MQREIT(MQREIT,5123,主板产业信托股)首9个月核心净利按年扬升45%至6660万令吉,低于预期,仅占我们全年预测的72%。

这是因为薪金调涨的幅度比预期低,且融资成本也比预期高。

首9个月的营业额则增长38.6%,1亿3505万5000令吉。

行家建议

我们预计,MQREIT吉隆坡资产的薪金调整幅度,只会有单位数增长。惟赛城的资产则还是能够有正面的资金调整,因为大部分的产业都是依照租户的要求来兴建。

我们调低2017至2019财年的租金调整预测,并同时将较高的融资成本和派息率纳入考量。

虽然调整了财测,但目标价格仍保持在1.35令吉不变。

虽然MQREIT会曝光在办公楼供应过剩的风险之下,特别是吉隆坡的资产,但我们相信,赛城的资产还能够支撑净利表现。

我们维持“守住”的投资评级,因我们认为,6.6至6.7%的周息率,理应可以“弥补”该股曝光在办公楼供应过剩的风险。

1. KLSSB as Cybercentre Manager for the annual compliance audit fee of RM50,000 (excluding 6% GST)

2. MSP as MSC One-Stop Centre Support Services Provider for the monthly service fee of RM30,000 (excluding 6% GST)

The transaction with KLSSB and MSP is regarded as Related Party Transaction (“RPT”) by virtue of both companies are subsidiaries of Malaysian Resources Corporation Berhad (“MRCB”), which in turn a major unitholder of MQREIT and also a major shareholder of MQM.

Transmark企业2800万接手

(吉隆坡8日讯)MQREIT(MQREIT,5123,主板产业信托股)与Transmark企业私人有限公司签约,以2800万令吉脱售雪兰莪莎阿南的仓库与办公楼。

MQREIT向交易所报备,该产业是Quill Building 8 – DHL XPJ,是由单层仓库与三层高的办公楼所组成。

该公司是在2008年3月25日购买上述产业,初始投资额为2880万令吉。

MQREIT表示,脱售符合其目的及策略,好让公司能定时评估投资组合及让组合充满活力。

该公司已经优化该产业的潜能,并认为脱售价位适宜,因此是脱售的好时机,以偿还现有债务及重新分配资本与投资。

最新进展:

MQREIT(MQREIT,5123,主板产业信托股)以2800万令吉脱售雪兰莪莎阿南的仓库与办公楼,给Transmark企业私人有限公司。

Quill Building 8-DHL XPJ账面价值为2500万令吉,因此,MQREIT预计获利128万令吉。

行家建议:

由于MQREIT组合稳定,没有预料近期会有任何脱售,因此对该消息感到惊讶。

相信脱售的原因是释放价值,为提升现有资产融资、降低负债率为未来收购铺路。

我们中和看待,因该资产对本财年盈利影响微,脱售盈利只够抵消本财年失去的收入。

由于脱售盈利不算是核心净利,失去来自QB8的收入后,我们降低本财年净利预测1%至9420万令吉;负债率料从0.39倍,微减至0.38倍。

即将到期的租约不多,占净出租资产的14%至26%,降低流失租户的风险。

在办公楼供多于求的时期,预计租金仅单位数上涨。

与相同规模的产托总投资回酬5.7%相比,MQREIT总投资回酬达6.9%,相当吸引,维持“超越大市”评级和1.38令吉目标价。

仅占总收入2%.马资源桂和售QB8影响微

■新闻

马资源桂和(MQREIT,5123,主板产业投资信托组)脱售位于沙亚南格林玛丽(Glenmarie)的QB8资产,作价2800万令吉。

脱售上述资产主要目的在于精简资产管理,并可从中获得128万令吉赚益,预期可在第二季完成。

QB8资产原投资额为2880万令吉,账面价值则为2500万令吉。

■分析

联昌研究对此脱售深感意外,因为并未预期该集团会脱售任何资产。不过,QB8的租金收入只是占了该公司净收入的2%,因此持中和看法。

联昌认为,在排除此资产的贡献后,该公司2018及2019财政年的盈利预测将下调3%。

纳吉效应? 马股成交量冲上70亿
肯纳格研究也对该公司脱售资产意外,不过认为影响并不大,并相信该公司是从中筹集资金,充做资产提升素质用途。

肯纳格维持该公司2017财政年的核心净利预测,2018财政年净利则调低1%至9420万令吉,2018财政年每股核心盈利将从8.8仙微降至8.7仙,不过,每股股息预期为8.4仙。

马银行研究表示,尽管QB8的出租率达92%,相信脱售的目的,是为了专注管理层现有的办公楼资产及注入办公楼资产。马银行预期该公司的2018及2019年的盈利将减少0.3%及0.7%,负债比将从0.37倍降低至0.36倍。

整体来说,一众分析员认为上述脱售并不会对该公司带来太大的影响,因此维持原有评级及目标价。

MQREIT末季净利挫80%

2018年1月20日
(吉隆坡19日讯)MQREIT(MQREIT,5123,主板产业信托)截至去年12月底末季,净利暴跌80.36%,报332万2000令吉,每单位净利2.01仙,上财年同季报1691万8000令吉。

MQREIT今日向马交所报备,净利下跌是因为再重新估算QUILL大厦五和吉隆坡Platinum Sentral资产值之后,两座产业的市值比账面价值要低2630万令吉。

若排除上述因素,末季已实现净收入其实是2141万8000令吉。

末季营业额则扬18.29%,报4605万1000令吉,上财年同季报3892万9000令吉。

累计全年,净利增11.37%,报6991万令吉;营业额起32.82%,录得1亿8150万2000令吉。

MQREIT总执行长杨素玲在文告中指出,截至去年12月杪MQREIT的负债率处于37.3%,而有76%的债务是需偿还固定利率。

另外,MQREIT将派发每单位4.16仙的股息,除权日及派息日,分别落在2月5日及2月28日。

全年下来,MQREIT在2017财年一共派发每单位8.39仙股息,比2016财年的8.38仙的稍高。

展望未来,MQREIT主席丹斯里苏子文认为今年办公楼市场前景依然充满挑战。管理层会专注在资产管理、加强留下租户的出租策略和有效地管理营运成本。【e南洋】

MRCB-Quill REIT declares a Distribution Per Unit of 8.39 sen for FY2017
Kuala Lumpur, 19 January 2018: MRCB Quill Management Sdn Bhd (“MQM”), the manager of MRCB-Quill REIT (“MQReit”), a listed real estate investment trust, wishes to announce that MQReit achieved a realised net income of RM21.42 million for the fourth quarter of 2017 (“4Q 2017”). This is an increase of approximately 61.0% from the realised net income of RM13.30 million recorded for the fourth quarter of 2016 (“4Q 2016”). The higher realized net income for this quarter was attributable to the recognition of income from Menara Shell, net of higher property operating expenses, finance costs, trustee’s fee and manager's fee. For the full year, MQREIT achieved a realised net income of RM88.01million, an increase of 48.8% compared to the realised net income of RM59.16 million recorded for the financial year ended 31 December 2016 (“FY 2016”). Correspondingly, realised earnings per unit (“EPU”) for financial year ended 31 December 2017 (“FY 2017”) of 8.24 sen was recorded.

After taking into consideration the non-cash adjustment for manager’s fee payable in units and net fair value loss on investment properties, MQREIT achieved a distributable income for FY 2017 of RM92.4 million. (“Distributable Income”).

FY 2017 distribution per unit (“DPU”) was 8.39 sen, which is 0.1% higher compared to the FY 2016 DPU of 8.38 sen.  The FY 2017 DPU of 8.39 sen translates to a distribution yield of 6.7% based on the closing price of RM1.25 per unit as at 29 December 2017.

FY 2017 DPU of 8.39 sen consist of an interim distribution of 4.23 sen which was paid to MQREIT unitholders on 18 September 2017 and the proposed final distribution of 4.16 sen for the sixmonth period ended 31 December 2017.  The proposed final distribution of 4.16 sen is expected to be paid on Wednesday, 28 February 2018.

末季净利符预期.马资源桂和料保高周息率

(吉隆坡22日讯)马资源桂和(MQREIT,5123,主板产业投资信托组)2017财政年末季净利普遍符合市场预测,分析员看好2018至2019财政年可维持高周息率,另有分析员忧虑办公楼市场表现疲弱将打击续约率。

派4.16仙红利

马资源桂和2017财政年末季正常化净利录得2150万令吉,全年则录得8810万令吉,并宣布派发4.16仙红利,累积全年每单位派发8.39仙红利。

丰隆研究指出,马资源桂和2017财政年业绩表现超越该行预测,达全年预测的102.3%,并符合市场全年预测的98.7%。

丰隆认为,尽管办公楼市场平淡无奇,惟马资源桂和的办公空间维持稳定,净出租面积(NLA)中,26%将在2018财政年届满,13%则在2019财政年届满。

肯纳格研究表示,以当下办公楼市场面对供应过多和租户减少的情况而言,马资源桂和2018至2019财政年租期届满仅占15至28%是一项利好。

肯纳格预计,马资源桂和2018至2019财政年续租率料持平,可达单位数,而同期的资本开支料达1200万至1000万令吉,主要作为维修之用。

办公楼市场前景艰辛

安联星展研究则忧虑,办公楼市场前景艰辛,将对马资源桂和的续约率带来一定程度的压力。

丰隆指出,该公司面对的风险包括比领域更高的负债和办公楼市场续约率放缓。

丰隆认为,马资源桂和拥有高周息率,在吉隆坡中环广场拥有稳定的资产,并拥有高出租率。

丰隆在纳入更低的产业营运支出预测后,上调马资源桂和2018至2019财政年财测约4%。

肯纳格则维持马资源桂和2018财政年核心净利9420万令吉,并预计2019财政年核心净利为9670万令吉。

肯纳格指出,马资源桂和脱售QB8资产预计将在2018年第二季完成,不过,预计对2018财政年核心净利带来中和影响。

“我们预计马资源桂和可从脱售中,带来每单位0.12仙的净收益,以抵销收入亏损,而对于2019财政年的净利影响更是微不足道,料少于2%。”

肯纳格也预计,马资源桂和在2018至2019财政年,每单位红利各达8.4仙,周息率各为6.9%。

安联星展则因为马资源桂和脱售QB8和续约率持平,而下调该公司2018至2019财政年财测,分别14%。

负债率约37%

安联星展指出,马资源(MRCB,1651,主板产业组)作为马资源桂和的大股东,潜在带来催化剂。

安联星展认为,透过与马资源的关系,促使马资源桂和能够拥有优先购买权,藉此带来稳定的产业投资,预计总值高达15亿令吉。另外,该公司也有望从Quill集团中,收购办公楼资产。

尽管如此,安联星展认为,马资源桂和目前的负债率约37%,如果想要进行大型收购活动,必须透过发行新股筹资,届时盈利将遭到稀释。

MQREIT(MQREIT,5123,主板产业信托)截至去年12月底末季,净利暴跌80.36%,报332万2000令吉,每单位净利2.01仙。

末季营业额则扬18.29%,报4605万1000令吉;全年净利增11.37%,报6991万令吉。

行家建议:

扣除重新估算产业价值1820万令吉亏损,MQREIT末季核心净利实为2140万令吉,年涨61%,推高全年核心净利增49%至8800万令吉,符合预期。

重新估值后损失较大的是吉隆坡Platinum Sentral,原本截至去年12月31日的净账面价值为7亿5000万令吉,重估后价值减至7亿2500万令吉,重估亏损2500万令吉。

纳入全年业绩及降低Platinum Sentral和蚬壳大厦租金升值预测后,分别下调2018和2019财年净利预测3%。

根据股权成本7.6%,我们维持目标价在1.35令吉。同时,在拥有长期租户的资产前提下,我们维持正面看待MQREIT的净利前景。

不过,目前巴生谷办公楼空间供应过多的情况,可能会抑制近期积极的租金回升。

Kuala Lumpur, 17 May 2018: MRCB Quill Management Sdn Bhd (“MQM”), the manager of MRCB-Quill REIT (“MQREIT” or “Trust”), a listed real estate investment trust, wishes to announce that MQREIT has achieved a distributable income of RM22.40 million after adjusting for manager’s management fee payable in units of RM1.39 million for the first quarter of 2018 (“1Q 2018”). This is a decrease of approximately 3.3% from the distributable income of RM23.16 million recorded for the first quarter of 2017 (“1Q 2017”). The lower distributable income for the quarter was attributable to lower revenue generated from the selected properties, higher property operating expenses due to higher routine operating expenses for selected properties and higher administrative expenses due to disposal costs incurred for the disposal of QB8-DHL (XPJ).
