美得再也获1.6亿合约

(吉隆坡11日讯)美得再也(MITRA,9571,主板建筑股)宣布,子公司Pembinaan Mitrajaya私人有限公司(简称PMJ),获委任为承包商,合约总值1亿6006万令吉。

美得再也向交易所报备,子公司是在今天被委任为承包商,负责在吉隆坡为一所高等院校兴建住宅建筑物。

合约为期24个月,将在5月18日开始动工,预计2019年5月竣工。

美得再也(MITRA,9571,主板建筑股)子公司Pembinaan Mitrajaya私人有限公司(简称PMJ),获委任为承包商,合约总值1亿6006万令吉。

PMJ委任为承包商,负责在吉隆坡为一所高等院校兴建住宅建筑物。

合约为期24个月,将在5月18日开始动工,预计2019年5月竣工。

行家建议:

这是美得再也在今年获得的第2项合约。

管理层目标与我们全年预测一致,即在2017财年共取得10亿令吉的合约,迄今,公司已获得4亿3400万令吉合约,占目标的43%。

美得再也的订单维持健康水平;截至2016财年,公司订单企于15亿令吉。

假设本财年首季的订单消耗率为2亿2000万令吉,加上迄今所取得合约,预计目前订单量已达17亿令吉。

我们维持净利预测、“买入”评级和目标价1.95令吉;新增订单低于预期,过去3年强劲的净利增长力度可能会放缓。

竞标30亿工程‧美德再也今年10亿新订单可达标

(吉隆坡8日讯)美德再也(MITRA,9571,主板建筑组)竞标价值30亿令吉工程,有信心今年达到攫取至少10亿令吉新订单目标。

该公司董事经理陈永标在股东大会后表示,公司正竞标价值30亿令吉工程,其中27亿令吉为建筑合约,3亿令吉为基建工程合约。

已获4亿新合约

现阶段该公司已取得4亿令吉新合约,尚有价值2亿令吉合约还在洽谈,料有望增加新订单至7亿令吉。

鉴于新订单补充量已离目标不远,他有信心可在未来几个月达到10亿令吉新订单目标或超越目标。

目前该公司订单企于17亿令吉。2017年第一季,建筑业务贡献该公司80%营业额及52%获利。

资本开销减少至2000万

因过去2年积极投资新建筑器材及IBS系统,该公司资本开销增至8000万令吉水平,不过,陈永标预计,今年资本开销料比前一两年显著减少,估计仅2000万令吉。

“新建筑器材及系统使用期限约10至15年,短期内料不会有大笔资本开销,购买器材的债务预订于短期内(2年)还清,改善公司负债率。”

他预见,随着计划完成、债务偿还及现金流改善,未来12个月的负债率将减少。

该公司年报数据显示,2016财政年净负债比从上财政年的24.51%增至31.81%。产业方面,现有2亿零500万未结账销售,主要来自Wangsa9及蒲种Prima可负担房屋。

他预计发展总值6亿8000万令吉的Wangsa9发展计划将在2017、2018及2019财政年作出盈利贡献。

该计划第一期及第二期发展各取得78%及58%出售率,第三期发展还有待推出。

推2有地住宅发展计划

今年杪,该公司计划推出2项发展总值共4400万令吉的发展计划,分别是位于边佳兰的双层办公店面及万挠武吉柏伦东(Bukit Beruntung)的有地住宅发展计划。

至于早前收购的335英亩雪邦及汝莱联营地段,他计划在未来1年,于其中20英亩雪邦地段规划工业发展计划。

该地段由四块地皮组成,面积最大为汝莱冼都区地段,占292英亩。美德再也占此联营计划60%份额。

目前在公司在大马持有255英亩土地,另外也在南非持有250英亩土地。

美德再也是于1998年进军南非市场,拥有及营运蓝谷高尔夫和乡村俱乐部(Blue Valley Golf&Country Estate)。

2015年10月该公司在南非完成收购215英亩土地,预计4年发展总值16亿兰特(约5亿3100万令吉)。

【MITRA也中业绩炸弹】

MITRA今天刚刚公布了业绩,YOY下跌55%,盈利在连续17个季度YOY进步之后,终于迎来了业绩炸弹。
重点摘要:
- 营业额RM304.47 mil是历史新高
- 这个季度的建筑盈利PBT只有RM2.02 mil,原因如下:However, additional cost needed to comply with stringent requirements with regards to safety and different working procedure especially for the oil and gas projects have caused the reduction in profit for this division.
- 产业盈利会持续保持正面贡献

展望:
- 公司预计建筑营业额会不错,不过盈利会下滑,This is mainly due to additional cost is needed to comply with stringent requirements with regards to safety and different working procedure for the oil and gas projects.
- 产业部门预计会贡献更高的营业额以及盈利,PRIMA PUCHONG的Take up rate高达97%
- 南非投资贡献会减少,因为产业已经卖完,现在剩下RM14.81 mil。

总结:
为了要符合Oil & Gas 工程的安全条规,公司在建筑部门的Additional cost增加了,因此今年的盈利会受到影响。从这个季度Prospect来看,建筑部门会很具挑战性。不过公司的Additional cost是用来符合油气Project的安全条规,是否意味着未来会竞标油气合约,这都有待考察。
不过以短期来看,市场会对这个业绩表现得失望,股价肯定会受到影响。长期的话,还是要看管理层的操作以及表现。

美德再也子公司获2合约

2017年9月8日
(吉隆坡7日讯)美德再也(MITRA,9571,主板建筑股)委任子公司Pembinaan Mitrajaya私人有限公司(简称PMJ)为承包商,同时PMJ获颁一项建设可负担房屋合约。

美德再也今日向交易所报备这两项消息。

美德再也委任PMJ为承包商,负责在吉隆坡为一所高等学习机构兴建学术楼和停车场,合约总值3亿3354万5616.60令吉。

合约为期24个月,将在9月15日动工,预计2019年9月完成。

另外,PMJ获得Gema Padu私人有限公司颁发合约,总值4390万7429.97令吉,负责在雪邦Kota Warisan,建设3栋公寓住宅和设施。

建我的雪兰莪房屋

该项目属于“我的雪兰莪房屋计划”(Rumah Selangorku),建筑面积介于750至900平方尺,共338个单位。

合约为期36个月,预计2020年8月竣工。

The Contract is expected to contribute positively to MHB Group’s future earnings.

美德再也委任PMJ为承包商,负责兴建位于吉隆坡高等学习机构的学术楼和停车场,合约总值3亿3350万令吉。

同时,PMJ从Gema Padu获颁合约,总值4390万令吉,负责建设位于雪邦Kota Warisan的3栋公寓住宅和设施。

行家建议:

公司获得合约,我们保持中和态度,因为年初至今新增合约达7.87亿令吉,仍然在我们8亿令吉新增合约的预测之内。

我们的预测比管理层的10亿令吉目标来得保守,因为房市低迷,而该公司向来是从高楼住宅房产取得主要营收。

假设公司取得的新合约超越预测,也将符合我们2018财年10亿令吉新增合约的预测,因为2017财年已接近尾声。

新合约税前盈利赚幅若为8%,料每年可贡献1180万令吉净利。

新合约虽正面.美德再也存超支忧虑


(吉隆坡8日讯)美德再也(MITRA,9571,主板建筑组)获颁总值3亿7745万令吉建筑合约。

该公司于2017年9月6日接受吉隆坡高教学府建筑工程,合约价值3亿3354万5617令吉,预计2019年9月完成。

另一项合约由Gema Padu私人有限公司(GPSB)颁发,在雪邦Kota Warisan兴建“我的雪兰莪房屋”公寓,合约价值4390万7430令吉,预计2020年4月完成。

●分析

丰隆研究表示,这是该公司今年取得的第三和第四项合约,令新合约增至8亿1100万令吉,接近去年的9亿2000万令吉。

丰隆虽对该公司近期的新合约感到正面,但仍担忧RAPID进行中工程成本超支的问题。上半年工程营运盈利从12.9%减至5.2%。据了解该公司的RAPID工程正出现亏损,估计该工程占其合约订单的10%。

肯纳格研究对此合约持中和看法,该公司今年至今共获颁7亿8700万令吉合约,仍在该行的8亿令吉填补订单预测之内。

该行预测的全年合约已较保守,低于该公司的全年10亿令吉合约目标。因产业市场放缓,而该公司专长于高楼住宅。

该公司手上合约订单约18亿令吉,可带来约两年盈利可见度。

目前钢价处于每公吨2655令吉的5年高位(比2016年平均的1933令吉高37%),将可能令其一些项目的赚幅受压。

该公司产业部门未入账销售共2亿3300万令吉,可提供约2年可见度。

至于南非部门的未入账产业销售共4500万兰特(1480万令吉),将在完成产业转移至买主名下后于2017和2018年初逐步入账。

该行早前因该公司业绩逊色而下调评级,基于近期股价急挫而调回评级,目标价不变。

成本压缩赚幅.美德再也下半年看淡

(吉隆坡19日讯)尽管美德再也(MITRA,9571,主板建筑组)18亿建筑合约在手,惟成本高升压缩赚幅,丰隆研究看淡该公司下半年盈利表现。

美德再也管理层表示,基于边加兰项目提出更严格、不同程序及提前完成等要求,以致成本走高。

目前,2项边加兰项目已经完成71至75%,关键工程今年料可完成,并在2018年竣工。

管理层期望在今年杪结束前,可再获得2亿至2亿5000万令吉的建筑工程。

产业方面,旺沙9首期产业项目已获得60至79%的认购率,年杪将再推出第二期发展计划,总值为3亿令吉。目前,公司未入账销售为2亿3300万令吉。

美德再也发布次季业绩后,股价至今急挫23%,由于下半年盈利承压,预期上升空间有限。

该行将目标价从1令吉51仙调低至1令吉15仙,评级为“持有”。

美德再也5配1附加股.2附加股送1凭单1红股

(吉隆坡13日讯)美德再也(MITRA,9571,主板建筑组)拟以5配1比例发售附加股,再以2附加股送1凭单和1红股,最多筹措1亿零708万9000令吉来偿还银行贷款。

筹措1亿偿还贷

该公司发文告表示,建议以5配1比例发售最多1亿5748万3898股附加股,再以2附加股送1凭单和1红股,派送最多7874万1949单位凭单和红股,附加股发售价和凭单转换价将在稍后决定。

假设附加股发售价为每股68仙,美德再也将最多筹措1亿零708万9000令吉,其中1亿零507万900令吉用来偿还银行贷款,其余201万令吉则为企业活动开销。

整个企业活动完成后,美德再也缴足资本将从3亿8121万2690令吉扩大至7亿2563万5739令吉,负债比将从0.41倍降至0.16倍。

排除任何不可预见因素,美德再也预见整个企业活动将在2018年首季完成。

On behalf of the Board of Directors of MHB, AmInvestment Bank Berhad wishes to announce that the Company proposes to undertake a renounceable rights issue of up to 157,483,898 Rights Shares on the basis of one (1) Rights Share for every five (5) existing MHB Shares held on an entitlement date to be determined later (“Entitlement Date”), together with up to 78,741,949 Warrants E and an attached bonus issue of up to 78,741,949 Bonus Shares on the basis of one (1) Warrant E and one (1) Bonus Share for every two (2) Rights Shares subscribed by the shareholders of MHB whose names appear in the Record of Depositors of the Company as at the close of business on the Entitlement Date ("Proposed Rights Issue").

米特拉再也 獲1.3億建築合約

(吉隆坡19日訊)米特拉再也(MITRA,9571,主要板建築)旗下Pembinaan Mitrajaya私人有限公司獲布城15區一項建築工作合約,總值1億3248萬令吉。

米特拉再也向馬證交所報備,Pembinaan Mitrajaya于17日獲Asima Architects私人有限公司,代表Setia Putrajaya私人有限公司所發出的建築合約。

該公司將負責打造35層樓的公寓,含363個公寓單位和5層高的停車場。合約從2018年8月2日開始起計,為期30個月。【中国报财经】

The Board of Directors of Mitrajaya Holdings Berhad (“MHB” or the “Company”) is pleased to announce that its wholly owned subsidiary, Pembinaan Mitrajaya Sdn Bhd (“PMJ”) has on 17 October 2017 accepted the letter of award from Asima Architects Sdn Bhd, on behalf of Setia Putrajaya Sdn Bhd for the appointment of PMJ as the contractor for the main building works at Precinct 15, Putrajaya. The main building works are for the construction of 363 units of condominium of 35 stories with amenities and a 5-level car park (1 level underground) for a contract sum of RM132,477,723.30 (excluding 6% GST) (“the Contract”).

The Contract will commence on 2 August 2018 for duration of 30 months and is expected to be completed by February 2021.

The Contract is expected to contribute positively to MHB Group’s future earnings.

None of the Directors or major shareholders of the Company and persons connected with such Directors or major shareholders have any interest in the Contract.

握17亿订单.美德再也钱景审慎

(吉隆坡20日讯)美德再也(MITRA,9571,主板建筑组)成功取得1亿3250万令吉的布城公寓建筑合约,全年新增合约突破市场预期,但仍无法扭转分析员对集团未来前景审慎的观点,因超支的边佳兰炼油中心可能继续拖累集团表现。

丰隆研究表示,随着新合约入袋,美德再也今年新增合约达到9亿4400万令吉,托高总订单至17亿令吉,相等于2016财政年建筑业务营业额的2倍。

“美德再也今年新增合约达到9亿4400万令吉,只要集团成功标得一项2亿至2亿5000万令吉合约,全年10亿令吉目标有望达标。”

但肯纳格研究对此持中和态度,因新合约最快在2018年8月开始动工,符合2018财政年合约增补8亿至10亿令吉目标,因此维持2017至2018财政年盈利目标不变。

不过,两大证券行对美德再也前景不感乐观,其中丰隆研究忧虑边佳兰炼油中心超支可能继续拖累表现,而肯纳格研究则预期集团可能保留现金作为营运资本,派息率从40%下调至20%,连带调低目标价至95仙,但维持“符合大市”评级。

亏损缩窄.产业销售入账.美德再也前景乐观

(吉隆坡6日讯)美德再也(MITRA,9571,主板建筑组)边佳兰综合炼油中心(RAPID)工程超支亏损缩窄以及大笔产业销售将在明年入账,分析员认为该公司2018年获利前景乐观,且在发行附加股后,债台高筑情况也将改善。

肯纳格研究在与管理层会面后表示,该公司债务与公司建筑营业额成长同步。

建筑臂膀美德建筑有限公司(PMSB)债务走高,主要是约1亿5500万令吉资本开销以及1200万令吉工程保留资金。

调高核心净利15%

肯纳格维持该公司2017年财测不变,但在边佳兰工程亏损减少情况下,调高核心净利15%。

在该公司完成附加股计划后,PMSB的债务比将从之前0.8倍降至0.3倍,这对该公司来说是必要的,原因是这对该公司竞标1亿令吉左右的工程不利。一般来说,有关客户对竞标对象债务比有一定要求,一般设定在0.5倍左右。

该公司在今年第二季业绩虽不如预期,主要是边佳兰工程出现超支,该项工程总值1亿8600万令吉,目前尚有4600万令吉工程尚未执行,预计在2017财年完工,因此不会对2018财年造成影响。

肯纳格估算边佳兰工程在2017财年为该公司带来3500万令吉累积亏损。

除了工程超支负面影响告一段落外,该公司在2018财年会有大笔的未入账销售进账,目前该数额约为2亿3300万令吉。该公司Wangsa第一期和第二期发展项目会在2018年交付,同时发展总值3亿令吉第三期工程在今年1月已进行推介,有关建筑工程同样在执行当中。

在对该公司未来获利能力进行调整后,肯纳格研究把该公司目标价从原本94仙(附加股未除权股价)调高至1令吉9仙,评级也上调至“超越大市”。
