发附加股后股价不升.美景继续持有?

答:(1)根据大马投行最新于6月23日对美景控股的剖析报告,包括公司未来业务前景的评论可作为参考。
当时,该行以综合估值估价方式为准,认为美景控股的合理价为3令吉,给予“买进”评级。
美景控股是一家老牌产业发展商,拥有逾30年良好业绩纪录。该公司于2008年多元业务至油棕种植领域。除此之外,该公司也涉足其他领域,如产业投资、产业管理、建筑、家具制造及贸易等。
数计划潜在发展总值90亿
该行表示,该公司计划在2017财政年推介总值9亿4800万令吉的产业单位,特别是专注在可负担住宅计划。在2017财政年之后,该公司拥有的数项发展计划的潜在发展总值达90亿令吉。
专注可负担产业
虽然国内产业市场放缓,惟美景控股在过去3年的新产业销售能够维持在约8亿令吉水平,该行相信这是公司真正维持其核心业务,特别是专注在可负担产业。
该公司是在2008年进军油棕种植业务,当年在印尼东加里曼丹收购1万6000公顷的种植地(90年契约),目前已增加至1万8388公顷土地以种植油棕。该公司的油棕树在2017及2018年达到黄金树龄,预料其鲜果串及原棕油回酬率在未来数年有望改善。
翻开美景控股最近5年的业绩表现纪录,营业额复合平均成长率达到32.8%,而营运盈利的复合平均成长率则达到52.3%、净利复合平均成长率则为40.1%。该行认为,在获得强劲管理层作为后盾,相信该公司未来有望保持亮眼表现。
发附加股送红股
票增加影响涨势
(2)该公司以10配1比例发售附加股之外,另外还派送红股,即每认购1股附加股将送2股红股。所以在完成附加股及红股计划后,公司股票数目或流通量增加,加上股价之前已扬升,在套利套现的情况下欲振乏力,相信是股价一直不上的原因之一。
(3)值不值得持有,上述(1)答案可供参考外,这里再看看最新业绩。
截至2017年3月31日为止第二季业绩较逊色,净利下跌至4936万8000令吉(每股净利为11.69仙),前期净利为5537万9000令吉(每股净利为13.20仙)。次季营业额为2亿7807万6000令吉,前期为3亿2223万1000令吉。
首6个月净利为9015万7000令吉(每股净利为21.34仙),前期净利为1亿1694万9000令吉(每股净利为27.88仙)。
该公司每股资产值为3令吉17仙。
若是每股净利年度化,将可计算本益比估值。
当时该公司认为,截至2017年9月30日财政年的全年业绩表现将令人满意。

外汇亏损.美景第三季赚3418万
(吉隆坡25日讯)建筑订单与房产计划完成影响进账和外汇亏损拖累,美景控股(MKH,6114,主板产业组)截至2017年6月30日第三季净利挫9.36%,至3418万3000令吉,导致首9个月净利跌19.61%,至1亿2434万令吉。
该公司次季营业额挫4.73%,至2亿6875万1000令吉,首9个月营业额亦跌7.22%,至8亿零785万2000令吉。
该公司发文告指出,第三季建筑计划完成,Boulevard、Pelangi Heights和加影东第四区计划前季交货,加上种植业务出现500万令吉外汇亏损(前期外汇收益500万令吉)拖低盈利。
首9个月则受建筑与产业营业额挫15.68%,至5亿2330万令吉;税前盈利挫19.76%,至1亿2020万令吉。棕油业务营收增长32.17%,至2亿零460万令吉,却受前期3190万令吉外汇收益影响,反使首9个月税前盈利跌46.7%,至2750万令吉。
至于酒店与产业管理税前盈利微扬2.2%,至920万令吉;贸易跌5.71%,至350万令吉;制造业务挫40%,至90万令吉。
截至第三季,已锁定未进账销售达6亿8870万令吉,主要由现进行的多项计划贡献。

美景控股 捐地建育中二校
2017年10月30日
(吉隆坡30日訊)美景控股(MKH,6114,主要板房產)宣佈,捐出士毛月3塊共4.83英畝的土地,建設加影育華國民型中學二校。
該公司向馬證交所報備,旗下加影資源企業私人有限公司同意捐出這4.83英畝土地,給育中二校董事局建設育中二校。
該公司指出,這是其支持教育、為加影居民牟福利的企業社會責任的一部份,且育中二校坐落在該公司,發總總值35億令吉的城鎮發展計劃加影新城(Kajang 2)和Hillpark加影。

销售减.外汇损.美景末季净利614万
(吉隆坡28日讯)归咎于销售减少,以及外汇亏损720万令吉,美景控股(MKH,6114,主板产业组)截至2017年9月30日第四季净利大跌87.82%,从前期的5037万7000令吉减至613万7000令吉,拖累全年净利下滑36.37%至1亿3047万7000令吉。
若扣除未兑现的外汇亏损,集团第四季税前盈利下跌64.9%至2420万令吉。
末季营业额挫33.96%至2亿6098万2000令吉,导致全年营业额下滑15.57%至10亿6883万4000令吉。
该公司发文告表示,考量产业与建筑业务将获9亿2650万令吉的未入账销售扶持、原棕油价靠稳将支撑种植业务表现,以及产业投资业务有望取得年均5%租金回酬下,董事部预期截至2018年9月30日财政年表现将令人满意。

Perkasa has on even date, entered into a Share Sale Agreement (“SSA”) with SunwayMas for the acquisition of 40% equity interest equivalent to 4 ordinary shares (“Sale Shares”) in Daksina by Perkasa for a total cash consideration of Ringgit Malaysia Five Million (RM5,000,000/-) only (“Proposed Acquisition”).

Further to MKH Berhad's announcement made on 26 October 2018 pertaining to the Proposed Joint Venture and Proposed Acquisition, the Board of Directors of MKH wishes to further clarify on the basis of the Purchase Consideration of RM5 million for the Proposed Acquisition of 40% of the share capital of Daksina. Both Perkasa and SunwayMas agree that the current market value of the Land will be 15% of the estimated gross development value of the Proposed Development of RM540 million. The Purchase Consideration was calculated based on the difference between the revalued land cost and the current net liabilities position of Daksina based on its latest audited financial statements for year ended 31 December 2017 and its latest management account dated 30 September 2018.
