(吉隆坡24日訊)數項發展計劃帶動,UOA發展(UOADEV,5200,主要板房產)截至6月底2016財年次季淨利按年起80%至1億2423萬令吉。
UOA發展向馬證交所報備,次季淨利揚升80%至1億2423萬令吉;營業額則下滑9.5%至2億9481萬令吉。
該公司首6個月淨賺2億2030萬令吉,淨利比去年同期高出49%;營業額跌22%至4億9598萬令吉。
根據報備文件,淨利提高主要因為來自South View服務式公寓、Southbank住宅計劃、Desa Sentul、The Vertical Corporate大樓及Desa Green發展計劃的銷售。
根據文告,該公司截至6月底的新房地產銷售達約戶6億1200萬令吉,未進賬銷售(unbilled sales)約12億令吉。

UOA发展下半年盈利恢复正常

最新进展:
受惠于Desa Green服务公寓的盈利贡献,UOA发展(UOADEV,5200,主板产业股)截至6月杪次季,净利报1亿2422万5000令吉,或每股净利8.17仙,较上财年同季的6892万9000令吉,按年大涨80.22%。
然而,次季营业额则按年微跌9.49%,录得2亿9480万9000令吉,上财年同季为3亿2571万2000令吉。
累计首6个月,净利写下2亿2030万3000令吉,比上财年同期的1亿4741万1000令吉高49.45%。
行家建议:
UOA发展次季营业额虽然跌9.5%,不过核心净利却大涨80%,主要归功于已完成项目的成本调整,促使税前盈利赚幅大起27.7个百分点至59.7%的水平。
这使上半年核心净利达到2.2亿令吉,按年增长49%,占我们全年预测的69%。
截至6月杪,公司的未入账销售达到12亿令吉的健康水平,主要有3大项目支撑,即United Point、South View及Southbank。
由于我们认为下半年的盈利将会恢复正常,因此目前维持财测及评级,5%的周息率能够支撑股价。

同季营业额按年跌53.36%,报2亿2957万1000令吉,上财年报4亿9217万9000令吉。
该公司向马交所报备,累计首9个月净利扬8.11%,录得3亿3074万7000令吉。
不过,营业额跌35.88%,报7亿2555万1000令吉。
展望未来,集团在当季推出的Sentul Point项目,销售反应热烈,料总销售额可达11亿5000万令吉。
其他发展项目,如United Point、Danau kota、The Vertical Office Suites、South View服务公寓、Desa Green服务公寓、Scenaria @ North Kiara Hills,及UOA Business Park,将是提振营业额的主要动力。

工程进度加快.UOA发展末季盈利料更强
(吉隆坡24日讯)UOA发展(UOADEV,5200,主板产业组)2016年9个月核心净利符合预期,联昌研究预期在工程进度加快下,第四季盈利料更强。
该行指出,South View和South Bank工程料在今年杪和明年上半年竣工,预期工程进度加快将提高集团今年第四季营业额表现。
联昌研究说,UOA发展今年9个月累积销售达11亿5000万令吉,比2015年全年的8亿令吉高出44%,相信今年第三季销售强劲将是UOA发展股价潜在重估催化剂,因此维持其“增持”
评级,目标价为2令吉70仙。
“尽管宏观经济环境震荡,明年高档住宅和商业房产需求依旧低迷,我们预见UOA发展明年的销售将多贡献自主打大众市场的United Point Residence和Sentul Point。”

UOA发展38万售餐厅

(吉隆坡5日讯)UOA发展(UOADEV,5200,主板产业股)以38万令吉,脱售一家孟沙南城餐厅的全数股权。
该公司日前向马交所报备,去年12月31日,独资子公司UOA Hospitality私人有限公司(UOAH)、Regenta Development私人有限公司(Regenta)以及Hokkien Peng Restaurant Group私人有限公司(HPRG),签署股权买卖协议。
UOAH和Regenta将分别脱售Botanica Deli私人有限公司的70%及10%股权予HPRG。
UOA发展称,目前,HPRG持有Botanica Deli的20%股权,因此,向UOAH和Regenta提出献购。
基于餐厅并非该公司的核心业务,UOA发展同意脱售股权。
完成脱售后,Botanica Deli将不再是UOA发展的间接子公司。【e南洋】

(吉隆坡22日讯)投资资产重估溢价,大幅抬拉UOA发展(UOADEV,5200,主板产业组)净利,截至2016年12月31日止第四季,该公司净利劲扬2.1倍至3亿4597万9000令吉,带动全年净利挂6亿7672万6000令吉,起62.28%。
第四季营业额却下跌47.1%至2亿7064万2000令吉,全年营业额挫39.37%至9亿9619万3000令吉。
派息15仙
该公司董事部建议派每股15仙股息,该建议需待股东大会通过。
该公司发文告表示,营业额与净利主要是来自认可入账及正在发展中的产业项目贡献,2016年全年的新产业销售为14亿2000万令吉。
该公司投资资产经重新估值后,资产价值为3亿4482万4000令吉,此前为1895万2000令吉,带来2亿4687万重估盈余。
展望未来,董事部说,公司手握14亿6000万令吉未入账销售,未来将持续注重大吉隆坡发展计划及收购地库。

UOA发展首季净赚4338万.未进账销售15.7亿
(吉隆坡22日讯)受前期投资产业之合理增值进账拖低,UOA发展(UOADEV,5200,主板产业组)截至2017年3月31日第一季,净利下跌54.9%至4337万5000令吉。
营业额下跌22.9%至1亿5508万8000令吉。
该公司在文告中披露,截至首季产业销售达3亿零320万令吉,未进账销售达15亿7000万令吉。
该季开销总共达5520万令吉,包括市场行销开支1470万令吉,行政与营运开销2520万令吉。
