WCT擬產託上市

(吉隆坡11日訊)WCT控股(WCT,9679,主板建筑組)目前正致力使產業與建築業貢獻各佔半的水平,並放眼2018年後旗下產業出租面積達500萬平方呎和享有豐沛回酬之際,以產業投資信託(REITs)模式來經營與上市。

該公司董事黃毅凱說,目前有170萬平方呎的出租面積,大約2018年首季達到500萬平方呎出租面積目標;若這些出租面積做為豐沛回酬,才考慮是否注入產託方式經營或上市。

他今日在股東特大後說,2016年新山與2018年吉隆坡華聯花園佰樂泰購物廣場(Paradigm Mall)投入營運後,大約可達致上述出租面積,並將視回酬與營運情況邁向產託模式。

他說,目前的產業與酒店管理只有15%循環收益,並把有關收入水平提振至30%至35%。

WCT產業發展的佔營業額至的30%至40%,未來放眼達50%,建築仍是核心業務;產業發展佔營運盈利達30%,作為一家建築公司,另外55%營運盈利貢獻來自建築業。

談到參與雙溪毛糯發展計劃時,他說,WCT控股競標雙溪毛糯發展計劃的基建、土木工程,同時也欲參與該區龐大的發展計劃。

僱員公積金局(EPF)子公司Kwasa置地已鑑定WCT控股為60個合資格參與計劃者之一,以參與該區2千330英畝建城鎮計劃。

他說,集團每年推展大約10億令吉產業計劃,銷售目標則為7億至8億令吉。今年推展的產業計劃多為住宅型的,至於非住宅型商產則透過租金賺取循環收入。

建業業方面每年競標30億至50億令吉建築計劃,主要集中在大馬與卡塔爾。截至2013年9月,未進賬訂單達27億令吉,包括吉隆坡金融區土木工程與多哈內政部大廈工程。

WCT控股目前公司沒有計劃發股籌資,會透過銀行借貸;目前淨負債比低於0.5倍,8億至9億令吉現金在手。

該公司目前也沒有計劃收購更多土地。截至去年4月,WCT置地有2千英畝土地,其中1千英畝以上正進行產業發展地庫,估計可持續10年或以上。

KLIA2料帶來8千萬營收

黃毅凱說,八打靈區的佰樂泰購物廣場(Paradigm Mall)模式將延伸至KLIA2廉航機場,預計每年將貢獻7千萬至8千萬令吉營業額,每年盈利達1千500萬至2千萬令吉;不過需確保成本受控,至少3年才能盈虧持平。

斥資5億3千萬令吉的Gateway@KLIA2,WCT控股獲特許經營權,該綜合運輸樞紐淨出租面積達35萬平方呎。

他指出,廉航機場出租率已達80%,目標是85%至90%,仍有很多潛在租戶洽詢。

他說,KLIA 2廉航機場延宕啟用事最好向大馬機場(AIRPORT,5014,主板貿服組)獲取資訊。

KLIA2廉航基建部份去年7月已由WCT控股完成,並且已獲檢核與批准程序。

他說,公司本身也因延宕,Gateway@KLIA2仍等待機場啟用後正式營運,至於索償問題正在處理中。

WCT控股目前的優先是讓廉航機場順利啟用,其他的索償問題容後再議。

黃毅凱說,目前,WCT正與各方合作,以便使廉航機場早日運作;將按特許經營權的所載條件,處理索償事宜。

較早時,WCT控股股東通過股票回購計劃,目前其公眾持股達58%。(星洲日報/財經)

(吉隆坡26日讯)WCT控股(WCT,9679,主板建筑股)探讨明年把三项总值20亿令吉的资产,注入产业投资信托(REITs)后上市,以便释放资产价值。

WCT控股昨天在分析员汇报会上披露,目前正探讨设立一项产业投资信托架构。

“首先,我们计划在明年注入价值20亿令吉的资产,包括永旺BBT购物中心、格拉那再也(Kelana Jaya)的佰乐泰购物广场(Paradigm Mall),以及新廉价航空终站(KLIA2)综合大楼(Gateway@KLIA2)。”

之后,公司将会注入其他资产,如新山佰乐泰购物广场,以及华联花园(Taman OUG)的Paradigm广场。

WCT控股表示,预计收益率达6%,且公司会持有该产托超过50%股权。

公司说,虽然这仍处于初步阶段,但计划让产托在1年内上市。

释放成熟广场价值

对此,券商并不感到意外,因为WCT控股在过去一直积极扩大投资产业组合。

马银行投行指看好该项产托的活动,因为这有助于该公司释放已达成熟阶段的零售广场以及Gateway广场经营权的价值。”

同时,从产托获得的资金,将可减少新购物广场的融资需求。

此外,公司派发股票和特别股息,相信小股东会受惠。

须大股东放行

丰隆投行指:“计划首要注入的三项资产的扣除利息、税务、折旧与摊销前盈利(EBITDA)达1.1亿至1.25亿令吉,预计产业信托总值为18亿至21亿令吉,资本率为6%。我们了解,这三项资产的内在估值超过20亿令吉。”

此外,投行表示,虽然对该项计划感到正面,但也认为公司将面对一些障碍,如向佰乐泰购物广场和Gateway广场其他股东雇员公积金局(EPF)和大马机场(AIRPORT,5014,主板贸服股)取得同意。

(吉隆坡19日讯)首次公开募股(IPO)市况不佳,WCT控股(WCT,9679,主板建筑股)总值20亿令吉的产业信托上市计划,将展延至明年。

WCT副董事经理吴进隆今日出席股东大会时表示,由于市场情绪趋谨慎,因此产托上市计划“不可能”在今年实现。

“我不认为今年可将产托上市,所有人都很谨慎,我们会继续评估市况。”

WCT去年11月透露,计划将雪州的三项总值20亿令吉的零售产业资产,注入产托后上市。

这包括永旺BBT购物中心、柯拉娜再也(Kelana Jaya)的佰乐泰购物广场(Paradigm Mall),以及新廉价航空终站(KLIA2)综合大楼(Gateway@KLIA2)。

虽然产托上市计划展延,但吴进隆强调计划不会告吹,会等待成熟时期。
