想当年Cassia的时候,他们的推销员说停车场是first come first serve时我就会反胃,每天停不同的地方,两百多千 ...

停车场不是什么大问题,如果first come first serve行不通。。。我们可以抽签拿固定的停车位。。。

停车场不是什么大问题,如果first come first serve行不通。。。我们可以抽签拿固定的停车位。。。

其实frist come first serve是有不好之出~
只是现在还没有出现~
如果cassia的resident住满后~就会出现以下情况
1.你可能会找不到car park
因为visitor阿猪阿狗给了driving license 就进来乱乱park
visitor car park更本没有laber也不知道在哪里
还有就是你们可以试看~给了driving license根本没有人理你把车驾去那里或停那里
2.如果你是晚上回的话~你就得在car park慢慢找空位
3.如果你家的车是两人以上共用
你每天驾车回来不久的天天报告你的车park那里park几楼
4.人是会忘记的~
我就几次忘记放前面还是后面...走错方向
现在还好,因为车少.如果满了~你车放远的话就惨

还有就是现在cassia就已经出现问题
目前有人跟我说management有出租car park
可是要refer to developer
我想说为什么developer会牵涉在内
可能那么快有resident 出租car park 吗?

这是first come first serve 的问题~
有几个car park是resident,几个被人后面抽控根本没人知


还有还有~也有一些block B的人把车停在block A
不知道做什么

所以抽签定为是好的
如果怕拿到不好的位子,大可两三年在抽一次
对大家都公平

cassia carpark 的问题,不好意思,我有时也是用 visitor pass park 进去。不是我不愿意给钱买 carpark,而是我要买时 developer 说已经卖完了,他们有reserve carpark 来租的,可是要等。我也已经 submit 名要租carpark,也去management 问过几次了都没有结果。:@

哪里知道今天去问时他们竟然说 block A 的 carpark 已经租给 block B 的住户!然后又叫我等!! 你说气吗?我不是不愿意给钱,只是要买/租都没有,真的很无奈 对 management 真的很失望!!!

不晓得他们的clubhouse的资讯,正不正确,但是,就是住户不能够成为Committee。。。那么,据他们所说,凡是要不要开放会员籍,和如果发展商要卖clubhouse,必须要得到住户或买主的同意。那么,开发的会员籍是对于ilcpg的顾客。。 当然,问题在于怎样确定是不是ilcpg的客户? 和多少%是开发的。
那么,pinang laguna 的car park 位是固定的。不再是先到先得。

可能还有东西要补充。。。但是,我忘了。。可以有人加上来吗?

律师说pangsapuri pinang laguna 是由政府命名的, 但由于蛮多客户都question发展商on这问题, 所以发展商的大老板有向政府要求换去 kondominium, 但还不懂能否成功. 不懂是真是假啦, 律师是那么说的...

至于water park 的 open membership, M 说这是 in case 部分的 laguna 住户不要这些设施而不缴费, 那他们才会开放给他们其他 project 的 buyer so that 有那笔钱去 maintain 哦...

他们以后的project可以用这点做卖点~(也就是说如果你们买他们的project,就能享用这个water park)
可能以后我也有机会用~

他们早点这样讲就好嘛~

应该早点叫Michael 来讲~叫一个不能“拿主意”的人来回复不知道做什么

那现在的总结论是water park 100%属于developer
不管怎样,Micheal...这是你们SA的错误
一开始就向买家灌输错误的东西~
你们必须让买家知道water park是under developer...
这样买家也不会乱到这个地步~

所以总结论就是买Laguna就是只买住居。facility没有include在内!facility 是under developer!要用就要付费!
买家要不要买自己决定吧~
PS:RM101的maintanence 似乎有点贵!因为没有facility根本需要RM0.10/sq
只有确保water park的account和laguna的account是分开就不是个大问题
如果over paid,management可以自行调低


如果以现在的价钱买没有facility的“condo”似乎有点贵。可是见人见自。自己喜欢就好

固定停车位是居住在公寓的基本条件,由抽签开始,一切公平,别搞到好象发林和打枪铺的廉价组屋一样,每次回家不能停同样的车位,而且可能会遇到没停车位,但是我想说是两百多千的屋子,管理费不便宜的,谁愿意如此呢?楼上的也已经说了重点,所谓现在还不是住满人,如果两年过后,住户全满,停车位真的是导火线.

vincent....  101 的收费太贵了, 那是给有faclilities 的, 现在facilities 都 under clubhouse 了, 怎么可以还是 101 rm ... 不是吗??跟你老板回应一下
