(吉隆坡8日讯)双威产托(Sunway Real Estate Investment Trust)截至今年6月杪第四季净产业收入增加11%至1亿1118万令吉,去年为1亿27万令吉,归功于新收购的双威大学与学院的新收入贡献及较高的零售贡献。
季度净实现收入上扬6.1%至6716万令吉,之前为6331万令吉。
该集团宣布,每单位派息2.28仙,将于9月10日支付。这是双威产托今年内第四次派息,总派息增至9.59仙。
双威产托管理私人有限公司总执行长拿督黄中立今日发布文告表示:“稳定的财务表现归功于及时收购了双威大学与学院、审慎的成本管理和积极的资本管理举措。”
该公司预计,2020财年的每单位股息将保持弹性,主要得益于双威大学与学院的全年收入贡献及零售业务适度增长。该公司还承诺在2020财年分配100%可分配净收入。
然而,该公司仍然对酒店业务的表现持谨慎态度,因为预计该行业将面临更大的阻力,同时游客人数将会减少。
黄中立说:“展望未来,在全球旋风、国内经济放缓以及政府政策欠稳的情况下,围绕经营格局的基本面仍然充满挑战。”
第四季营业额增长6.8%至1亿4556万令吉,一年前报1亿3625万令吉。
截至6月30日,双威产托的产业价值上涨10.5%至80亿5000万令吉,之前为72亿8000万令吉。
全年净产业收入上扬4.7%至4亿3970万令吉,净实现收入则微增0.1%至2亿8234万令吉。营业额增加3.5%至5亿8030万令吉。

酒店陷低迷扩资产组合·双威产托展望正面

(吉隆坡9日讯)双威产托(SUNREIT,5176,主板产业投资信托组)受酒店业务疲软影响2019财政年末季和全年盈利表现,尽管分析员预计酒店市场低迷将持续造成影响,但长远而言,对双威嘉年华扩建和扩张资产组合保持正面。
全年盈利符预期
MIDF研究指出,双威产托全年盈利达该行与市场预测的98-99%,符合预期。
受酒店业务低迷影响,双威产托末季核心净收入下跌12.4%。
但MIDF认为,双威金字塔租金和新买的双威大学将支撑2020财政年盈利增长。
MIDF指出,贡献了总产业净收入58%的双威金字塔,根据过往业绩及租户销售增长情况来看,租金出现了个位数回升,而双威大学也将在之后贡献全年盈利,该行对其前景持正面。
该公司管理层计划拨出1500万至2000万令吉对双威大厦(Sunway Tower)进行资产增值计划(AEI),打造5层共享工作空间以及对其公共设施进行升级。
MIDF预计,办公室业务表现有望优于2019财政年。
不过,由于酒店整体市场情绪谨慎和非传统住宿提供者的竞争下,MIDF预计,酒店业务将持续低迷。
综合上述,MIDF维持对其2020和2021财政年的财测。
艾芬黄氏研究则认为,双威大学比预期更早地贡献盈利,弥补了酒店业务的疲弱。
在纳入双威大学的盈利和收购成本表现以及酒店业务将受市场疲软影响等考量后,艾芬黄氏上调了2020至2021财政年每单位盈利预测0.3%至0.5%。
兴业研究维持对该公司2020财政年的财测,但同时看好其2022财政年双威嘉年华广场扩张完工后将另增35万平方尺的净出租总面积,有助盈利将会进一步飙升。
双威嘉年华广场扩张
按部就班
该公司管理层表示,双威嘉年华广场扩张建设按部就班进行,料可如计划的2020年杪,亦是2021财政年完工。
达证券预计,在扩张后的双威嘉年华广场全年贡献下,2022财政年每单位收入分配增长估值为5.9%。
不过,基于考量2019财政年实际业绩和部份内部调整后,达证券则下调2020和2021财政年分别2.5%和2.3%。
安联星展研究则认为,鉴于市场情绪谨慎,租金回升情况将持续平稳,双威金字塔的部份盈利贡献将被双威金字塔商场面临艰难营运环境抵销,不过其优秀的租赁组合仍可加强捕捉该地区的市场人口。
有鉴于此,安联星展下调对双威金字塔净产业收入赚幅估值至74%,但提升了对双威金字塔零售的赚幅至78%后,亦下砍2020至2021财政年财测3%。
肯纳格研究预计,双威产托在2020和2021财政年将拨出2亿5000万和1亿令吉资本支出,主要用于料将在2021下半年完工的双威嘉年华扩张建设以及增值其他资产。
肯纳格指出,在零售业务如期的低个位数租金回升,以及办公楼和酒店资产转至个位数回升下,预料2020财政年将有41.1%的净出租总面积进行翻新。
积极发展其他业务
另一方面,肯纳格认为,从长远来看,该公司正积极地寻求发展其他业务如工业、医疗保健和教育等。
马银行研究相信,双威产托接下来将持续扩大其产业组合,特别是通过其母公司进行收购或/和自个开发量身定制的产业。
马银行研究留意到,双威产托的资产总值目标将从2019财政年杪的80亿令吉扩张至2020财政年的100亿令吉,2025财政年将达至130至150亿令吉。
大马投行指出,由于双威产托较高的投资活动,资产负债率从37%增值38%,但仍在50%的调节阈值以下。
大马投行虽看好该公司前景,但却认为其股价已超出基本面,没有提供太多潜在上升空间,而维持评级。
