The Board of Directors of PeterLabs wishes to announce that its subsidiary, Osmosis Nutrition Sdn. Bhd., had on 11 April 2025 entered into a sale and purchase agreement (SPA) with De Harbour Sdn. Bhd. for the disposal of a unit of 3-Storey Semi Detached Office Block cum Factory Unit identified as Lot No. 38, Type Starhill, Excellent Technology Park erected on a piece of freehold land held under Individual Title H.S.(D) 151557, PT No. 69941, in the Mukim of Kapar, District of Klang and State of Selangor Darul Ehsan measuring in area approximately 2,031.22 square metres and bearing postal address of No. 38, Lorong Sungai Puloh 1A/KU 6, Kawasan Perindustrian Sungai Puloh, 42100 Klang, Selangor Darul Ehsan at a total consideration of Ringgit Malaysia Seven Million Two Hundred Twenty Thousand (RM7,220,000.00) only, under the terms and conditions as stipulated in the SPA. Query Letter Contents	We refer to your Company’s announcement dated 11 April 2025, in respect of the aforesaid matter. In this connection, kindly furnish Bursa Securities with the following additional information for public release:- 1. Net book value of the Property based on Peterlabs'/ONSB's latest audited financial statements. 2. The existing use of the Property. If currently let out, the details of the rentals and the rental income or expected rental income per month or per annum. If the Property is currently used as a factory, the effect of a disposal on the operations. 3. With regards to the Building, the following information: (a) the amount of lettable space; (b) the amount of lettable space available for letting and the occupancy; and (c) the percentage of occupancy. 4. The approximate age of the Building. 5. The gross built-up area of the Building. 6. Whether any valuation was carried out on the Property; if so, the name of the independent registered valuer, date and method of valuation and quantification of the market value. 7. The salient features of the valuation report, and the time and place where the valuation report may be inspected. 8. Encumbrances on the Property, if any. 9. The expected gains or losses to the Peterlabs group arising from the Proposed Disposal. 10. The timeframe for full utilisation of the sale proceeds. 11. Particulars of – (i) any liabilities, including contingent liabilities, in relation to the Proposed Disposal which remain with the Peterlabs/ONSB, together with the details and justification for such arrangements; and (ii) any guarantees given by Peterlabs/ONSB to DHSB. 12. Whether the Proposed Disposal is subject to approval of the relevant government authorities; and if so the estimated time frame for submission of the application to such authorities. 13.
