS,5148,主板產業組)股價近來下跌,每股在2令吉左右,市值從2013年杪迄今蒸發20億令吉,大眾研究認為這比UEM陽光當初收購陽光的價格(14億令吉)還高,目前投資該公司相等於免費持有陽光,該公司還擁有低價土地成本和穩定資產負債表的優勢,長期有望釋放價值。

UEM陽光約有70%土地來自柔佛,基於供應過剩和交易並不活絡,明顯的目前已成為肉中刺。

大眾研究認為,儘管柔佛產業面對過剩需求不振隱憂,惟UEM陽光以低價擁有1萬1千英畝地庫,而且負債比只有0.22倍,有助抵銷目前頹勢。

UEM陽光目前83億令吉市值,相比2013年的100億令吉市值,投資者是免費獲得陽光股票。

大眾研究認為,該公司上半年已獲4億3千900萬令吉新銷售,其中69%來自非努沙再也地區。

UEM陽光總共有1萬1千英畝土地,柔佛努沙再也土地以每方尺5令吉30仙收購,最近與吉坡甲洞(KLK,2445,主板種植組)聯營發展,有關土地飆漲至每方尺的40令吉左右。

基於土地的成本優勢,大眾研究相信UEM陽光長遠前景不俗,重估催化劑包括強勁銷售和投資者投資著名屋業發展商的意願。

UEM陽光在墨爾本首個產業計劃,AURORA發展值13億令吉,總共有941單位。發售的341單位中,上週已有200單位受定購,預料從這項13億令吉計劃中可獲8億令吉銷售,一洗努沙再也銷售頹勢。

努沙再也計劃買氣將變旺

努沙再也以外的計劃,包括萬宜的SereneHeight,加影的Sinaran Hills、吉隆坡城中城附近的Solaris3與Angkasa Raya,這些計劃總值100億令吉。

大眾也認為,UEM陽光的努沙再也計劃位於策略樞紐,長遠必能買氣變旺。

UEM陽光也與金務大(GAMUDA,5398,主板建筑組)聯營,在Horizon Hills發展1千200英畝土地,和吉隆坡甲洞合資發展500英畝土地,等待釋放價值。

澳洲项目热卖推动 UEM阳光成长

(吉隆坡24日讯)UEM阳光(UEMS,5148,主板產业股)表示,澳洲项目销售表现亮眼,相信將推动该公司的成长。

该公司首席营运员谢浩志在AURORA墨尔本中心公寓匯报会中表示,UEM阳光推出澳洲墨尔本的AURORA墨尔本中心公寓后,2週內取得了95%的销售量,创下该公司销售最快的项目,也是墨尔本销售最快的房產。       

「地点的优势,以及建筑的设计让全世界的投资者选择投资了该项目」。该匯报会的出席者还包括UEM阳光董事经理兼首席执行员安华赛林。

谢浩志提到,在购买者中大马人佔了22%,而香港以及中国买家则佔了30%,澳洲买家佔了25%,新加坡买家佔15%,其他的为8%,「其他买家来自日本、韩国、英国、加拿大等。」

安华赛林表示,「AURORA墨尔本中心的总发展值为22亿令吉(包括零售与住宅),而已出售的公寓单位价值5亿7000万澳元(约16亿5236万令吉)。」

UEM阳光计划透过澳洲强劲的销量推动公司的业绩以及盈利。同时,该公司计划在2015財政年第2IPO集资7410万EA进军边际油田季推出墨尔本第2项公寓项目,名为THE CONSERVATORY。

针对该公司的努沙再也项目表,安华赛林没有正面回应,只表示努沙再也项目地理位置良好,会寻找机会在澳洲推荐柔佛项目。

根据马银行金英投行在10月16日对UEM阳光做的分析报告指出,UEM阳光在依斯干达特区的房產项目中出现销量放缓跡象,其中努沙再也的公主港(PUTERI HARBOUR)自2013年12月推出以来,销售量在1年內只取得了24%。

UEM陽光第三季淨利減61%

(吉隆坡26日訊)歸咎於土地銷售減少,以及高融資成本,UEM陽光(UEMS,5148,主板產業組)截至2014年9月30日止第三季淨利萎縮60.88%至7千149萬6千令吉,拖累首9個月淨利倒退58.59%至2億零754萬3千令吉。

第三季營業額減少30.56%至4億7千113萬7千令吉,導致9個月營業額縮水28.71%至13億2千零32萬4千令吉。

9個月產業銷售從半年的4億3千900萬令吉擴大至6億4千100萬令吉,主要歸功於巴生河流域和賽城產業發展計劃帶動,而努沙再也潛存供過於求隱憂,短期前景將持續充滿挑戰。

“因此,集團決定延緩數項高檔高樓產業發展計劃推介時間,並更專注新有地住宅產業發展計劃。”

UEM陽光補充,集團現未兌現營業額企於28億令吉,而柔佛East Ledang、Nusa Bayu、Nusa Idaman、Teega和Imperial以及中馬Arcoris、Residenci 22、Summer Suites與Symphony Hills和溫哥華Quintet發展計劃將是現財政年的主要營業額貢獻者。

“澳洲Aurora發展計劃自10月推介以來,住宅單位訂購率已達95%,預期大部份訂單將在年杪轉成銷售,並為今年銷售目標帶來貢獻,因此集團樂觀第四季表現將更為強勁。”(星洲日報/財經)

UEMS wishes to announce that UEM Sunrise Properties Sdn Bhd (formerly known as UEM Properties Sdn Bhd), a wholly-owned subsidiary of the Company, has on 2 December 2014 acquired two (2) ordinary shares of RM1.00 each in Puteri Harbour Convention Centre Sdn Bhd ("PHCC") for a cash consideration of RM2.00 only, resulting in PHCC becoming an indirect wholly-owned subsidiary of the Company.

PHCC was incorporated in Malaysia on 1 December 2014 with an authorised share capital of RM400,000 comprising 400,000 ordinary shares of RM1.00 each and paid-up share capital of RM2.00 comprising 2 ordinary shares of RM1.00 each. The intended principal activity of PHCC is to own and operate a convention centre.

The aforesaid acquisition is not expected to have a material effect on the earnings or net assets of the UEMS Group for the financial year ending 31 December 2014. None of the Directors and/or major shareholders of the Company and/or persons connected with them are deemed interested in the aforesaid acquisition.

澳產業料可挽頹勢‧UEM陽光20億銷售可期

(吉隆坡8日訊)UEM陽光(UEMS,5148,主板產業組)第三季淨利萎縮60.88%至7千149萬6千令吉,分析員認為澳洲墨爾本產業推展具有很大吸引力,料可力挽成長頹勢,20億令吉總體銷售目標可期。

大馬研究預期,墨爾本Aurora計劃年杪上位可鞏固其20億令吉銷售目標,截至9月杪銷售目標達6億4千萬令吉。

該計劃臨近La Trobe街與主要購物商場;首期推住宅單位,總發展值達5億7千萬澳元(約16億3千萬令吉),2週內95%售罄,買家澳洲人25%、大馬人22%、新加坡人15%、香港華人38%。

“單在10月,未推展的定購案已累積達26億令吉(相比首9個月30億令吉),預期銷售動力持續至全年,今年總共推出40億令吉產業。”

大眾研究也認為20億令吉銷售目標可達,預料第四季有7億令吉土地銷售入賬,主要來自吉隆坡甲洞(KLK,2445,主板種植組)聯營計劃和汽車運動城帶動,盈利進賬約2億6千萬令吉。

財測調低

安聯研究說,依斯干達產業疲弱,轉戰澳洲有助達致20億令吉銷售目標;基於融資成本走高與賺益受壓縮,對未來賺益看法更為保守,調低今、明、後年財測5%、4%與3%。

(吉隆坡30日讯)UEM阳光(UEMS,5148,主办产业股)与Edotco大马有限公司签署合作协议,于柔佛努沙再也提供电讯设备服务。

该项协议由UEM阳光独资子公司UEM土地有限公司与Edotco大马有限公司签订,以提供电讯塔终端至终端解决方案、电力、传输及营运与保养(O&M)给多样用户流动网络基础设施的发展。

双方的合作将鼓励流动通讯服务和多元电讯业务环境,并预计减少至少40%流动网络应运商(MNO)位于努沙再也的电讯塔。

另外,该合作关系将提供流动网络应运商更低的入驻成本,以确保流动服务在第一天就准备就绪,提供服务予当地居民和生意来往,并带动4G连接的基本设施。

UEM阳光总财务长阿茲哈奥曼对于双方合作将提升努沙再也持续发展,进而引进更多生意来往感到开心,并放眼在当地供应更多基本设施以吸引潜在的进驻商。

努沙再也赛车城面积提高11%

UEM阳光宣布,针对旗下的努沙再也赛车城(Motorsports City)计划,土地发展面积将从原本的270英亩,增至300.022英亩。

该公司今日与联营伙伴签署了补充协议。

同时,补充协议内容也包括FASTrack Autosports依斯干达增持FASTrack依斯干达有限公司股权至70%。

UEM阳光在FASTrack依斯干达的股权则减至30%,所以不再是UEM阳光的子公司。

We refer to UEMS' announcements dated 4 December 2012, 5 June 2014 and 1 October 2014 in respect of the proposed development of a Motorsports City in Gerbang Nusajaya, Nusajaya, Johor Darul Takzim ("Project").

The Company wishes to announce that the parties to the joint venture agreement ("JVA") have, on 29 December 2014, entered into a supplemental joint venture agreement ("SJVA"), to agree, among others, that the total land area for the Project has increased to 300.022 acres.

The Company also wishes to announce that the JVA (as amended by the SJVA) has become unconditional on 30 December 2014 upon fulfillment of its conditions precedent.

Following from the above, FASTrack Autosports (Iskandar) Pte Ltd (formerly known as FASTrack Autosports Pte Ltd) now owns 70% of the issued and paid up share capital of Fastrack Iskandar Sdn Bhd ("FISB") and UEMS' shareholding in FISB has reduced to 30%.  Accordingly, FISB has ceased to be a subsidiary of UEMS on 30 December 2014.

末季增幅逾3倍 UEM阳光净利2.7亿

二零一五年二月二十七日 晚上九时七分
(吉隆坡27日讯)UEM阳光有限公司(UEMS,5148,产业组)宣布在截至2014年12月31日止第4财季的净盈利暴增超过3倍,至2亿7238万令吉,比较一年前只有7796万令吉,使其每股基本收益从1.79仙提高到6仙。

季度营业额也由之前同时期的5亿7311万令吉,锐涨134%至13亿4000万令吉。

该集团已建议派发每股3仙的终期股息。

UEM阳光称,季度较高营业额‘主要是来自分别以2亿4830万令吉和5亿2270万令吉代价,出售土地予Fastrack依斯干达私人有限公司和Scope能源私人有限公司’。

不过,在2014全年,尽管营业额从24亿3000万令吉按年成长10%至26亿6000万令吉,净盈利却只有4亿7993万令吉,比2013财政年的5亿7914万令吉少了17%。

低盈利是由于土地脱售的低利润,局部抵消了产业发展的较高盈利。

展望未来,UEM阳光预期在2015年面对挑战,因产业供应过剩、紧缩借贷环境、以及普遍经济不稳定。

(吉隆坡5日讯)UEM阳光有限公司(UEMS,5148,建筑组)建议发行高达5亿2439万股票,或相等于11.6%现有已发行与缴足股票资本,予其大股东UEM集团有限公司,以筹集7亿7090万令吉,维持其于子公司奴沙再也城发展私人有限公司的股份。

在致给大马交易所的文件中,UEM阳光表示,上述新股将以每股1.47令吉发行,同时它已与UEM集团签署了一份股票认购协议,以落实上述交易。

上述认购价分别相等于UEM阳光截至3月31日止5天、1个月和3个月平均市价的10.0%、10.1%和10.9%溢价。

UEM阳光指出,上述股票认购将全面透过现金支付。

“建议中股票发行所筹得的资金,将用作局部赎回奴沙再也城发展在2005年11月28日发行予UEM集团的4500万可赎回可转换优先股。”

奴沙再也城发展是UEM置地有限公司全资子公司,而后者则是由UEM阳光独资拥有。

若上述优先股未被赎回,它们将在2015年11月27日届满后自动转换为奴沙再也城发展股票,导致UEM集团拥有奴沙再也城发展约21.8%的直接股权。

“鉴于奴沙再也城发展预料可为UEM阳光未来收益带来重大贡献,董事部认为筹集资金赎回上述优先股将对UEM阳光带来最佳利益。”

它补充,建议中发行也将提高UEM阳光的股东基金和加强公司的资本地位。

假定所有优先股于2015年6月杪赎回,所需金额约将达到9亿100万令吉。

UEM阳光在文件中披露:“建议中股票发行所筹金额和赎回总额之间的任何差额,将透过奴沙再也城发展建议中脱售一项产业予UEM集团的资金解决。”

它补充,建议中股票发行预料不会对其截至2015年12月31日止财政年的统一收益带来影响。

不过,在建议中股票发行完成,扩大其已发行与缴足股票资本至50亿6000万股后,其每股统一收益将会被冲淡。

随着建议中股票发行,UEM集团将看到其于UEM阳光的持股,从现有的66.1%提高到69.6%,而其他大股东如朝圣基金局(现持5.1%)和雇员公积金局(5%),则将分别被冲淡至4.5%。
