UOA发展(UOADEV,5200,主板产业股)截至3月杪首季,净利按年减半,报4337万5000令吉或每股2.66仙。
营业额也按年跌23%,写1亿5508万8000令吉。首季新产业销售达3亿320万令吉。
行家建议:
首季核心净利和新产业销售大致符合预期,分别占全年预测的11%及21%。
预计今财年UOA发展的销售可达14.2亿令吉。
由于UOA发展今年将交付4个项目,未来季度表现有望更好。
该公司延迟推出孟沙南城The Sphere住宅项目,取而代之的是有望售出整栋Desa Center商业套房(3亿令吉)、敦拉萨镇项目(3亿令吉)以及士拉央可负担房屋(9000万令吉),总值16.9亿令吉,与管理层早前提及的18.9亿令吉差距不多。
另外,15.7亿令吉的未入账销售,可贡献一至一年半盈利,因此维持财测、评级和目标价。
尽管UOA发展上行空间有限,但值得持有,因专注吉隆坡市场与交通主题、高发展赚幅及强劲净现金位置,确保抗跌特质,可为投资者带来稳定回酬。

The shareholders of UOA Development had, at the Company’s Thirteenth (13th) Annual General Meeting held on 22 May 2017 approved for the Final Dividend and authorised the Company to allot and issue such number of new ordinary shares in UOA Development (“Shares”) pursuant to the DRS.
On behalf of the Board, Kenanga IB is pleased to announce that the issue price for the new Shares to be issued pursuant to the DRS has been fixed today (“Price Fixing Date”) at RM2.24 per new Share (“Issue Price”).
The Issue Price was arrived at based on the five (5)-market day volume weighted average market price of the Shares of approximately RM2.6291, up to and including 31 May 2017, being the last trading day prior to the Price Fixing Date, adjusted for the Final Dividend and applying a discount of approximately ten percent (10%). On behalf of the Board, Kenanga IB also wishes to announce that the book closure date for the Final Dividend and the DRS has been fixed on 16 June 2017.
Barring any unforeseen circumstances, the new Shares arising from the DRS will be listed on the Main Market of Bursa Securities on 17 July 2017.

UOA发展次季净利扬33%

(吉隆坡23日讯)UOA发展(UOA Development Bhd)第二季净利上扬33.34%,受该季度完成的South View服务式公寓项目贡献所推动。
UOA发展今日向大马交易所报备,截至6月杪次季净利为1亿6565万令吉,或每股10.15仙,上财年同期为1亿2423万令吉,或每股8.17仙。
次季营业额从2亿9481万令吉,涨至4亿6561万令吉。
综合首半年表现,净利由2亿2030万令吉,降至2亿903万令吉;营业额则达6亿2069万令吉,高于同期的4亿9598万令吉。
UOA发展表示,集团营业额和盈利主要来自按进度确认South View服务式公寓、Southbank Residence、Sentul Village、United Point Residence、Danau Kota套房公寓及Sentul Point套房公寓等进行中的项目。
展望未来,该集团指出,截至6月30日的新产业销售约为6亿1300万令吉,归功于进行中的Sentul Point套房公寓和United Point Residence。
与此同时,未入账销售约为13亿9000万令吉。
该集团补充,将继续专注于大吉隆坡的发展,并继续物色符合集团目标的策略发展土地。

最新进展:
上周五,UOA发展(UOADEV,5200,主板产业股)股价突然跌6.7%至2.35令吉,同时交易活络,有416万股成交。
过去3个月,平均交易量为70万股,股价则是2.56令吉。
管理层称,没有任何大消息或企业进展。
行家建议:
UOA发展的本益比为10倍,加上6.4%周息率十分吸引,因此上周五的抛售毫无根据。
Southbank项目会在下半年竣工,因此第三季盈利应该符合预期。但是按季比较,净利会走低,因为次季有三个项目竣工。
一些项目可能延迟推介,保守起见,降低今财年销售目标12%至12.5亿令吉,但维持明财年的14.2亿令吉目标。
今财年净利预测不受影响,但明财年净利预测稍微走低2%,敦拉萨镇项目应该会在2019财年带来更大的贡献。
考虑到投资者对产业销售感到忧心,我们提高实际净资产价值(4.11令吉)的折价,从36%至40%,目标价从2.63令吉下修至2.47令吉。
由于上周跌幅大和目标价降低,上调评级至“超越大市”。

产业项目竣工.UOA发展第三季少赚18%
(吉隆坡21日讯)产业发展项目竣工影响,UOA发展(UOADEV,5200,主板产业组)截至2017年9月30日止第三季净利下挫18.18%至9035万7000令吉,拖累首9个月走低9.48%至2亿9938万3000令吉。
第三季营业额上扬13.91%至2亿6163万令吉,首9月营业额也走高21.60%至8亿8232万9000令吉。
该公司在文告中表示,本季度共花费6140万令吉作为市场营销费用,1170万令吉为行政费用以及270万作为营运开销。
该公司本季度主要的销售贡献来自冼都两项房产项目,首9月新销售为9亿2400万2000令吉,未入账销售为其为14亿1000万令吉。
UOA发展未来将专注大吉隆坡产业发展以及持续寻找位于策略性地点的地库。

莫扎尼资产售UOA发展
(吉隆坡4日讯)UOA发展(UOADEV,5200,主板产业组)以1亿5953万5101令吉向丹斯里莫扎尼旗下Kaginic资产控股(前称Kencana资本资产控股)增持Everise Project私人有限公司的35%股权。
UOA发展在文告中表示,完成收购后,Everise将成为UOA发展持股74%的子公司。
Everise主要涉及产业发展,此收购将令UOA发展的净资产增加1.7%或6795万3000令吉。
资料显示,Kencana资本是由前首相敦马哈迪之子莫扎尼所拥有。

UOA发展派息15仙
2018年2月22日
(吉隆坡21日讯)UOA发展(UOADEV,5200,主板产业股)截至12月杪末季,少赚44.56%,净利报1亿9179万9000令吉,或相等每股11.07仙,同时宣布派息15仙。
UOA发展今日向交易所报备,末季净利表现,逊于去年同期的3亿4597万9000令吉。
同时,当季营业额也从2亿7064万2000令吉,按年跌26.37%,至1亿9927万3000令吉。
全年方面,净利按年少4%,至4亿9118万2000令吉;营业额则录得9亿9619万3000令吉,涨8.57%。
UOA发展文告指出,截至去年底,新产业销售额达13亿令吉,归功于Sentul Point Suite公寓、United Point Residence和UOA商业园项目。未入账销售则达13亿7000万令吉。

UOA发展6106万购CH
(吉隆坡23日讯)UOA发展(UOADEV,5200,主板产业组)收购Cosmo房屋发展公司(CH)所有股权,耗资6106万2520令吉。
UOA发展发文告表示,CH在吉隆坡大城堡拥有13片地库,总面积为9.4英亩。该公司有意展开综合发展计划,以住宅为主,估计发展总值10亿令吉。
UOA发展将通过内部资金完成相关收购。

UOA发展(UOADEV,5200,主板产业股)斥资6106万2520令吉,收购Cosmo房屋发展公司(CH)所有股权。
CH在吉隆坡大城堡拥有13片永久地契地皮,总面积为9.4英亩。
UOA发展有意展开综合发展项目,以住宅为主,预计发展总值10亿令吉,将通过内部资金完成相关收购。
行家建议
虽然该地附近没有很多相似的交易历史可供参考,但据了解当地地价介于每平方尺110至165令吉间。因此,上述收购价可算得上是不错。
按照预计发展总值10亿令吉,土地成本仅占发展总值的6%。这相等于新项目的净赚幅达45%,与公司其他项目一致。
对财务的影响也极微。预计2018财年的净现金比率会从0.03倍,仅微降至0.02倍。
虽然项目详情仍然未知,但我们听闻公司希望将每单位售价定在50至80万令吉,这个价位足够由市场消化。
在纳入大城堡项目后,将目标价由2.50令吉,上调至2.60令吉。
维持“跟随大市”评级。虽然UOA发展属防守类型股,周息率高达5.7%,但我们建议投资者应等候股价较划算时才买入。
