哈哈~~沒想有版主沒有它的投資在手, 卻依然相當關注它的動向

我的確覺得不太明白, 心想可能它是當年2007年3月才開始計劃, 所以去年要算到3月份才算滿了首3年的8%.

CHHB possibility privatisation?

Anyone get the news of CHHB getting privatisation at RM 1.50 per share?based on the company RNAV, should be worth at least RM 3 and above..debt ratio is the only concern..

(吉隆坡26日讯)在其他产业股开始受到分析师瞩目的同时,绿野集团有限公司(CHHB,5738,产业组)却继续受到投资者的忽略。
在过去10年,该股已经跌穿2令吉,远远低于其于1997年5月创下的11.87令吉历史高峰。
实际上,该股以净有形资产值的大幅折价交易,从而引发创办人兼最大股东丹斯里李金友考虑把该公司私有化的传言。
不过,在接受《The Edge》财经周刊专访时,李金友表示,他并不愿把该公司私有化。
反之,在绿野集团渡过1997/98亚洲金融危机面对的高负债后,李金友有意物色一个拥有财力的策略性伙伴。
“我们拥有地库,我们拥有品牌和发展概念。我们缺乏的是企业融资方面,因此我们将寻找一名稳健的股东。”
李金友说:“目前这比把公司私有化更为重要。”
李金友现持有绿野集团32.5%直接股权,但联同其他家族成员,则控制53.52%。
其刚接手集团首席执行员的25岁女儿李静雯,本身则拥有5.32%股份。
而其长期台湾伙伴华映(马)私人有限公司也正考虑售股。一旦李金友与家族吸收华映的13.93%股份,将使李氏家族的持股增至接近70%,而无须触及强制性全面收购其余股份。
基于现有1.15令吉市价,李氏家族将须拨出约1亿2815万令吉,以收购绿野集团在市场上的其余46.68%股权。
在截至3月31日止,绿野集团的每股净有形资产值达2.57令吉,远高于其现有股价。
李金友认为:“几乎所有产业股都被低估,包括绿野集团。”
绿野集团大部分产业自1990年代初后都没有重新评估,这意味着其账面值也被低估。
根据其最新常年报告,其于加影一幅19.59英亩地段的净账面值为56亿5000万令吉,购买价相等于每平方尺6.62令吉。但目前该地区的地段则以每平方尺130令吉交易,溢价高达20倍。
李静雯指出,绿野集团未来数年进行中计划的总发展值预测达20亿令吉,其中6亿令吉预料将在今年的计划销售中获得。
不过,绿野集团将不会出售其计划的所有单位。它计划持有数个单位,以从租金获得持续收益。
尽管比较产业发展利润偏低绿野集团的休闲和保健部门仍然获得健康收入来源,以及提供集团本身成为一个时尚发展商的成长基础.

綠野集團私有化或重燃‧本地銀行擬融資龐大成本

(吉隆坡17日訊)股價大幅低估,或重燃綠野集團(CHHB,5738,主板產業組)的私有化大計。

《財經週報》消息指出,本地銀行已擬定初步計劃,以為綠野集團的私有化計劃融資,但計劃可能需調整。

據瞭解,本地銀行準備融資私有化的龐大成本,李金友則需負責餘下資金。

李金友:目前沒私有化公司計劃
不過,李金友受訪時卻表示,無意立即私有化綠野集團的立場。

“我目前沒有私有化公司的計劃,私有化公司,必須獲銀行支持。”

李金友也提到,已把公司的管理權責交棒給女兒李靜雯。李靜雯現是綠野集團首席執行員,李金友則以副主席身份,扮演顧問角色。

李金友與其家族目前手握綠野集團約53.52%股權,根據上週五收市價1令吉零4仙,這批股權市值達2億8千674萬令吉。

因此,若李金友擬全面收購綠野集團,可能需以約1億3千330萬令吉,收購未持有的1億2千815萬股或46.48%股權。

綠野集團另一大股東為長期的台灣夥伴中華映管(馬)私人有限公司(Chung hwa Picture Tubes),該公司持有綠野集團13.93%股權,據悉,該公司正尋求“離開”綠野集團。

綠野集團截至去年杪的淨資產為每股2令吉57仙,隨綠野集團股票過去10年一直在該水平下交易,遠低於1997年亞洲金融風暴前巔峰11令吉87仙,因此,相信李金友獻購價不會超過該水平。(星洲日報/財經)

(吉隆坡3日訊)綠野集團(CHHB,5738,主要板房產)的Mines 2建設計劃屆完工,有意將中國蘇州“園林”概念引入發展區內,目前與中國溫州投資者洽商。

綠野集團創辦人丹斯里李金友今日告訴《中國報》,中國溫州一家企業公司計劃將蘇州“園林”概念計劃轉移至大馬發展,雙方亦針對此計劃進行商談,但現階段未有定案。

他今日在第3屆世界華人經濟論壇場外告訴《中國報》:“Mines 2計劃用地尚有空地,若計劃成行,或許將作為此計劃發展地。”

于去年動工的Mines 2商業廣場計劃,是我國首座全棟採用led節能燈的商業房地產,毗鄰綠水坊(Mines)購物商場。

李金友是在今年9月間,在馬中經貿投資國際大會上,與有意將溫州“園林”概念計劃轉移至大馬的企業公司負責人結緣。

另外,綠野集團旗下的綠野國際會展中心和綠野活動公司亦計劃,在明年2月舉辦“達文西”主題展覽,屆時將展出60件達文西研發的機器設備和包括“蒙娜麗莎的微笑”在內的16幅複製畫作。

該活動負責人指出,此項展覽將在綠野國際會展中心展出,這也是大馬首次以“達文西”為主題的文物展覽。

達文西是義大利文藝復興盛期美術家、自然科學家及工程師。[ChinaPress]

Questions for a youthful CEO
In June 2011, Dianna Lee Cheng Wen was appointed the Group Chief Executive Officer of Country Heights Holding Berhad, making her, at 25 years old, one of the youngest Group CEOs in Malaysia. Lee is also the second daughter of property tycoon Tan Sri Lee Kim Yew, and is not to be confused with Dian Lee Cheng Ling, Lee's eldest daughter who heads up Clearwater Group.
Lee graduated with a Bachelor of Science in Corporate Finance and Organizational Management from the University of Southern California, United States. Prior to joining Country Heights, Lee interned at Goldman Sachs. We get an insight into the mind of this young CEO:
What is your vision as Group Chief Executive Officer, Country Heights Holdings Berhad?
Country Heights is a company with good fundamentals, financially and culturally. My goal is to continue the company's fundamental belief by "Ever Searching for Better Living". With Lakeview as a stepping stone for our new idea of a home that is good for your health, we would leverage on our group's 10 years' experience in preventative healthcare achieved in the Golden Horses Health Sanctuary. What project are you currently working on that you're excited about?

Country Heights Holdings Berhad sold out of Cyberjaya in the early years. Is it something that the company would now have done differently, given the recent popularity of Cyberjaya?
I think we would have done the same thing over again. Our plans for Cyberjaya have been in the pipeline for a long time now and we are now ready and implementing them. Our Cyber Heights Villa owners are now enjoying great return on investments on their properties, and this property still continues to be of interest to buyers and investors.

The recently launched LakeView Residency in Cyberjaya is the first property development in the country to offer Ceiling Queen 'negative ions' energy boards, claims developer Country Heights Holdings Berhad.
Besides having good insulation properties, these boards use Japanese and Korean bio technology and radiation materials like tourmaline, radium, thorium and potassium to emit negative ions and far infarared rays. These boards, accredited by Green Label Singapore and Malaysia' Green Building Index, are said to be an alternative to ionizers and air purifiers.
"With our experience and knowledge acquired on 'green' architecture or 'eco-tecture' as well as from our preventive health division, Golden Horses Health Sanctuary, we began looking at the best marriage between current practices of available eco-elements," said Group Chief Executive Officer of Country Heights,
Dianna Lee Cheng Wen on their decision to install these boards. "We found that the negative ions energy boards are the most practical and one of the most effective wellness elements for our project because it can be placed on the ceilings without compromise to the aesthetic value and its durability, also ensuring cost effectiveness."
LakeView Residency is located within the Cyber Heights Villa development, south of Sekolah Seri Puteri Cyberjaya. Due for completion in late 2014, this 10-storey freehold development comprises three blocks with 117 units, where every home is said to be a corner unit. The units are priced from RM381,888 with built-ups ranging from 938 to 1,145 sq ft, or 3,152 sq ft for the penthouses. More than half of the units have been taken up since its unveiling in July.
Its location is also next to the ERL tracks though the developers believe this is inconsequential since the trains run on electrified tracks. LakeView Residency has only four units per floor, thus minimizing the number of units facing the tracks, said Lee. "Also, the noise level is further reduced by having ceiling height windows instead of a balcony."

KUALA LUMPUR (Dec 16): COUNTRY HEIGHTS HOLDINGS BHD []’s (CHHB) unit East Vision Leisure Group Sdn Bhd (EVL) has redeemed all its 68.82 million loan stocks funded by a RM92.91 million term loan from MALAYAN BANKING BHD [].

CHHB said the loan stocks redeemed were the 68.82 million redeemable secured loan stocks 2004/2011 (RSLS Series B).

“The rationale for redemption is to enable EVL to restructure its loan requirements and to redeem the RSLS Series B which is due and payable on Dec 19, 2011,” it said.

EVL had also signed a term loan facility agreement with Maybank wherein the loan was secured against the pledged assets comprising of the leasehold land and building known as Malaysia International Exhibition & Convention Centre, Mines Waterfront Business Park together with CHHB’s corporate guarantee.

与爱国者国际联盟签约 绿野促进马中合作关系

(北京22日讯)绿野集团(CHHB,5738,主板产业股)与爱国者国际联盟(AEA)签署了解备忘录,促进中国与大马的策略合作关系。

绿野集团产业投资部总执行长李秀莲指出,签署这项备忘录,主要是为马中两国提供商业发展和基础建设服务的协助,并促进两国之间的商业投资扩展计划。

“绿野集团与爱国者国际联盟签署了解备忘录,相信可为中国来马投资搭起桥梁。”

李秀莲在签约仪式上,发表上述言论。

爱国者国际联盟是一个超过100家私营企业组成的组织,透过各种研究和投票活动,在东南亚各国选出大马为该组织的贸易与投资集中地。

李秀莲透露,大马正积极往2020年高收入国的目标迈进,加上中国政府“走向全球”

的政策推动投资者多元化业务至海外市场,两国因而乐观看待彼此未来的商业发展。[Nanyang]
