自己買地建bungalow,好像比較便宜是吧?頂多會有點麻煩和頭痛而已

最好是高山上。。。升旗山上。。。找個看到全檳風景的風水好位。。。建一棟3層樓 + rooftop的bungalow。。。最好是現代designer concept那種。。。形狀美感的。。。wow。。。好像YTL老板丹斯里拿督楊忠禮在damansara heights的designer super bungalow一樣。。。那就是住在天上人間了。。。+。。。

This awesome bungalow in Damansara Hts belongs to Tan Sri Yeoh Tiong Lay.

Completed in the latter part of 2008, the residence is the ultimateexpression of the taste, influence and industrial-scale capabilities ofthe prominent family whose entrepreneurial activities have shaped KualaLumpur's skyline.

Three generations of the family inhabit the3,000 square-meter residence designed to accommodate both private andpublic functions.

The building includes nine bedrooms, twofamily rooms, a family kitchen and a private dining area, a familylibrary, a game room, a study, a public reception area, a formal diningroom,an ballroom, chapel, 21 bathrooms, a swimming pool, two guestsuites plus indoor private and guest parking.

The initialsketches exploring the owners' usage requirements reveal resemblancesto the boring stacked-boxes look still so ubiquitous in residentialarchitecture. And while traces of the "heaped trailers" syndrome remainin the finished building, this is not the Jetsons, neither are welooking at EPCOT, Tomorrowland or the 1964 New York World's Fair.

We are in the lush vegetation of a posh Kuala Lumpur residential area,and in spite of the boxiness of the structure, an elegant circularsoftness manages to permeate the sightlines and key details of thebuilding, making it an agreeable part of its landscape.

Inside, prominent examples of this curvilinear elegance include theamazing staircases resembling the inside of a shell when viewed fromabove, and the round ballroom chandelier of 13,000 custom-designedundulating petals of unglazed cast porcelain biscuit.

Thecurved walls both inside and out have a functional purpose of providingprivacy and enclosing each function gently in its own space. Theoverall sweeping feel inside the spaces invites the viewer in andcreates soft, arching vistas.

The concept consists of three layers:
- the base for public functions,
- the ring for guests &
- the private house for the family.

The inside of the magnificent residence is gorgeous with its highceilings, large windows and abundance of light. White color and naturalwood are dominant elements but they allow the view from the vast,mostly retractable, windows to remain the main visual attraction.

The residence is also a wonderful study of contrasts between inside andoutside, private and public, traditional and ultra modern, man-made andnatural.

YTL Design Group of Kuala Lumpur , Malaysia , was thearchitect of record. The Agence Jouin Manku design team includedPatrick Jouin, Sanjit Manku, Yann Brossier(architect), RichardPerron(designer). Swedish home furnishing company Ikea has set its sights on densely populated Cheras and Ampang in Kuala Lumpur for a new store.

The 13-year old Ikea Malaysia runs an outlet in Mutiara Damansara, Selangor, and has confirmed the opening of a second in Johor.

General manager Joseph Lau told Business Times that it was scouting for suitable land that will offer ample parking space.

“We need a second store in the Klang Valley. We are looking at the Cheras and Ampang corridor,” Lau said.

It is looking at land not less than 6ha – roughly the size of eight and a half football fields – next to a highway.

Since it sells bulky items and thrives on the do-it-yourself model to keep prices low, size does matter for this retailer. It has to provide ample parking for customers to take their purchases home.

“Our Ikea now is on 5.3ha, and that is too small. We will need a larger piece of land. The minimum we want is 6ha. Our bottleneck now is the carpark. There is insufficient parking,” Lau said of its existing store.

Lau, who said that the company was eyeing land with room for future expansion, added that it was too premature to say how much it would invest.

One property consultant said that land in Cheras and Ampang could cost about RM150 per sq ft if located next to the main road. This means that Ikea may spend some RM100 million for a 6ha site.

On the size of the land it hopes to acquire, Lau said: “The bigger the better. We do this everywhere in the world.”

Lau said that he had received numerous proposals from landowners, many of which were not appealing. While Ikea was looking at a standalone store, the proposals were for it to occupy a portion of a mall as a tenant.

“If we have the land, it should be ready in three years,” Lau said of the earliest possible date to open the store.

The second outlet in the Klang Valley is expected to equal the existing store’s 360,000 sq ft, or a third of the retail space in Suria KLCC.

On its outlet in Desa Tebrau, Johor, Lau said the Ikano Group is yet to obtain possession of the land it bought from Plenitude for RM64 million.

Various issues on the project have to be resolved, including the design, before a likely operational date can be given.

It is buying 14.97ha to set up an Ikea outlet slightly smaller than that in Mutiara Damasara.

Ikea first opened at the 1Utama shopping mall, but moved to its own site in Mutiara Damansara in 2003.

It was reported that it invested RM180 million in the store and land. An additional RM120 million was pumped into the adjoining building of 45,000 sq ft where the Ikano Power Centre was set up.

Lau said that Ikea’s next likely location was Penang, after Johor and a second one in the Klang Valley.

可能性最大的地方就是autocity到seberang jaya highway之间或是jelutong expressway..可能在the light??

我覺得比較可能在mainland。。。檳島沒地方建了。。。加上檳島地貴又塞車。。。建在mainland就不會讓島民心態惡化。。。平衡陸民心態的人。。。不要所有好東西都在島上。。。分一點給mainland。。。都是PG的領土。。。要平衡發展。。。團結。。。島陸一條心。。。+。。。

    我也這么認為,如果開在檳島哇!交通更爛,如果開在TheLight,假期,和星期5,6,日,大橋不是更塞
   在mainland更好,也可幫助那邊的發展,seberang jaya最好我覺得
