11月2日的富达置地(DUTALND)的股东大会。小股东可能想从中探听公司最近卖地的新闻。
这块地,嗯,这块地,似曾相识。是的,我说的的公司最近要卖给莫实得种植子公司的那块地。
细细查回公司的文告,不就是公司在2011年要卖给IOI集团(IOICORP)的那块地吗?
原来那件事,已经过了6年,岁月不留人呐。
虽然面积稍有不同,不过根据地名和州属,这就是当年闹得热热烘烘的那块地。
当时,IOI集团出价8.3亿令吉来收购这块在第一土地发展公司(PLD)的土地,富达置地的股东一瞬间好像中了彩票一样,个个趾高气扬起来,董事们在召开股东大会时也志得意满,一副守得云开见月明的样子。
不是吗,公司之前是从很糟糕的重组挨过来,如今可以从中获得约5亿令吉的盈利,每股资产几乎暴增1令吉,当中更可以还掉不少债务以及有充足的资金做未来发展,董事部已经策划未来如何发展;小股东已经在幻想着特别股息了。
可是,该脱售最后因为IOI集团退出而告无疾而终,公司打回原形,股价也不再灿烂,董事部和股东们脸色也黯淡下去……
事隔6年,土地依旧,公司依旧,股价依旧。不过,在这个卖地的消息宣布以后,股价上涨依旧。
投资者还要上车吗?
原来,价值虽然不变,但是要释放,投资者才肯接受股价的改变。上回追逐股价碰钉子的人,这回还愿意上车吗?
虽然卖的土地小了一点,价钱也少了一点(7.5亿令吉),资讯的透露也少了点,还多了10%的产业盈利税;但是,如果卖得成,富达置地的盈利还是很可观的。
从消息出炉到现在,股价已经从45仙涨到70仙,不过,依然低于公司的净资产(目前约每股1.1令吉,脱售之后可能涨到1.5令吉)。
不过,如果没有派息奖励股东,基本是一切如常,股价无需大起。
但是,股民的心态就是这么难以预料,古井不波,股民也不感兴趣;如今有人激起涟漪,股民就前仆后继。
无论如何,虽然这次的脱售价钱低了,但是迟到好过没到,成交好过卖不成,希望这次的买卖可以顺利完成,这样小股东可以大力要求久违了的股息。 |

小股东忧落入净现金.富达置地:明年2月份晓
(吉隆坡2日讯)富达置地(DUTALND,3948,主板种植组)小股东担心公司脱售核心种植资产后,将可能落入没有足够核心业务或净现金公司,公司董事部却“胸有成竹”地表示心里已经有计划,一切等到明年2月脱售全面落实后,自有分晓。
7.5亿售沙巴园丘
富达置地日前以7亿5000万令吉,将公司核心资产──即沙巴种植园丘,脱售给莫实得种植(BPLANT,5254,主板种植组),并已签署买卖合约,使小股东今日趁常年股东大会询问董事部公司的未来动向、包括未来业务方向、如何使用脱售所得资金以及是否派特别股息等。
根据出席大会的一名小股东表示,董事回应他们是有想着一些计划,惟目前不便透露详情,一切要等全面落实脱售种植资产计划,才作进一步透露。
富达置地董事经理丹斯里叶永松在大会后面对记者时,虽然脸带笑容,惟不愿发表谈话,仅抛下一句“我们在特别股东大会再说”,即快步离开会场,扬长而去。
富达置地与莫实得种植的沙巴油棕园交易,最后还要两家公司股东在明年2月举行的特别股东大会通过后,才完成落实。
小股东表示,公司董事部近年业务营运非常保守,似乎不像在商场身经百战的叶永松的作风,当小股东提及旗下产业发展业务进展缓慢,董事部即反问道;“你认为目前的产业市场可以大事发展吗?”
小股东认为,目前公司资产负债表非常健全,负债非常低,公司业务趋向保守,令一些小股东纳闷。
小股东也认为,由于目前的产业发展业务,包括肯尼高原发展计划,及尚未完成的吉隆坡安邦路交界Duta-Grand酒店建筑进展缓慢,一旦没有种植资产支撑,它可能会落入无足够业务或净现公司,需要进行重组。
富达置地获得7亿5000万令吉资金后,其中一个选项或许是加速产业发展业务,包括上述两项产业资产,转成为公司主要核心业务,以免落入净现金公司。不过,是否如此,相信还得等到明年2月才揭晓。
