第三间property是service apartment的话可借90%吗?

据我所知,service apartment 是commercial title。
而,第三间房贷限于70%的条例似乎知针对residential title。
但是,service apartment 是residential purpose。
如题,第三间property是service apartment的话可借90%吗?
请知道的大大多多分享,谢谢。 |

据我所知,commercial title 是商业用地,电水费,地税,门牌费等的价格根据商业计算,比较贵;
residential title 是住宅用地,这些费用都较便宜,但不可进行商业活动。
我只知道strata title叫做分层地契,就是比如多层的房产如公寓,没strata title前是用master title。
master title的房产要买卖必须获得发展商的consent(同意书)才可以进行。
有了strata title就是把那片公用的地分出个别的地契来,业主拥有那块地的部分拥有权,买卖再不需经过发展商的同意。
至于individual title 是什么,我则不很清楚。
政府规定所有人第三件住宅用途(residential title)的房贷顶限是70%,商业用地的不受限制。
我对房产只略懂皮毛,如有说错,请大大们纠正。 |

我听隔壁的论坛的大大说,
service apartment 的房贷,其实属于灰色地带,如果要把它当作commerical title来借第三间房贷90%也不是不可能。
当bank的营业额不达标时,或许会在service apartment那里放宽。
关于这一点,有没人听过? |

shop lot 不受70% 管制,只要income 足够,可以finance 85%

In such situation, if A going to buy the shoplot and borrow loan as stated in (3), need income more than rm10,000? if A's income less than rm10,000, how if A&B decide to buy together and borrow from bank again, how much the minimum income needed by A & B? (Total Income add up by A & B). Thanks.
* Both A & B have credit card but all cleared n never owe credit card.

(1) 1st property belong's to A, bank loan 68k already paid bank 62k+interest, balance principal of loan owe bank = 6k.
(2) 2nd property belong's to A & B, bank loan 375k, only start pay interest & no principal pay yet due to the property not yet completed. (Loan to be paid/mth about 2k share by A & B)
(3) A Plan to purchase shoplot 600k (2 sty) or 850k (3 sty), if borrow 90% loan mean will either borrow from bank 540k or 765k based on shop lot purchase.
A try buy the shop lot if the income allowed him to do so. If not, he will buy together with B.
Current situation: A owe 1st property 6k principal + 1k loan to pay for 2nd property/mth
B to bear 1k loan for the 2nd property/mth
So how much income need if A want buy the shop lot alone? If can't buy alone, how much income A & B need to purchase shop lot together? The income considered is before epf/cpf deduction or after epf/cpf deduction? |

- 如果A 个人要买RM850K, income 最好有RM8K - 9K 以上
- 如果A 个人要买RM600K, income 最好有RM6K - 7K 以上
这个案件上,如果 AB 联名total income 最好是RM10K (RM850K),RM8K (RM600K)
