SP Setia bullish about Setia Eco Gardens project

JOHOR BARU: SP Setia Bhd sees a good take-up rate for its Setia Eco Gardens mixed property development project launched in February.

Executive director Chang Khim Wah said that to date, some 50% of the 500 single- and double-storey terrace houses had been taken up.

“The response is considered positive in view of the current market situation where consumers are becoming more cautious in their spending,” he told StarBiz yesterday at the tree planting ceremony at the Setia Eco Gardens site in conjunction with World Environment Day 2008 last Thursday.

Chang said the scheme on 383.64ha, which would take eight years to complete, comprised 10,000 to 20,000 mixed properties with a gross development value of RM2bil.

The project is the first nature-inspired township in Johor and the company’s second eco-friendly project after the Setia Eco Park in Shah Alam.

Chang said this was the best time to buy properties as prices would definitely go up in the second half and would continue into next year due to the surge in prices of raw materials and fuel.

“Generally, house buyers can expect the prices of new houses to increase at least by 20%, depending on the economic situation,” he said.

Chang said Setia Eco Gardens also had attracted Singapore buyers, especially businessmen in the Jurong and Tuas areas as it was easily accessible from Singapore via the Second Link crossing.

He said the project's location, about 5km from the Johor State New Administrative Centre in Nusajaya, was another attraction to buyers.

Chang said the company would be launching the semi-detached houses at Setia Eco Gardens towards the end of the year, targeting high-end buyers.

“Demand for high-end properties in Iskandar Malaysia is on the rise, especially with the influx of local and foreign investors to South Johor,” he added.

實達建築次季業績料符預期

(吉隆坡18日訊)雖然實達建築(SPSETIA,8664,主板產業股)08財政年第二季的業績表現料大致上達到市場人士的預期,但是由于大眾產業市場的萎縮,該公司未來的營業表現料將逐漸走軟。

實達建築預料將在近日公佈其第二季的財政報告。

分析員表示,實達建築第二季的淨利表現,預料將比第一季的4850萬令吉高,這主要是因為該公司將一片位于安邦的14.5英畝土地,售予永旺集團。

無論如何, 該公司第二季的銷售預料會下滑至2億300萬令吉,比第一季的6億4800萬令吉銷售額顯著減少,這主要是因為該公司推出的產業計劃比較少,而且大選后市場的需求也降低。

未來6到12個月,黃氏發展唯高達投行分析員預料,產業需求將持續疲軟,這主要是因為通貨膨脹高漲后,政治以及經濟情勢的高度不確定性、以及國行潛在的升息行動。

未來表現料走疲

他解釋,雖然政府的一系列回饋行動帶來一些正面的影響,但是購屋者將會在短期內減少大宗產品,如房屋的購買行動。

銷售表現不佳,代表該公司一系列的計劃可能受到影響。分析員認為,實達建築將無法達到其08財政年18億令吉的銷售目標。同時,由于產業計劃延遲推出,加上賺幅下滑,他們對該公司在5年內(至2012年)將其盈利倍增的計劃,抱持懷疑的態度。

雖然實達建築的產品類型分佈非常廣,包括高檔、商業以及國際計劃,但是該公司大部份的發展計劃仍屬于大眾產業計劃,因此, 在多項不利因素的影響下,需求將會受到影響。然而,長期來說,在大馬產業市場自由化、有利的年齡分布等因素的影響下,該公司的表現仍獲支撐。

實達建築的股價表現從07年6月達到高峰以后,就逐漸走軟。

黃氏發展唯高達投行分析員表示,雖然該公司的估價十分吸引人,但是卻缺乏短期的催化因素。

他維持對該公司「充份反映價值」的投資建議,並且將目標價格設定在3.10令吉水平。

(吉隆坡23日訊) 由于購屋者的信心受損, 同時盈利賺幅緊縮, 實達建築(SP SETIA,8664,主板產業股)短期的盈利成長或下滑,分析員認為,國內外的不穩定因素,將促使該集團未來3至6個月的股價表現陷入疲弱狀態。

分析員指出, 實達建築短期內的盈利成長,將受到大馬和越南產業市場不穩定的衝擊,不過,其欲雙倍擴大0 7財政年淨盈利的長期目標,則維持無損。

該集團目前的未入賬銷量額達10億令吉,亞歐美投行分析員相信,接下來本地市場的產業需求或將繼續疲弱,隨著通脹高企和生活成本高漲,消費者的消費能力受影響,有損市場的產業銷量表現。

除了需求放緩,實達建築也面對建築材料成本走高的衝擊,雙層排屋的平均建築成本按年增長17%至19%。該集團目前為止已將產品售價調高了10%至20%,並計劃在今年將原本一年20%的售價漲幅調升,來維持其盈利賺幅。

實達建築近數個月的每月產業銷售,也出現疲軟的現象,主要因為其取消和展延了一些新產業發展計劃。

國內的政治和經濟不穩定及越南市場短期展望欠佳,加劇了市場的憂慮,分析員因此將實達建築08財政年和09財政年的營業額預測,分別調升至4000萬令吉和2億令吉。若購屋者信心在未來6個月繼續低迷,將衝擊其盈利展望。分析員認為,在這樣的情況下,其股價在未來3至6個月料會傾向于低迷走勢。

SP Setia hurt by high material costs

PETALING JAYA: SP Setia Bhd's net profit for its second quarter ended Apr 30 dropped 19.68% to RM47.99mil from the previous corresponding period mainly due to the escalating costs of building materials.

Revenue was 5.12% higher at RM301.51mil.

In a note attached to its quarterly result, the company said despite the challenging economic and business environment, expansion plans were on track.

Sales for the financial year 2008 (ending Oct 31) so far had remained strong and had hit RM951mil as at May 31, it said.

The company said rising costs remained the key concern and would be dealt with via a review of how contracts were awarded by incorporating cost-escalation clauses.

It added that operations would be restructured to make it more cost efficient while key infrastructure and amenities in the townships that the company was developing would be expedited and improved to “enable justifiable price increases to be passed on to purchasers”.

Aseambankers Malaysia Bhd said in an equity research report dated June 23 that SP Setia faced the twin risks of dwindling buyers' confidence and margin compression, which might cripple earnings growth.

“We conservatively cut our FY09 earnings forecasts by 12% to 19% in anticipation of slowdown in launches and margins pressure,” it said.

It added that with no immediate catalyst amid domestic and external uncertainties, the company's stock price was expected to languish over the next three to six months.

Recently, Real Estate and Housing Developers Association vice president Datuk F.D. Iskandar F.D. Mansor said the residential segment of the property industry faced “challenging times” due to higher oil price-fuelling inflation.

He said contractors were also not keen to take on new projects as they were adopting a wait-and-see attitude.

However, Sime Darby Property senior executive vice-president Datuk Abdul Wahab Maskan was quoted as saying in a report yesterday that despite the escalating costs of construction, the property arm of Sime Darby Bhd would not be deferring launches of new projects.

(吉隆坡25日讯)尽管收益预测下调,达证券行依然维持实达建筑有限公司(SPSETIA)的每股重估净资产值于5令吉不变。

不过,随着政府落实取消燃料津贴,达证券行把该公司的评值削减15%,有鉴于此,它认为其目标价仍保持于4.30令吉。

该股在最近的越南危机中重挫后,其现有股价已经更为吸引。基于4.6%周息率及22.9%潜在资本升值,达证券行已把其评级由持有修改为买进。

实达建筑在08年次季业绩比预期疲软,其首半年收益只有9650万令吉,相等于达证券行全年预测的31%。

虽然传统上下半年将是实达建筑更强稳的时期,贡献全年收益的55至60%,但该证券行相信,首半年的疲弱表现将拖低集团的全年收益。

在第2季里,实达建筑集团录得26.5%的偏低经营利润,比较08年首季达31.8%。

它指出,偏低利润主要归因于原料在政府决定开放钢铁和洋灰工业后走高所致。

基于达证券行的资料,钢铁价格已今年迄今已经调涨45%,而洋灰价格则上扬了10至15%。

尽管面对利润压力,但该集团的联号公司和投资活动的盈利协助提高税前盈利。

在第2季,该集团从这2项活动获得的盈利总额1010万令吉,比较上季只有710万令吉。

达证券行透露,实达建筑在槟城首项发展Setia Pearl已经获得超过70%的认购率。

该113英亩高档发展预料将拥有逾9亿令吉毛发展值,至2月杪,该集团已经在推介后一年内售出近2亿9000万令吉,因此预期这项发展将协助推动实达建筑的中短期成长。

而在巴生谷,该集团预料将在今年内推介占地6英亩,毛发展值4亿5000万令吉的Duta Grande超级别墅。

另外,集团也将在赛城推出其第3项‘Eco’发展,名为Setia Eco Villa,这项计划面积156英亩,毛发展值12亿令吉。

达证券行称,继考虑飙升建筑材料价格冲击偏低利润后,它已把其08财政年收益预测下调了9.3%,而09财政年则减少8.4%。

馬越營運艱困‧次季淨利挫20%‧實達財測下調10%

(吉隆坡)實達(SPSETIA,8664,主板產業組)在次季的凈利按年猛挫20%,使分析員下調盈利預測5至10%,不過基於股價已經下跌至非常低水平,提供投資者趁低累積的機會。

受業績欠佳影響,實達股價今日(週三,26日)蒙受重挫,寫下逾2個月的新低,一度挫24仙或6.9%至3令吉26仙,6天的連續跌勢,已經丟失近18%。此股週三收市作3令吉28仙,跌22仙或6.3%。

摩根士丹利下調該公司股價預測,從4令吉20仙下修至3令吉70仙。

建材價格急攀促使產業發展賺幅壓縮,大部份分析員下調實達今明財政年凈利預測達5-10%。

達證券下修實達在今明財政年的盈利預測分別達9.3%和8.4%,2008財政年營運盈利賺幅降低2.3%至19.2%,明年財政年的賺幅亦調低2%至19.6%。

鑑於大馬和越南的營運環境艱困,加上今年次季的業績欠佳,聯昌研究下調實達2008至2010財政年的凈利預測達5-13%,其目標價也從4令吉93仙調降至4令吉38仙。

不過,聯昌認為,實達產業前景黯然失色,加上次季的欠奉表現,使股價面對賣壓,但也讓投資者展開逐步累積買進的佳機,股價長期催化劑,是越南計劃的成功推展,以及實達在國內外可能會展開地皮收購計劃。

實達甫公佈的2008上半年凈利達9700萬令吉,按年挫9%,佔大馬研究2008財政預測的2億5800萬令吉凈利之37%,同時也僅達市場預測的2億6900萬令吉之36%。

此公司在今年次季的凈利按年劇跌20%至4800萬令吉,主要因工程進展受阻、賺幅減縮和次季的盈利無法及時兌現。

無論如何,大部份分析員認為,該公司下半年的按進度結算收入較高賺幅,尤其是來自SETIA PEARL ISLAND及SETIA WALK計劃,加上可能脫售地皮,或彌補上半年的不足以及達到符合全年的預測。

馬越房產前景充滿挑戰

亞歐美研究認為,大馬和越南房產前景仍充滿挑戰,因高通膨侵蝕房產的購買能力,購買者都居於場外觀望,儘管實達具備強勢品牌而比其他同儕佔到優勢,但也遭池魚之殃。

不過,亞歐美也認為,實達估值仍比同儕享有溢價,但近期因欠缺激勵因素而使股價欲振乏力。

達證券認為,儘管實達盈利預測削減,但其調整凈資產價值估值保持不變達5令吉,越南貨幣危機的隱憂導致此股蒙受重挫,現有股價水平頗誘人,該公司週息率達4.6%,資本增值達22.9%。

檳城的SETIA PEARL計劃在中短期是該集團的成長驅動力;柔佛房產因供過於求而影響需求走弱;此集團也在巴生河流域推出高檔的別墅計劃,中期也會推出一些商業計劃,以迎合需求的增溫。

聯昌表示,實達在近期在越南將推出總值8億美元的聯營計劃,今年也會推展近3億令吉的產業,預計越南的購買者反應是溫和的,因該公司會付出適當的努力,以確保計劃的成功。

大馬研究也認為,儘管越南面對經濟過熱和高通膨窘境,但預計實達在越南的計劃會有所表現,因需求量是來自真正居住的買家,其價格也較廉宜。

SP Setia to ride out tough times

SP Setia Bhd shares have been under pressure since the release of its latest quarterly results on June 24. Traditionally seen as a safe stock for investment, SP Setia's share price has dropped by more than 15% in just a week and it is now at its lowest level in 52 weeks.

The developer’s net profit fell 19.68% to RM47.99mil for the second quarter ended April 30 mainly due to escalating costs of building materials. Revenue, however, was slightly higher at RM301.5mil.



Despite the weak results, some brokerages are still upbeat on SP Setia's prospects.

Citi Investment Research said that despite weaker-than-expected results, SP Setia's management was still confident of meeting the RM1.5bil new property sales target for the current year ending Oct 31 (FY08).

“SP Setia has already achieved RM951mil sales for the first seven months of FY08 and if the company can maintain its sales of RM100mil per month, it should not be a problem to achieve the RM1.5bil sales target,” the research house said in a report.

It added that the only exception was Vietnam, where the company has a current sales target of about US$10mil for FY08.

“We believe the current sell-down is overdone. Previously, despite a lethargic market, SP Setia has been able to consistently chalk up at least RM1bil annual sales,’’ Citi said. “In our opinion, SP Setia is in a league of its own and would be able to withstand a more challenging environment than most of its peers.”

AmResearch has reiterated its “hold” rating on SP Setia with an unchanged target price of RM3.50 based on a 10% discount to its estimated net asset value per share of RM3.89.

In a recent research report, Kim Eng Securities retained a “buy” on the counter, with a target price of RM3.50. It said the stock offered attractive gross dividend yields of around 6% and that SP Setia had a good track record in delivering its promises.
