How it works ?
Property value in 2010 : Rm 400000
Property value in 2015 : Rm 800000
Amount currently owed: RM 350000
Refinance base on 80% current market value : Rm 640000
Cash out for other purpose : Rm 290000 (640k less 350k)
We offer fixed rate loan at 4.99% .
Average lending rate ( BNM )
10 years : 5.71%
15 years : 6.61%
20 years : 7.36%
30 years : 8.42%
At 1% increased in lending rate could increase your loan installment by 11%
Your loan tenure could be extended by a further 10 years if your installment remain the same by 1% increase in lending rate ( Rm 500k at 30 years tenure )

1) your interest rate is higher than 4.99% now , check your loan statement
2) you want to cash out for other purpose
3 ) you want your installment fixed while rental income going up over time .
4) everything increase for gst while your loan installment remain same for fixed loan rate .
