请问以下算法对吗? 
 
假设, 
PURCHASE PRICE = RM100,000 
DOWN PAYMENT= RM10,000 
INTEREST = 4.1% 
RENTAL = RM650  
 
S & P = RM2,500 
Legal (RM100k x 1%) + Stamp (RM100k x 1%) + Disbursement (RM300) + Others (RM200)  
 
Loan agreement = RM2,000 
Legal (RM90k x 1%) + Stamp (RM90k x 0.5%) + Disbursement (RM400) + Others (RM250)  
 
假如3年后(过了LOCK-IN PERIOD)卖出,3年里还了银行的钱. (粗略算法,排除DAILY INTEREST) 
 
1st year  
Total payment = RM5220 
Interest = RM90,000 x 4.1% = RM3690 
Princial = RM1,530 
  
2nd year 
Total payment = RM5220 
Interest = (RM90,000 - RM1,530) x 4.1% = RM3627 
Principal = RM1,593 
  
3rd year 
Total payment = RM5220 
Interest = (RM90,000 - RM1,530 - RM1,593) x 4.1% = RM3562 
Principal = RM1,658 
  
再假设3年后没CAPITAL APPRECIATION,仍旧以RM100k卖出,我的ROI可以这样算吗? 
 
EARN 
- Principal income for 3 years = RM1,530 + RM1,593 + RM1,658 = RM4,781 
- Rental income x 3 years (假设只算10个月,其余2个月用来还MAINTENANCE FEES,地和门牌税等等。。) 
[ (RM650 x 10 rental income) - (RM5220 loan payment ) ] x 3 = RM3,840 
 
EXPENSES  
- S & P and Loan agreement = RM4,500 
 
3 years ROI  
= [(RM4,781 + RM3,840) - RM4,500] / (RM10,000 down payment + RM4,500 S & P and loan fees) 
= RM4,121 / RM14,500 
= 28.4%
