26-03-2007: Property, construction stocks in vogue
Property and construction stocks will be in vogue following the government’s incentives for the Iskandar Development Region (IDR) and the waiver of real property gains tax (RPGT) throughout the country with effect from April 1. Aseambankers Equity Research said the other winners would be landowners in the IDR region, where the government wants to expedite development. It said property developers and building construction groups would benefit from the RPGT waiver, while contractors could gain from initial infrastructure development in the IDR. The RPGT waiver would boost property market transactions especially in the medium- to high-end segment and could also attract greater foreign interest in Malaysian properties. Aseambankers Equity Research has a “buy” recommendation on Sunway City Bhd, WCT Land Bhd and KLCC Property Holdings Bhd, while it maintained its hold recommendation on SP Setia Bhd. Potential beneficiaries among construction groups include Gamuda Bhd and IJM Corporation Bhd, which have sizeable ongoing property development projects. It described the incentives for the IDR as generous and comprehensive compared with the existing fiscal incentives for “promoted areas” and “promoted activities” under the annual government budget. “Together with the government’s spending on the development of physical infrastructure, the incentive and support package enhances the attractiveness and the value proposition of IDR as a business location and investment destination, especially for foreign investors,” it said. It said the initial wave of development in the IDR, for which the Ninth Malaysia Plan has allocated RM4.3 billion, would be in infrastructure development and that this should benefit contractors. It said potential beneficiaries are UEM Builders Bhd, ACP Industries Bhd, IJM Corporation, Ranhill Bhd and WCT Engineering, adding that property developers in the IDR would also benefit.
