UOA发展6106万购CH
(吉隆坡23日讯)UOA发展(UOADEV,5200,主板产业组)收购Cosmo房屋发展公司(CH)所有股权,耗资6106万2520令吉。
UOA发展发文告表示,CH在吉隆坡大城堡拥有13片地库,总面积为9.4英亩。该公司有意展开综合发展计划,以住宅为主,估计发展总值10亿令吉。
UOA发展将通过内部资金完成相关收购。

UOA发展(UOADEV,5200,主板产业股)斥资6106万2520令吉,收购Cosmo房屋发展公司(CH)所有股权。
CH在吉隆坡大城堡拥有13片永久地契地皮,总面积为9.4英亩。
UOA发展有意展开综合发展项目,以住宅为主,预计发展总值10亿令吉,将通过内部资金完成相关收购。
行家建议
虽然该地附近没有很多相似的交易历史可供参考,但据了解当地地价介于每平方尺110至165令吉间。因此,上述收购价可算得上是不错。
按照预计发展总值10亿令吉,土地成本仅占发展总值的6%。这相等于新项目的净赚幅达45%,与公司其他项目一致。
对财务的影响也极微。预计2018财年的净现金比率会从0.03倍,仅微降至0.02倍。
虽然项目详情仍然未知,但我们听闻公司希望将每单位售价定在50至80万令吉,这个价位足够由市场消化。
在纳入大城堡项目后,将目标价由2.50令吉,上调至2.60令吉。
维持“跟随大市”评级。虽然UOA发展属防守类型股,周息率高达5.7%,但我们建议投资者应等候股价较划算时才买入。

答:
(2)肯纳格研究表示,撇除一次性重估带来的9000万盈利,UOA发展2017年核心净利报4亿零100万令吉,比预期盈利高出4%。
该公司将在2018财政年推出13亿7000万令吉的产业项目,但未设定销售目标。
40%盈利来自租金
未售出的产业库存创新高,达到10亿令吉(以成本计),肯纳格料以市场价格计为20亿令吉,这可能敲响警钟,但该行认为该公司拥有足够本钱可长期持有这些库存,并在适当时间释出存货。
展望2018年,肯纳格说,该公司计划展开蕉赖敦拉萨镇及孟沙South Point的工程,以加强经常性收入。
UOA发展目前投资产业项目总值为16亿7000万令吉,40%的营运盈利来自租金收入。
艾芬黄氏研究依旧把该公司列为产业股首选之一,2018-2020年周息率6.3至7.1%超越同侪,同时处于净现金,每股现金27仙,且本益比估值为9.5倍,对比同侪的本益比估值则为16.3倍。
主要催化剂是位于怡保路的产业项目提早在在2019年推出,发展总值达60亿令吉。
分析员给予买进评级,目标价介于2令吉50仙至3令吉11仙。

最新进展:
UOA发展(UOADEV,5200,主板产业股)最近推介了发展总值5亿5000万令吉的South Link Lifestyle公寓,共1422单位,位于孟沙南城。
认购率预计超过20%,而预订率料超过50%。
行家建议:
UOA发展正进行中的两个主要项目,分别是位于冼都的Sentul Point(发展总值15亿令吉)及位于North Kiara的United Point Residence(发展总值15亿令吉),认购率亮眼。
2017财年中,Sentul Point占新销售36%,United Point Residence则贡献35%。
接下来,UOA发展将继续在吉隆坡推更多项目。其中,计划在旧巴生路推介Sounthbank的第二阶段,发展总值为1亿3000万令吉,涵盖一栋套房公寓及分层办公室。
此外,计划在孟沙南城推出The Park Residences II,发展总值达6亿令吉,共两栋住宅楼。
同时,该公司也着重在清理价值高达10亿令吉的产业库存。

(吉隆坡27日讯)UOA发展(UOA Development Bhd)第三季净利微滑1%,主要由于销售成本的增长幅度高于营业额。
该集团今日向大马交易所报备,截至9月杪第三季净利报9216万令吉,去年同期为9320万令吉。
营业额从2亿6126万令吉,增15%或3912万令吉,至3亿38万令吉,而销售成本大涨71%或7919万令吉,至1亿9048万令吉,同期报1亿1129万令吉。
该集团指出,该期间的营业额和净利表现,主要归功于逐步确认进行中的项目,即United Point Residence、Sentul Point Suite Apartments、South Link Lifestyle Apartment,以及竣工办公室与住宅单位的销售。

该集团表示,截至9月30日的季度新产业销售约为11亿4000万令吉。截至9月的未入账销售约为16亿7000万令吉。
